This charming apartment is part of the Villa Habsburg which stands in the only remaining orchard within the ancient (Aurelian) Walls of Rome, and thus in the very heart of today’s city. Here you have the dual advantage of a sightseeing holiday and of relaxing in an Italian landscaped garden over the city of Rome, the Aventine, the Palatine, St Peter´s, St John Lateran, the Appian Way, the Baths of Caracalla, culture from your bedroom window, balcony or terrace.

Notes on prices
Our prices are per person per night more or less, based on occupancy by four persons, but we do have reductions, please enquire.
2012 Since Easter is rather early this year and we are having so many requests for April , we have introduced considerable reductions for the month of MARCH in order to encourage people to help us spread out the bookings Please enquire
Changeover day
Completely flexible, compatibly with previous bookings. Arrival time is in theory 3pm, but if the apartment is ready earlier it is of course possible to take possession. Departure times are of necessity strict at 10am.

Notes on accommodation
Children are welcome; there is lots of space to play games by the gate.
Accessibility
Possible access in wheelchairs to the house but not to the bathrooms because the doors are sometimes to narrow. We are happy to supply special measurements for guests enquiring about these facilities.
Outside
The best way of having an idea of the garden and park, I am told, is to go to Google Earth... or indeed to look at the photographs posted on this site. There are no barbecues, fire is not allowed in this listed park it being right in the centre of a capital city- but there are many perfect spots for a picnic. There is pretty garden furniture and rugs are available from the housekeeper. There are two excellent swimming pools a few bus stops away, beautifully kept and inexpensive and of course there is the sea and beaches at Ostia which is a fifteen minute train shuttle ride from the central station very near us.
Coast/Beach
The beach at Ostia see above is 15 minutes by frequent shuttle train or half an hour by car. Anzio is half an hour’s drive away. Both these little seaside villages are enchanting, very 1920’s and completely unspoilt. Lake Bracciano and the lake at Castelgandolfo are also just on the outskirts of Rome: both have sandy beaches, with pedalos and pizzerias and picturesque villages on their edges.
Golf
Acqua Santa and Acqua Acetosa both well known to golf enthusiasts, are 15 minutes by car from us.
Skiing
Ski slopes are only at an unbelievable hour´s drive from us, in the Abruzzo, little known and therefore never crowded, please refer to any good guide book.
Special interest holidays
Rome needs little further introduction... many artists come especially to paint the views from our park, which are otherwise inaccessible. Fellow artists staying in other accommodation are welcome to join our own guests.
Travel
Fiumicino Leonardo da Vinci. Ciampino Airport. We have our own Minibus or car which can come and collect youon arrival and ferry you back on departure; transfer from Fiumicino(train, 23 Km) to central Rome is expensive and from Ciampino(bus, when it runs, 18km) terrible to simply non-existent depending on when you arrive /depart.

Further details
From the photographs many people form the impression that we are in the country. Thus it is worth repeating - we are in central Rome just behind the Colosseum, with every single shop, bank, travel agency, post office, internet point, shoe shop, clothes store, food , bars, pizzerias, restaurants market and supermarket you could wish for at walking distance from our gates. On booking we supply a list of all these for your convenience.
Booking notes
Our Terms and Conditions are identical to those of the Landmark Trust: We require a deposit of third of the cost of your holiday on booking. Should you cancel more than ninety days before start date you lose the deposit. If you cancel 89/60days before the start of your holiday, you lose 50% of the total rental. If you cancel 59/30days before the start of your holiday, you lose 75% of the total rental; 29 days or less, 90% of the total rental. Total rental to be paid before arrival.

About the owner
We only administer our own family properties and try to keep the atmosphere as comfortable and personal as possible, leaving our own possessions, books pictures etc for guests to enjoy, but at the same time also providing ample, adequately equipped space for guests to live in, wardrobes, storage, garden etc. Our tastes are simple: we do not attempt or pretend to run Grand Hotels with fitted carpets, Jamie Oliver kitchens, or marble bathrooms with power showers whence the water issues from gilded taps in the shape of swans.
We find that more and more guests love this atmosphere and we now have a 35% rate of return visits. We are delighted abut this because it make the whole enterprise more family than hard business.

It was inherited not bought and is utterly unique. It would not be possible to buy or indeed find a property like this.

the central position, the incomparable views , the beautiful, well kept private park with the Roman monuments which you can see from near up and at your leaisure; the quiet, well away from the madding crowds which fill the rest of Rome, the decoration of the apartments which have purposely been restored to keep the style of the house when we lived in it; our wonderful, old fashioned staff, whose kindness and invariable courtesy has been remarked upon and appreciated by all our guests.
