Ca di Nieri is situated in the timeless tranquillity of a north Umbrian hillside. Reached by a tarmac road with gated parking, the properties sit on an acre of private ground, just above an olive grove with a large shared pool. The houses are conveniently sited for visiting many Tuscan and Umbrian hilltop towns as well as Assisi, Perugia, Gubbio, Sienna , Florence and Cortona. A few miles from the ancient walled city of Citta di Castello with its shopping, galleries and restaurants. The nearest village is Gioiello with a general store, just over the valley is the ‘fairy castle –like’ little hill town of Monte Santa Maria Tiberina, which offers true Umbrian dining with great views. The E45 is only 15 minutes away and served by Perugia, Bologna Forli, Pisa airports. Car is necessary and available to hire from all airports.

Changeover day
Changeover day is normally Saturday by 10am with arrival after 2pm although we are flexible if flights are Sunday to Sunday as with Perugia.
Notes on accommodation
Child friendly. No pets. Linen and towels provided. Welcome pack on arrival.
Accessibility
In view of the many hills in the area and the fact that Ca di Nieri itself is built on a hillside it is not suitable for those with mobility problems.
Outside
Outdoor furniture and sun loungers are provided along with barbecues. The pool is 12x6m and shared. The pool is unheated and open between May and October.
Coast/Beach
We are equidistant to the Adriatic and Mediterranean coasts, journey time by car just over two hours.
Travel
Car recommended. Nearest airport Perugia 40 minutes. Bologna Forli 90 minutes. Pisa, Bologna 2 hours 30 minutes. Rome 3 hours. From Dover motorway all the way to Citta di Castello, Train to Arrezo/Bologna.
Distances
Local village 2 miles. Citta di Castello 4 miles. Florence Sienna 50 miles. Assisi. Perugia 30 miles. Rome 90 miles but in view of parking most guests take the train.

There is a local store in the village, excellent supermarkets and restaurants in Citta di Castello and many excellent restaurants in the surrounding countryside Citta di Castello has a range of banks and cash machines although in Trestina, 10 minutes drive is a Spar supermarket, reasonably priced petrol and banks and post office. Tennis courts can be hired in the village and there are many walks and good cycle tracks from the houses. There is a vibrant market on Thursdays and Saturdays in Citta di Castello where one can purchase local produce as well as a chaotic alley selling fruit and veg. daily. Umbrians enjoy food and drink so although buying fresh and watching the sun go down with a bottle of local wine takes some beating there are listed in the house books, good local restaurants sought out by our guests.

before I retired!
About the owner
My wife and I first visited Ca di Nieri in 1997 and despite having travelled all over the world were struck by it's outstanding beauty and the feeling of the real Italy in it's surroundings. In 2003 we were able to become involved with a friend in it's ownership and having retired from the world of banking, appreciated the tranquility and spiritual nature of the hills of St Francis. It has become one of our favourite places in the world and many of our friends and relatives return year on year. As a part time musician and my wife as a water colour artist, we enjoy the food, wine and company of the locals and are able to immerse ourselves in it's timeless culture. With a view to rival any in the world and looking down the valley to Assisi we know we have discovered somewhere special.

Why the owner chose a home in this location
We were attracted by the stunning views, the peace, the many unspoilt hilltop towns within half an hour, and of course the beautiful town of Monte Santa Maria Tiberina that we look out on and whose family restaurant is a constant source of joy. Oh yes I've also performed there! The nearby cities of Assisi and Perugia never disappoint and we are not too far from Florence. The sound of cuckoos on a warm June day and at night the fireflies! The lack of light pollution means you can enjoy the milky way or watch as the space station goes over. Bird life abounds and sunsets are as good as Key West. With home made pasta and great local wine need I say more.
Unique benefits of the property
The property is reached by a good local road not a dirt track so you don't need a 4x4 and there is gated parking. The local village is easy to reach with basic facilities of pharmacist and local store and bar, whilst our local walled city of Citta di Castello is just over the hill, with everything you could want. In other words the property combines a quiet haven of rest and tranquility to return to after a day sight seeing, yet is not too far off the beaten track to be too isolated. To swim in the pool is as one guest put it 'like swimming on top of the world' and as another guest put it, which prompted me to write a song about it, 'it's a little bit of heaven come to earth'.
