With its vines, olives, meadows and woodland, the property provides space and scope for active children or country-minded adults. The large pool catches the sun all day. The house is just 2 minutes from the village, with a general store, pharmacy and cashpoint, and a pizza restaurant which – of course – will do takeaways. The vibrant walled town of Citta di Castello is just 10 minutes away, with shops, restaurants, a constant calendar of events and a brilliant Italian buzz.

Changeover day

Notes on accommodation
With its vines, olives, meadows and woodland, the property provides space and scope for active children or country-minded adults. The large pool, landscaped with Mediterranean plants catches the sun all day whilst the covered pergola provides shelter from the sun.
Accessibility
Whilst there is a tall flight of steps to the pool area this can be reached via a longer, gentler route. The ground floor bedroom has direct access via French windows to the terrace.
Outside
The saline pool (no chlorine) is set in its own terrace amongst olives. It is 16 x 6 x 1.5m with steps down into the water surrounded by stone, there are 8 sun loungers and a shaded pergola with seating, landscaping with Mediterranean herbs and all day sun. The house is approached via its own drive off a tarmac road and is thus accessible and not remote but private. (We are a mile from the centre of the village of Gioiello and 8 from Citta di Castello). We have 250 olives (and our own press) vines, fruit trees, umbrella pines, walks through the wild flowers. You are very welcome to hunt the truffles, pick the cherries and the junipers for your gin, and admire the orchids and fire-flies. We are happy to share our space with deer, lovely hares, red squirrels and less lovely cinghali, pheasant and porcupine.
Golf
There are a number of local courses not least at Antoniello near Perugia, we can book this for you.
Special interest holidays
Our ever helpfull management can provide italian cookery courses [in or out of the kitchen] and the ever popular truffle hunting [have a go under the oaks] and wine tasting. If you have a special interest be it cycling, riding, walking, botany or fine arts we can arrange a customised itinery with full back up.
Travel
35 minutes from Perugia airport for Stansted. Other accessable airports are Pisa Rome Rimini Ancona Florence and Bologna. The regional railway is just 4 miles away. Regardless you'll need a car.
Distances
The house is 10 minutes from the village if you are walking, [2 by car] with it's general store, pharmacy, cashpoint, and an excellent pizza restaurant which of course does takeaways. Above the valley sits the Etruscan hill town of MSM Tiberina. The vibrant walled town of Citta di Castello is just 15 minutes away, with shops, restaurants, a constant calendar of events and a brilliant Italian buzz.

On the Tiber, Citta di Castello is a Roman/Medieval walled city, as well as a thriving modern community where, if you want a stay-at-home holiday there's everything to sustain your retreat. If you want to explore the area, etruscan, roman, medieval and boroque, fauna & flora then we are less than an hours drive from Assisi Gubbio Perugia Arezzo San Sepulcro Cortona, Monterchi is just up the road on the Piero della Francesca route. Performances in the world's smallest opera house in Umbertide. Browsing antiques and majollica in Deruta Cortona but in particular the justifiably famous Arezzo antique market. Never forget Lake Trasimeno [of Hannibal fame] with it's ferries.
Booking notes
To secure a booking we ask for a 20% deposit with the balance due 8 weeks before the start of the holiday. Please note that a security deposit of £500 is payable immediately before and returned immediately after the holiday.
