The Yellow House is a haven of peace and tranquility, it is hidden in a valley and surrounded by mature trees, and beautiful views. The house itself is elegant and comfortable and perfect for groups of families. Happy days can be spent enjoying the large private pool, exploring the 10 acres of land and fishing in the stream. For those who want to explore the area there is much to see including Lake Bolsena where you can swim, water ski, jet ski, explore the lake on pedelos and visit the beautiful island of Bisenti by boat. The city of Orvieto is only 30 minutes away and a visit will keep shoppers, historians and gastronomes happy all day long. Nearer home is the fascinating 'dying city' of Civita di Bagnoregio, a tiny town perched on the top of what remains of an earthquake 300 years ago, it is reached by foot along a long sturdy bridge and offers spectacular panoramic views.

Notes on prices
The price includes gas and electricity and final cleaning of the house. The prices are calculated in the following way: 2011: 30 Euro per person per night. 2012: 33 Euro per person per night. There is a minumum price for for one week which is based on the price for 6 people. A non-refundable deposit of a third of the total rent is required to secure a booking and the oustanding balance is required 6 weeks before arrival.
Changeover day
Saturday is the preferred changeover day. The house will be available from 4pm on the day of arrival must be vacated by 10 am on the day of departure.

Accessibility
There is one twin bedroom on the ground floor next to two bathrooms. The area around the house is covered with gravel so using wheel chairs may be tricky.
Outside
The large private swimming pool (5m x 15m) is situated on the side of the hill, above is an olive grove and below the winding valley. The pool is secluded and peaceful. Around the perimeter of the pool is a mature rosemary hedge providing a beautiful perfume in the evenings and fresh herbs for cooking. The marbel patio is spacious with plenty of room for the 8 sunloungers. In the garden there are 3 large garden tables and outside seating for 20 people. There is a lantern in the oak tree which provides the perfect light for intimate suppers or large parties in the evening. There is a large pizza oven which is great fun to use for cooking pizzas, joints of meat etc. The garden is informal. and the area around the house has space to park several cars. There are plenty of places to explore on the land including a stream at the end of the bottom field from where, if you are lucky you can catch trout. We have one neighbour but neither of the houses are overlooked.
Coast/Beach
Lake Bolsena is a beautiful lake with many beaches, it takes less than 30 mins to drive there and parking is no problem. You can enjoy swimming, water skiing, wind surfing and there are also pedalos and ski jets for hire. It is worth taking a boat trip to the Island of Bisentina in the centre of the lake, boat trips leave daily. Please see our website for further info. Golf
Le Querce Golf Club is 30 minutes by car in San Martino just south of Viterbo - 18 hole, par 72, 6462 meters.
Skiing
Mount Amiata Tuscany - 60km (approx one hours drive) Skiing in Winter at Prato della Contessa, Prato della Macinaie, Marsiliana and Cantore. Slopes are suitable for beginners and advanced skiers.

Travel
To explore the area properly a car is essential. Fly to Rome Fumicino or Rome Ciampino Airports, take the A1 motorway in the direction of Florence, driving time approximately one and a half hours, or take a train from Rome to Orvieto. If you would prefer not to drive from the airports we can arrange local tranfers and for you to pick up a hire car from eith Orvieto train station or The Yellow House.

Our local town Civitella d'Agliano is only one mile from the house. Local restaurant and supermarket 5 mins walk from the house. 15 min drive from ‘The Dying City’ Civita di Bagnoregio. 30 min drive from Bolsena. 30 min drive form Orvieto. 20 min drive from the ‘Monsters' Park’. 30 min drive from Villa Lante. One hour from Rome (on the train from Orvieto).
Further details
Despite being in the heart of rural Italy the villa is close to the charming medieval village Civitella d’Agliano, 15 minute walk from the villa. It has 2 good supermarkets one just 5 mins walk from the house, several other small shops, a petrol station, a Banca di Roma and Post Office. There are facilities for playing tennis, horse-riding, fishing, walking and cycling, information can be found in the Town Hall (Comune).

Markets are a typical feature of the local area and vary in size depending on the town's importance. See website for timetable.
Wine tasters can enjoy a visit to La Tana D'Istrice, the hotel in the Old Town where Sergio Mottura will delighted to host an evening of wine tasting and a visit to his impressive cellars.
Roast pork on a spit can be ordered from Kalle for special occasions. The meat is roasted on site and is accompanied by local dishes and wine.
The Moster’s Park is an extraordinary mystical garden, its origins are from the 16th century and is filled with giant statues of animals, gods and mythical creatures. It is only 20 minutes drive from the Yellow House and 10 minutes from the gardens of Villa Lante so both can be visited comfortably on the same day.
Villa Lante has one of Italy's finest gardens. It's creation began in the 16 century, it is the perfect place to visit for a day or in combination with the Monster's Park which is only 10 minutes away.
Clothes shopping in Viterbo main high street is very good.

It was as beautifully peaceful as ever, with its combined ingredients of sunshine, perfect temperature pool, comfortable sunbeds, dappled shade under the oak trees, sounds of birds and crickets, delicious food and wine from the local markets and restaurants, and quiet nights in cool, clean rooms with blackout shutters that promote restorative lie-ins. 'The Yellow House totally exceeded our expectations. It is set in beautiful surroundings with closeby to a quaint village which has everything you need. We had lots of fun and spent alot of time in the large pool and ate lots off pizza cooked in the pizza oven! We visited Viterbo, Orvieto and lake Bolsena and did a day trip to Rome but our favorite times were spent relaxing at the house. Will definitely be back soon!' Paul, Preston June 2008.'

Why the owner chose a home in this location
I have always had a loved Italy and I'm interested in buildings and restoration. We have some Italian friends who have a property near Bolsena and after visiting the area we were struck by how unspoilt it was. Initially we looked at properties near Bolsena but could not find anything with enough seclusion or land. We broadened our search and came across several possibilities, The Yellow House was our favourite. At the time it was a ruin and we spent 2 years restoring it. The project was great fun and we had lots of support from our now property manager. The Yellow House was renovated in 2010, the kitchen has been extended to form a much larger kitchen dining area with modern professional kitchen (30ft x 12ft).
Unique benefits of the property
The Yellow House is a wonderful place to re-charge one's batteries, it is really secluded but has the convenience of a supermarket and restaurant half a mile from the house, we are also one mile from the main town of Civitella d'Agliano. We have a large pool, table tennis table, table football, a huge pizza oven, a fabulous view of the valley and a stream at the bottom of our field. We are really lucky to have Kalle, our property manager who is not only there when we or our clients need him but he is also great fun. Kalle caters for parties large or small - roasted suckling pig on a spit, pizza parties or something more formal depending on what you want.
