Villa Vista Verde is a stunning recently renovated countryside villa with wonderful 360º panoramic views. Elegant, spacious and well equipped with a large garden, private pool and alfresco dining, this is the perfect place to get away from it all. The villa is totally private and peaceful, being located in the heart of an area of unspoilt natural beauty in the foothills of the Sibillini Mountains. It is only a few minutes drive from pretty medieval villages, excellent restaurants and full local amenities, as well as 30 minutes drive to beaches, mountains, historic towns, nightlife and designer outlets. The ground floor has a large fitted kitchen, open plan living and dining area with fire place and French doors opening onto an alfresco shaded dining area and the pool. On the first floor are 3 double bedrooms, 3 bathrooms (of which 2 are en-suite). On the second floor are a 4th double bedroom and large second living room/5th bedroom.

Notes on accommodation
The house is on 3 floors, newly renovated and tastefully decorated with a mix of modern fittings and antique pieces. The 3 first floor bedrooms have their own bathrooms, one of which can be either used as an en-suite or shared bathroom with the top floor bedrooms.
The top floor has beautiful exposed oak beams and terracotta tiles. As well as the 4th double bedroom, there is a large 2nd living room/playroom, which can be used as an additional bedroom especially suitable for children. All bedrooms have magnificent views, 3 of which are double aspect. Twin beds can be used as doubles or separately (all linen provided). There are portable air con units and fans, though they're rarely required, and all the windows have louvered shutters.
In winter, the central heating is efficient and firewood is provided for atmospheric nights in. The large kitchen is perfect for keen, sociable cooks with breakfast table and French doors lead onto a shaded pergola for summer alfresco dining.
Accessibility
Not suitable for wheelchair users but please ask for details; local amenities, bars and restaurants are 30 minutes' walk or 5 minutes' drive
Outside
The villa is surrounded by stunning views of the countryside and hilltop medieval villages. The private swimming pool (max depth 1.42m, unheated, usually open May-September) gets sun all day and is close enough to the house to keep an eye on young children. There is a large country garden including olive trees, roses, cypresses, fruit trees, lavender and herbs, outdoor dining table and seating for 10 under a shaded pergola, 6 sun loungers and sun shade, a double hammock, large gas BBQ, a well (covered), and ample parking for 4 cars. The house is situated on a white road, surrounded by fields.
Coast/Beach
The sandy beaches, palms and pines, elegant shops, Liberty style villas, restaurants and nightlife of Porto San Giorgio, San Benedetto del Tronto and Grottamare are 30-40 minutes' drive away. Further North, about an hour away towards Ancona is the famous Conero peninsula which features a national park and unspoilt coastline, including Le Due Sorelle, a remote beach only accessible by boat. North of Ancona, about 1.5 hrs drive away, are the lively beaches and clubs of Rimini and Riccione.
Skiing
Skiing is easily accessible at Sassotetto, about 40 minutes' drive away. It offers all levels a good day out with several runs. It is well organised, cheap and open from December/January to March. It has good lifts and a number of bars and restaurants. Sarnano, the nearest village, is a very pretty and lively spa town with good restaurants and bars. Please enquire for ski hire and pass details if interested.
Travel
The villa is an hour’s drive from Ancona airport or Pescara within 1.5 hrs, which are both well served by Ryanair with daily flights from Stansted. You can also fly British Airways from Bologna, which is 2.5 hrs drive away. Having a car is essential, and all airports are served by several major firms such as Hertz. The ports of Ancona and Pescara also have daily ferries to Croatia.
Distances
The nearest good restaurant, bars, local shops, bank/cash point and post office are 5 mins drive away in Falerone; the supermarket, chemist, further shops and restaurants are 10 mins away; beaches and nightlife 30 mins drive away. Towns of interest Sant'Angelo in Pontano 10 mins. Gualdo 15 mins. Loro Piceno - San Ginesio 20 mins. Sarnano 25 mins. Macerata 30 mins; Fermo 30 min. Ascoli Piceno 1½ hours. Assisi 2 hours. Bologna, Urbino 2½ hours. Rome 3 hours. Venice 4 hours.
Further details
The area offers many activities including wine tasting, horse riding, yoga, massage and holistic therapies, skiing, water sports, fishing, sightseeing, music festivals and concerts, food festivals, local markets and nightlife.
Booking notes
25% deposit into UK or Euro account secures booking, balance must be paid any time up to 8 weeks prior to arrival or deposit will be forfeited. Where booking is made less than 8 weeks prior to arrival, payment must be made in full. A £450 deposit for breakages is required and will be repaid within 14 days of the end of your stay as long as no damage has been done. Please enquire about pet supplements and winter fuel charges which are variable.

A big thank you for our stay in your lovely home! The house is simply beautiful and in such idyllic surroundings. We thoroughly enjoyed ourselves, so much so we hardly left the area. Most of the time we were happy to laze by the pool by day and spend every evening making the most of the fantastic kitchen and local produce. We have been to villas before but never one as well organised as yours. You have thought of everything you could possibly need for a home away from home:games, DVD’s, cook books (Jamie Oliver’s book is so much better when you have proper Italian ingredients). We are a young married couple from London with a small child. We've been going to Italy since we were children and absolutely love it. So much so, we decided to buy and build the house of our dreams there! We love great food, wine, weather and culture - everything you get plenty of in Italy and we enjoy with friends and family in our wonderful house.

Why the owner chose a home in this location
We knew we wanted to buy in Italy and the Marche offered everything we could want - beautiful scenery, historic towns, mountains, beaches, great food and wine, but all without the crowds and cost of Tuscany or Umbria. The people are amazingly friendly and you can't fail to be made to feel welcome. We love the area so much, we even got married there when we fell in love with a tiny local church and persuaded 100 friends to join us for the most incredible weekend.
