Notes on prices
Prices are for each property per week in euros. Prices include linen, electricity, water, electric heating, final cleaning and taxes. Gas is not included and it is in according to the consumption.

Changeover day
Saturday. Check in time is in according with me and check out time is not later than 10am. For late arrivals there is an extra charge of 50 euros.

Apartment Il Batti (sleeps 4+1)

A 52 m2 ground floor apartment with independent entrance directly onto the old harbour: the front door is just a few metres from the small boats which are moored there. There is a direct access to the garden from the living room-veranda which is next to the master bedroom. The other bedroom, with two single beds, is behind the kitchen (equipped with dishwasher) and in front of the bathroom (with bath-shower and a washing machine). On the landing there is a large sofa bed. There is an old open stone fireplace which is perfect for grilling food. The garden next to the living room offers idyllic seclusion. This apartment sleeps four, plus one including the sofa bed. Free parking nearby or at 200mt distance. One place for boat on request. Cot free on request.

Apartment Le Camerine (sleeps 4/7)

An 87m2 apartment on the second floor easily reached by lift or stairs. It offers a large master bedroom in 'Italian Empire' style, a spacious living room boasting an old yellow Veronese marble fireplace and a bathroom with shower. A few steps take you upstairs where you find a second double bedroom and further living room both with balconies overlooking the lake, then the kitchen and dining area and another bathroom, again with shower. This is the oldest and tallest part of the original tower which is in stone and still visible from the courtyard below. There is direct access to the lake from the secluded garden which is equipped with patio table and chairs and right next to a small private beach which is also available to our guests. This apartment sleeps four, plus two including the sofa beds.

No pets allowed, sorry.

Outside
Apartment Il Batti: there is a portion of the big garden of the villa, for your exclusive use. There is one table sitting for 5.

Apartment Le Camerine: there is a portion of the garden with one table and seating for 4.

Coast/Beach
Lake Garda offers to hikers (and mountain bike enthusiasts) a wide range of paths and trails through rolling hills and olive groves which lead up from the coast. From the old part of Toscolano following a path which leaves right from the house and ( only 20 minutes on foot) takes you through lovely countryside to the village of Pulciano and quaint church of Supina, the golf course and then down to the lake side town of Bogliaco, avoiding the busy main road.

Golf
There are sailing and windsurfing schools both in Toscolano and its neighbouring towns and 5 km north there is an 18 hole golf course.

Special interest holidays
A short distance from the house (5 minutes by car and 15 minutes on foot) you come to the town of Toscolano. It has many family-run shops, bars, supermarkets, banks, a post office, a petrol station, a police station, well-equipped private beaches and small restaurants (trattorie). There is a market on Thursday mornings and there are also boats and ferries to the next town, Maderno. There are sailing and windsurfing schools both in Toscolano and its neighbouring towns and 5 km north there is an 18 hole golf course. You can catch local varieties of fish directly from the garden of the house which are wonderful fried and grilled on an open fire. The local fish man sells his fresh fish caught on the lake every morning from 6-7 am, as well as other local produce such as freshly laid eggs and great local wine from his family's vineyard. It's often possible to hire a small boat (with or without a boatman) for a swim out in the lake and to moor a small boat on request.

Travel
Travel to Verona, Brescia or Milano airports.
To be able to visit all the beautiful areas and landscapes of the Lake we recommend that you hire a car.

Directions to the villa:
Motorway A22 Modena-Brennero: Exit Rovereto Sud-Lago di Garda Nord and follow directions for Salo. After the town of Gargnano you will find Toscolano.
Motorway A4 Serenissima Milano-Venezia: Exit Descenzano de Garda-Sirmione and follow directions for Salo. After the town of Maderno you will find Toscalano.

Distances
For mountain trail lovers, just a short car ride away you can find the tall mountains which surround the lake on the northern side and make up part of the Garda National Park. This park is rich with historic nature trails which are well documented and translated into several languages all available from the tourist information centres (in Maderno, next to the ferry stop for Torri).

Further details
The area from Salo to Limone offers the chance to practice a large variety of sports. For windsurfing most people go to Toscolano, Limone and Campione. Gyms for free-climbing are in Campione, Toscolano and Gargnano. You can also use a mountain bike near Gaino, Vesia and Cecina. Golf and archery are in Cecina between Toscolano and Gargnano.

Driving along the SS45 along the lower Garda road, or on foot or mountain bike, you can admire the Riviera from Salo to Toscolano-Moderno to Limone del Garda. Nature and culture are joined together in a unique landscape.
