Casa Gialla is a beautiful traditional Italian villa which dates back to the early 1800's. The villa is set within secure private grounds accessed via electric gates. The property has been recently restored to a high standard and specification by the current owners using local trades persons. The downstairs vaulted ceilings have been beautifully restored to show this stunning architectural feature. The house is situated just outside the village of Fontanelle and has 360 degree views of the spectacular surrounding countryside and mountains. Great place to relax and unwind sat by the pool or to be a base to enjoy the quality beach resorts nearby.

Changeover day
Changeover day is flexible. The villa will be available from 5pm on the day of arrival and must be vacated by 11am on the day of departure in the absence of any special arrangements.

En-suite to bedroom 1 with WC, sink and walk-in shower.
Family bathroom with WC, bidet, sink and shower.
Kitchen: Modern kitchen, including 5 Ring Range cooker, dishwasher, central island, granite worktop, American style fridge/freezer, extractor fan, microwave, toaster. French doors leading to garden.
Olive oil made from Casa Gialla trees is available to use foc
Utility Room: Washing machine, iron, ironing board and airer.
Living Rooms: Large open plan living space with original vaulted ceilings, divided into quadrants. Dining area with table to seat 8. Lounge area with LCD TV (some UK Free Sat Sky channels), Free Wifi, Nintendo Wii, Ipod docking station, DVD. Selection of UK DVDs.
Other: Upstairs lounge area with open fireplace and sofa (pulls out to provide an additional double bed if required). Ideal place to switch off from the fun around the pool to relax or read.
Cleaning/towels/
linen/maid service:
House towels and linen are provided, suggest guests bring beach towels or towels for the pool / beach. Property is cleaned once a week at which point linen and towels would be exchanged for clean ones. The pool is cleaned twice a week.

The villa is on multiple levels and may not be suitable for wheelchair users. Please contact the owners if you would like to discuss further.

Outside
Fresh water 10m x 6m swimming pool ranging from 1-2m deep. Outside pool shower. All guests swim at there own risk. The pool is open between May to September and is maintained regularly by a local villager. Large peaceful private garden with raised patio area giving stunning views of surrounding area. Sun loungers and garden furniture. Hammock for lazy days in the sun. Outside dining table seats 10, BBQ. Large number of olive trees, also fig, lemon, mandarin, plum and apricot trees. Asparagus also grown in garden.
Secure parking within grounds for up to 4 cars.

Coast/Beach
15 minutes by car to nearby excellent sandy beach resorts of Roseto and Pineto, both with numerous shops, beach cafes, bars, seafood & pizza restaurants and safe play areas for children. Beach football, volleyball and trampolining at both beach's. Pineto has a shady pine forest behind the beach which can be a welcome break from the summer sun, ideal for walking and running along. The beach areas remain busy in the evening when the locals take time out for a stroll along the beach front.

Golf
Golf Pescara and country club about 40 minutes drive.
Great location for mountain and coutryside walks

Skiing
The two main skiing areas in Abruzzo are the Gran Sasso and Maella mountains about 50 mins drive.

Travel
Nearest airport is Pescara about 40 mins drive. Ancona is about 1.5 hours. Rome is about 2 hours. Car hire is essential to get around this stunningly beautiful area.
Pescara has a direct rail service to Rome, Milan and Bari. Pineto and Roseto has a rail service to Pescara and Ancona.

Distances
The historic medieval town of Atri is 10 mins drive with its excellent restaurants, bars, cafes and fantastic views. The abruzzo region is full of historical villages and sites to explore with many nature walks in the Gran Sasso area for the more energetic within 30 mins drive. Pescara is the nearest large city with high street shops, banks and a marina where you can sample the fresh local catch of the day.

Further details
Casa Gialla is situated on the outskirts of the village of Fontanelle, complete with 2 Bars, 2 Restaurants, garage and a small local supermarket. Pineto has an excellent local farmers market every Saturday morning to buy fresh fish, Cheeses, fruit, vegetables and flowers. Nearby village of Casoli (5 mins drive) has a bank, bakers, butchers and supermarket in the main piazza. Larger supermarkets are in Pineto, Roseto and Atri. The nearby local villages hold their traditional 'Sagras' in the summer months. They are an ideal opportunity to sample local food, wine and music or just to sit and watch people enjoying themselves Italian style. Waterpark 20 mins drive from the house. Car essential.

Booking notes
20% non refundable deposit on confirmation of booking, balance to be paid 6 weeks before start of stay. We also take a security deposit of £200 6 weeks before the start of the stay, this is refundable 14 days after the stay, assuming there are no breakages etc.
