The house is surrounded with olive trees and right next to a vineyard. Civitella Casanova is 3 mins away with bars, restaurants, super market and other shopping. Within 10km there are many local restaurants which have excellent food at a reasonable price. West from the house are the mountains in the Gran Sasso National Park which go up to 9000ft and provide extensive walking, touring and picnicking opportunities. Going east is Pescara with extensive sandy beaches stretching along the coast. The area has many Roman and medieval ruins and villages to explore. The true delight is in fact the house, its surroundings and the view. The house has a great ambience and is very comfortable. The surroundings are verdant and tranquil in a timeless way. The view to the south is the massive grandeur of the Maielle Mountains while to the north there are other entrancing spectacles.

Prices are for the property per week in UK Pounds. There is a 180 pounds security deposit that is returned by cheque after an inspection.
We accept payments in euros at the exchange rate at the time of booking. We require 20% to secure the booking and the remaining 80% 30 days before arrival.

Bedrooms: Bedroom 1 and 2 have full size double bed.
Bedroom 3 has two single beds.
Each bedroom is large and equipped with wardrobes and/or dressers.
Bathrooms: 3x en-suite bathrooms. Two have showers the third has a bath instead of a shower. Two have bidets. All three have toilets and vanities.
We supply soap, shampoo and hairdryers. We want you to be able to walk-in and relax.
Kitchen: Large modern fully equipped kitchen. Gas stove, electric oven, dishwasher, refrigerator, freezer, microwave, clothes washer. The kitchen is well supplied with everything you need including a basic supply of spices, tea, and washing/cleaning supplies.
Utility Room: Furnace and supplies.
Living Rooms: Two couches and other chairs arranged around coffee table and fireplace. TV and DVD player. Sitting room is connected through a large arch with a very large dining table and chairs next to the kitchen.
Other: The living room exits directly to a back patio with outdoor dining table and chairs. Adjacent to this patio is the swimming pool with additional sitting areas and lounging chairs.

Private swimming pool 10x5m. It is not heated. Outdoor furniture includes table and chairs to dine 6 and lounging chairs around pool.

Coast/Beach
It is 45km to the beach / by car about 45 mins. The coast north and south from Pescara are sandy and provide excellent swimming.

Travel
It is 40km to Pescara airport. There are many car rental companies at the airport.

Distances
Civitello Casanova is 3km from the house. From the house you can drive up to about 7000ft in the Gran Sasso National Park in about 30 mins where there are picnick areas with tables and barbeques and plentifull walking paths. Within 2 hours of the house there are Roman ruins, medieval castles and lots of quaint Abruzzese villages to explore.

We are happy to deal in pounds or euros. There is a 180 pounds security deposit that is returned by cheque after an inspection. We require a 20% non-refundable deposit at the time of booking with the remaining 80% to be paid no later than 30 days before the start date of the holiday.

About the owner
My name is Richard Sim, born in Scotland, educated in Scotland and England, currently based out of the USA. Originally an engineer I ended up running global companies. I am now at a stage in my life where I enjoy the splitting my time between my olives in Abruzzo and time in the USA.

Why the owner chose a home in this location
This villa was built to be sold. However, given the current economy and the euro exchange rate we went to plan B which is to fully furnish it, landscape it and wait out the current malaise. The property has magnificent views and is in a valley that is incredibly quite and beautiful. The villa was built to appeal to persons who like the old - all the materials are traditional..wood beams. terra cotta floors, stone walls etc. but the living space is totally modern, large bedrooms with bath, a very large living/dining area and a totally modern kitchen. The swimming pool is adjacent to the patio at the back of the house and is totally landscaped.

Unique benefits of the property
Great place. Great restaurants nearby that have great food at reasonable prices. The nearby mountains that go up to 9000ft are very accessible by car and great for picnics. The beaches are 40 mins. away. Want old curious and interesting, drive in any direction.
