Lovingly restored by the owner, Penny Radford, and furnished with her personal collection of kilim rugs and antiques from around the world, the emphasis is on comfort and style. Penny offers her guests a unique mixture of rugged Umbrian scenery with the warm hospitality of an English country house, sharing her knowledge of Italy, the pick of her vegetable garden and the company of her friendly dogs, always available for walks! Beds are large and comfortable with crisp linen sheets and kitchens are equipped for even the most demanding cook. The garden and individual terraces have been carefully designed to offer elegance and privacy, scented with roses, jasmine and lavender, while the 15m infinity edge pool is ideal for relaxing with a book or socialising with friends after a refreshing swim.

Outside
When you arrive at Prato di Sotto, it feels like you are in a tiny village nestled in the hillside. Everywhere there are well established trees, shrubs and flowers. The owner was personally involved in the restoration of the buildings and the creation of the gardens, a labour of love over the last 12 years, which shows in the quality of the building work using reclaimed tiles, oak beams, stone fireplaces and doors. It shows in the elegantly decorated rooms, the thoughtful interior design and antique furniture. Most of all it shows in the garden - a marvelous mix of English country house and Italian style, with roses everywhere.
The property is located on a hillside with truly wonderful views. Below is the restored medieval borgo of Santa Giuliana and the wooded hills create a beautiful backdrop. The surrounding countryside is a walkers' paradise and the setting is very peaceful.
Golf
There is an excellent new golf course just 15 minutes away.

Photography, painting and creative writing courses available on application. Long weekends and shorter stays subject to availability.
Travel
The nearest airport is Perugia (40 minutes) with Ryan Air flights from Stansted. Otherwise the best airports to use are Rome or Pisa (both about 2.5 hours drive); Bologna, Florence and Ancona (all 2 hours away). A car is essential and best hired from the airport although there is a good train service from Rome and Pisa-Florence to Perugia.
Distances
There are many well known, and thankfully not so well known, Umbrian and Tuscan towns only a short drive from Prato di Sotto, making for great days out. Perugia, Assisi, Gubbio, Citta di Castello, Sansepolcro, Lake Trasimeno and Cortona are all under an hours drive. Umbertide is the nearest town (20 minutes) with good shops and a charming old centre. There are many other places of interest within 15 to 30 minutes drive.
Further details
The town of Umbertide (20 minutes) is the best place for grocery and other shopping. There is a Coop supermarket, other grocery stores, a fresh pasta shop, an excellent delicatessen and other shops for all your holiday needs. Wine, olive oil tastings and tours and great cooking courses are also available locally.

About the owner
What do you do when you find yourself living 1,000ft up an Umbrian mountain in a ruin with half a roof, unexpectedly without a husband or an income, and speaking about two words of Italian? If you are Penny Radford, you set to work to learn Italian, transform the ruin into an idyllic holiday complex and start a restoration business. After 3 months of intensive Italian language school, Penny set out to find builders and craftsmen, and track down the chestnut beams, reclaimed stone, honey-coloured tiles and pale classic marble fireplaces that were to become her style. She also mastered the art of gardening in Umbria, moving 300-year-old olive trees and coaxing pergolas into cascades of roses and wisteria. 14 years later, Penny shares her hilltop paradise with her holiday guests.
