Enjoy an authentic Tuscan experience at Il Mulino ad Acqua, an enchanting cozy villa nestled in the olive groves on a south-facing hillside, perched on the edge of the Apennines. During warm weather, stroll outside to the garden to sip your morning cappuccino and enjoy an amazing view of the lush Tuscan landscape. Sweet fragrant lavender and rosemary fill the air, find a comfy corner to sit and contemplate the beauty around you and the sounds of the church bells pealing in the distance. In the summer months soak up the sun or enjoy the large pool. This beautiful 17th century mill derives it's name from the medieval tradition of harnessing the natural power of streams and rivers to drive the great granite grindstones used to mill flour. The facade of this listed three-story building is built from the local sandstone, ‘Pietra Serena’ with it's soft ochres and greys. Lovingly kept, it retains it's rustic charm. Private ground floor entrance leading into the two story apartment.

The Mulino, famous for its prize winning olive oil, is a working organic olive farm where horses graze in the meadows and chickens run free amidst the trees. It is a model of healthy, sustainable living set in the Tuscan hills. Olive oil is produced from hand picked olives that are crushed in a stone ground cold pressed mill and can be purchased directly from the farm. The large swimming pool (33 x 24ft) is located on the top terrace with a surround carved out of local stone so as to minimize the impact on the environment and offers a natural inviting retreat during the long hot summer days. The garden and pool areas almost encircle the house and there are many magical settings where you can enjoy a drink or a meal outside. There are numerous exciting walks up into the mountains or down into valley. Once part of the ancient kingdom of Etruria, the hills hold many secrets; legend has it that the Greek hero Ulysses, is buried in a nearby field.

Today the lake is a delightful place to visit for picnics and boat trips to the Islands. Year purchased: 1970's

Why the owner chose a home in this location
Our view is particularly beautiful, we see olive groves in every direction that have given inspiration to many visiting artists and sculptors. Our property has been in the family for 40 years and was bought as a family holiday home before eventually opening up to guests. We have lovingly restored the house over the years with thought and care. We have tried to keep all the old authentic features and blend them into the modern. Our sitting room still has its amazing, original open fireplace and stone kitchen sink! It is actually a listed building. The location provides a perfect balance between being close to shops and a main road and feeling remote. There is a sense of feeling at home in a comfortable and cosy atmosphere where you can really enjoy your stay and live your Tuscan dream.

Unique benefits of the property
The mulino is a working organic farm that takes the preservation of the environment very seriously. Planting trees and water conservation are among various eco friendly projects underway.
