A beautifully presented maisonette in the heart of the 'old town' of Porto Ercole, which sits above the marina of Porto Ercole and on the peninsula of Monte Argentario. Being in the 'Old Town' one is secluded from the hussle and bussle of the marina. Cars are not allowed in this area due to the Old Town being so small. One enters the maisonette at street level to an open plan kitchen/reception room. Then a beautiful wrought-iron staircase leads you to the Master Bedroom and Bathroom. The bedroom has a small balcony overlooking the pretty roof tops of this secluded and most sought after location.

For fixed long term rentals to be negotiated. The prices are for couples only if there are more than two prices vary per week. Upon arrival 30 euros are given towards the cleaning to the key holder.
Changeover day
Changeover days are flexible. Arrival time and departure times should be by midday.

A beautiful master bedroom which leads to a small balcony which consists of A Kings size bed and single bed. As it is a maisonette, there is a sofa bed in the sitting room where 2 people can comfortably sleep. |

Cooker, hob, fridge, washing machine. Breakfast table with stool. |

This is an open plan kitchen/reception room. It has a breakfast table and also a lounge area, sofa bed and also a dining area which seats 8 people. |

Towels and linen are included and changed after each rental. If the rental period is long, maid service is more frequent. |

Mosquito nets are provided.
Outside
Garden furniture provided outside property eg two chairs and a table.
Coast/Beach
A five minute walk to the rocky beach. It has umbrellas and a bar area. Beautifull clear water. Two kilometers away is 'La Feniglia' a long stretch of white sand protected by pine forests, and there are plenty of other beaches to be explored by foot, cycle, boat or road.
Golf
Golf courses a 5 minute journey from the maisonette.

Local activities: cycling, horse riding, mountain biking, sailing, swimming, walking, wind-surfing.
Travel
The nearest airport is Rome Fiumicino which is an hour and a half away and Pisa Airport which is approximately 2 hours away.
Distances
Porto Ercole is on the peninsula of Monte Argentario on the Tuscan Maremma coast. Within easy reach of Pisa and Rome airports. A perfect place to explore the Tuscan Maremma and archipelago as well as Rome, Florence, Massa Marittima, Pitigliano, Tarquinia and hot baths in Saturnia.
Further details
Under the Old Town there is the marina of Porto Ercole, with fish markets, grocery shops, boutiques, restaurants, bars and cafes. Porto Ercole is well situated for exploring southern Tuscany and north Latium as well as the Islands of Giglio and Giannutri.
Sailing, boating and water sport facilities are easily accessible.
Booking notes
There is a £200 non refundable booking fee to secure your rental period. All remainding payments must be paid one month prior your stay.There is also £150 deposit to be given in case of damadges. This is returned once the maisonette has been checked.
