With its vines, olives, meadows and woodland, the property provides space and scope for active children or country-minded adults. The large pool catches the sun all day. The house is just 2 minutes from the village, with a general store, pharmacy and cashpoint, and a pizza restaurant which – of course – will do takeaways. The vibrant walled town of Citta di Castello is just 10 minutes away, with shops, restaurants, a constant calendar of events and a brilliant Italian buzz.

Changeover day
High season - Saturday otherwise Sunday departure by 10.00 hours and arrivals after 16.00 hours. We'll always endeavour to be flexible with days and times - please ask.

| Bathrooms: | Bedroom 1 has a marble and glass walled-shower room with WC and basin. Bedroom 2 has a marble bathroom with shower and bath, WC and basin. Bedroom 3 has a full-size bath, WC and basin. Shower room to bedroom 4 has a shower, WC and basin. |
| Kitchen: | The kitchen has marble worktops, with integrated fridge & dishwasher, a 5-ring gas range with 2 fan-assisted ovens, a winter wood-burning cooker and antique dresser. There is seating for 8 and french doors leading onto a charming covered terrace. |
| Utility Room: | The utility room has a fridge/freezer, a washing machine and a tumble dryer, sink and worktop. It is equipped with a steam iron and ironing board, vacuum cleaner - and all the other stuff you'd expect to find in a utility room. |
| Living Rooms: | Next to the kitchen is a comfortable sitting room, with PS2. On the 1st floor is a library with WIFI leading to a magnificent double-height drawing room, with leather sofas around the 19th Century stone fireplace. HD TV with Sky and DVD. |
| Other: | The outside room is the large covered terrace accessed from the kitchen via French windows. There is a large marble table, seating for 8, a gas BBQ, extensive views, geraniums and climbers. Perfect for a slow breakfast or evening meal. |

Included - all towels, pool towels & linen changed weekly. There is a weekly clean & non-intrusive pool maintenance. We have a meet & greet & help service. Shopping, trips, wine tasting tours etc can be arranged, just ask. |

Accessibility
Whilst there is a tall flight of steps to the pool area this can be reached via a longer, gentler route. The ground floor bedroom has direct access via French windows to the terrace.
Outside
The saline pool (no chlorine) is set in its own terrace amongst olives. It is 16 x 6 x 1.5m with steps down into the water. Surrounded by stone, there are 8 sun loungers and a shaded pergola with seating, landscaping with Mediterranean herbs and all day sun. The casale is approached via its own drive off a tarmac road and is thus accessible but not remote. (We are a mile from the centre of the village of Gioiello and 8 from Citta di Castello). We have 250 olives (and our own press) vines, fruit trees, umbrella pines, walks through the wild flowers. You are very welcome to hunt the truffles, pick the cherries and the junipers for your gin, and admire the orchids and fire-flies. We are happy to share our space with deer, lovely hares and less lovely cinghali, pheasant and porcupine.
Travel
40 minutes from Perugia airport. Also easily accessible from Ancona, Rimini, Pisa and Florence. You'll need a car.

The house is just 2 minutes from the village, with a butcher, baker, general store, pharmacy and cashpoint, and a pizza restaurant which – of course – will do takeaways. Citta di Castello is medieval walled city, and a thriving modern community where, if you want a stay-at-home holiday - you'll find everything to sustain your retreat. If you want to explore the area, Gubbio, Assisi, Perugia are all within easy reach. Arezzo in Tuscany is an easy drive, and Florence can be reached in a couple of hours. Most visitors to Casale Sole find plenty to do and see, close to hand: long lunches on a terrace looking down on creation from the crow's nest community of Monte Santa Maria Tiberina. Flea-market shopping in Sansepolcro, the birthplace of Piero della Francesca - and still home to many of his works. Performances in the world's smallest opera house in Umbertide. Browsing antiques and majollica in Cortona. If, that is, they can tear themselves away from the pool.
