The house built of local stone offers a wealth of opportunities for a relaxed and comfortable stay with a large terrace, patio and pergola set amongst well stocked gardens there are a host of opportunities for outside living. The gardens lead down to a large swimming pool surrounded by terracotta with ample space to relax. The interior of the house is light and airy with exquisite furnishings collected by the family over many years. The house is situated 4 kilometres from the bustling village of Tuoro and within easy reach, either by train or road, of Perugia, Arezzo and Florence. English speaking agents will meet you on arrival and be able to help advise if it be needed.

| Bedrooms: | The main bedroom has a king size sleigh bed with cherry wood wardrobe, cupboards and en-suite bathroom. Bedroom 2 on lower floor has fitted wardrobes, chests, queen size sleigh bed and TV/video. Bedroom 3 has a queen size bed settee. |
| Bathrooms: | There are 2 luxurious bathrooms, one en-suite containing wash basin, bath, shower, bidet and toilet the other on the ground floor contains a power shower, washbasin and toilet, and is off a hallway between the 2 bedrooms. |
| Kitchen: | The kitchen is off the main reception room. It is modern with built in cherry wood cabinets, stainless steel hob (gas) and fan oven (electric). It is fully equipped and contains fridge and dishwasher and has an electric operated blind for afternoon shade. |
| Utility Room: | A separate utility room, located behind the bedrooms on the lower floor, is tiled with second fridge/freezer and washing machine, and is a cool place to iron on hot days. |
| Living Rooms: | The house is entered through an elegant hall which opens to a large sitting room. Off the sitting room is a dining room able to seat 6 with ease. Glass doors lead to a large terrace. Beneath the terrace is an extensive sun room. All are well furnished. |
| Other: | The elegant terrace overlooks the pool and gardens and has a table to seat 12 as well as an area with outdoor armchairs and coffee table. The terrace is shaded by an electrically operated blind. |

Notes on accommodation
The house would ideally suit two couples but is not suited to young children as the pool is not protected. The house contains a range of elegant furniture including some period pieces. The walls of both the dining room and sitting room are hung with landscapes painted by the owners father, a recognised painter. The large lower floor sun room contains a wide range of comfortable furniture and provides a good place to relax out of the sun.
Accessibility
A car is necessary to travel around: direct access to Rome, Florence and Arezzo can be obtained from Terontola station 8kms away. The setting of the property is ideal for exploring the hill towns of Umbria and Tuscany and seeing Renaissance art and architecture combined with relaxing around the pool. Lake Trasimeno, seen from the house, offers water sports, excellent restaurants and boat trips. Tuoro, a lively village provides good cafes, restaurants, a weekly market and a range of supermarkets.
Outside
The gardens are extensive, beautifully designed and well maintained: they lead from the drive gates, around the house and down to the pool. The pool is ozone cleaned which is environmentally friendly and avoids the chlorine effects on clothes and skin. It is a private pool 11 x 5 metres: there are 6 loungers 4 with shades, sun umbrella and rocking settee with shade. The patio by the sun lounge has a circular teak table and six matching armchairs, it is surrounded by pot plants and adjacent to a barbecue. Most of the pots and much of the garden are watered by an automatic watering system. The pergola on the opposite side of the sun room has two teak relaxers and a view of the lake. The views from the house and gardens are truly stunning both of the lake and the Umbrian countryside - up to fifty miles on a clear day.
Special interest holidays
During the summer the area offers a wide range of Festivals from Opera, classical music, jazz, blues and popular music. Many are within easy travelling distance. Assisi is near and the art and architecture is well worth seeing. For those who may be interested in painting it is an ideal position at the heart of the Italian Renaissance. A nearby village offers horse riding and pony trekking. Wine tasting is available at many local vineyards.

About the owner
We have been retired for 6 years and spend most of the summer months in Italy. The house has been in our family for over 20 years, during which time we have developed the property as a family home. We are very keen gardeners and have developed the garden extensively in recent years. The gardens have been featured in prominent Italian Garden magazines. We are also keen music lovers and attend many of the local festivals some of which are of international quality. We spend the winter months in London where we have a son and daughter and grandchildren.
