Casa Bassa is located on a lovely hillside organic farm estate, Torre Bisenzio. The villa is a 19th century farmhouse that has been beautifully refurbished into two semi-detached houses. These two houses have an adjoining door to allow for the entire house to be rented as one property. Its position on the hill allows the property to have stunning views over Tuscany, Umbria and Lazio. Casa Bassa is conveniently located about 7km from the A1 Autostrada, yet it is totally peaceful. It is ideal for day trips to places like Orvieto, Todi, Montepulciano, Chiusi, Siena, Perugia, Florence to name just a few. The house itself is very light and bright with doors opening onto patios with lovely views. Every detail has been chosen with great care to provide the feel of countryside living with the luxury of modern facilities.

Notes on prices
Prices are for the properties per week in euros. Cleaning at the end of rental is included. Heating of swimming pool is not included. This should be requested at least 1 week before arrival. Gas will be charged according to usage.
Changeover day
Changeover day is Saturday. although this is more flexible during less busy periods. Generally arrival time is 3pm and departure 11am, however this is flexible depending on availability.

La Magnolia has 3 en-suite bedrooms. 2 are kingsize bedrooms and 1 is a twin bedroom. The twin beds can be joined together to form a very comfortable kingsize bed. There is a lounge with a writing desk, a TV room with a 46" TV with DVD/CD surround system, a large kitchen/dining area. The kitchen is fully equipped and includes fridge freezer, oven, hob, microwave, blender, chopper. Wireless internet is available everywhere in the house and the surrounding outside seating areas. |

Notes on accommodation
There is no air-conditioning as there is a lovely breeze most of the time in the summer.
Outside
The heated (optional) swimming pool is set in the beautiful garden and is shared by the two apartments. There are plenty of sitting areas around the pool. There is also barbecue and a pizza oven. The dining rooms of both apartments open onto a large patio overlooking Orvieto. This is a beautiful area with lovely views.
Travel
Casa Bassa is half way between Rome and Florence. Rome Fiumicino airport is about 1hr 30 away and Perugia airport is about 1 hour away. Fabro Scalo train station is 15 mins drive away. It is important to hire a car as the property is not within walking distance of shops or train stations.
Distances
The nearest village for shopping is Fabro Scalo - 15 mins away. Fabro has a co-op, a butcher/deli shop, a fresh pasta shop and also a vegetable market on certain days.
Further details
There are some really good, small vineyards around the area, such as Tenuta di Luppo, Castello della Sala (Antinori), Vita Lungha. It is also a beautiful drive through villages and hills to these vineyards.
