Comfortable flat on 2nd floor of old stone building. Very quiet location behind the square in the pleasant village of Farra d'Alpago on the shore of Lake Santa Croce, 1 hour north of Venice in the Dolomite foothills. Swimming (clean water), windsurfing, rowing, fishing, hiking, cycling, skiing and golf nearby, sightseeing, wine country, Venice and many other beautiful old towns and places of interest. At the attractive small camp site near the lake you may hire the tennis court, volley or basketball for €10 per hour and bicycles for about €5 per day. Further round the lake there is a windsurf school

Living Rooms: Comfortable sitting room, patio window leading to secluded small sun terrace, south facing, view across rooftops, glimpses of lake and good views of mountains. Usual furnishings, sofa and easy chairs. Satellite TV, BBC & international stations. Radio, DVD

Notes on accommodation
No air-conditioning but, being at 400m above sea-level, evenings are cooler. Flat is well ventilated and has 2 fans. Ample heating throughout including central, gas-fired stove in living room.

Flat is on top floor, up two flights of stairs, without a lift.

Small sun terrace, secluded for sunbathing, with sunblind and table for eating outside.

Coast/Beach
Swimming, sunbathing, tennis, watersports, windsurfing school at the lake beach at Farra (5/10 minutes walk from flat). No motor boats. Certified clean water. Nearest coastal resort 53 miles. 2 other attractive swimming sites within a few minutes' drive if necessary.

18 hole golf course, about 10 miles away.

Skiing
Good skiing available within half an hour's drive.

Travel
Venice Treviso 30 miles, Venice Marco Polo 53 miles.
Use of car for your holiday is not essential but strongly recommended.

Distances
Flat is in the village, the lovely old town of Belluno is 8 miles away (accessible by bus). Venice is 1 hour's drive (also accessible by train) and there are several beautiful medieval towns within half an hour's drive. Breathtaking trips in the Dolomites within a radius of 20 miles.

Supermarkets, two banks, bakers, butchers, greengrocer, bars, cafes, restaurants, pizzerias, hairdresser, newsagents etc. all within a few minutes' walk of the flat. Example of restaurant price (nearby, friendly small hotel, home cooking): main course including vegetables or salad and bread - 10 euros; good local house wine - 6 euros/litre; bottled water - 2.50 euros.

About the owner
We are a couple living in Hertford, England. I am English but my husband Renzo is Venetian and all his brothers and sisters still live in Venice. We take particular care in trying to provide an honest and accurate description of our flat and the area and to ensure that it fits the holiday hopes and needs of the prospective visitors. The vast majority are very satisfied as their many letters can testify if anyone would like to see them.

Why the owner chose an apartment in this location
Renzo spent his holidays in the area as a child, so he knows it well and loves the mountains and the lovely old towns. I also love the area but need to be near the water for my holidays; Farra is right on the edge of the lake of S. Croce, where there is swimming, sunbathing, boating and wind and kite-surfing. Venice is 1 hour away by car and about 1 hour 20 minutes by train, or 20 minutes drive will take you up into the mountains.

Unique benefits of the property
The flat is in a very quiet location but less than 5 minutes walk from good, reasonably priced restaurants, shops, banks etc. and 5 - 10 minutes walk to the lake of Santa Croce. Our flat is not a soulless commercial let but is our own comfortable and practical holiday home. The local people are very friendly and helpful, including Rosa and her family, who look after the flat for us and live next door. This friendly atmosphere is constantly mentioned by our visitors. We have a patio window leading to a little sun terrace (you can seat 4 people round the table to eat out there) which is completely secluded as it is not overlooked by anyone. It faces south west with view over the village and the mountains. There's a lovely central gas fired stove if you go there in winter.
