The price list is intended for full occupancy. The house can be divided into two separate appartments. The first can accomodate up to 6/7 people, with a reduction of 35% of the stated price. The second appartment is ideal for 2/3 people at a discount of 50%. This second flat is the highest part of the house and has the added value of the patio/garden.

Living Rooms: Lounge 1: large sitting room with sofa (doubling as comfortable bed), armchairs, TV and DVD player, minibar fridge for evening drink. Lounge 2: by the patio there is an extra lounge/kitchenette with carved wood sofa and marble table.
Other: The house is very secure, retaining its original monastic iron grills, door bars and window shutters. A heavy oak front door leads onto an impressive marbled entrance hall with stone staircase and wrought iron railings.

The accommodation is suitable for school age children. No smoking and no pets allowed.

Accessibility
Not suitable for wheelchairs due to staircase.

The patio is a magical asset of the house, lending itself to candle-lit soirees and daytime sun worshipping. Featuring steps to a small terrace garden and a wall mounted water feature. It is totally enclosed and surrounded by sleepy medieval buildings, including a chiming bell tower and other 'Palazzi'. Fully equipped with dining table, chairs and barbecue.

Coast/Beach
About 20 minutes drive away are the Etruscan beaches, the jewel of Italy's coastline, with miles of golden sands, dunes, pine woods and rocky coves to explore. A short drive away is the little known 'Accesa Lake' beauty spot, for tranquil swimming, lakeside enjoyment and picnics. For those seeking all year round bathing, there are the thermal pools of nearby Calidario, Saturnia and Petriolo.

Skiing
Monte Amiata is only 40 kms away, where all skying facilities can be found/hired.

Special interest holidays
Ideal walking holidays base, as maremma national park (natural reserve) is 1 hours drive from casa aurora. Also golf club very near Giuncarico.

Travel
Giuncarico is served by Pisa (1.5 hour drive) and Rome (2 hours) airports. If travelling by car from Pisa, take the Aurelia highway (SS1) southwards in the direction of Rome/Grosseto. If travelling from Rome head north on the Aurelia in the direction of Livorno. The Giuncarico exit is clearly signposted on the Aurelia highway.

Distances
Siena, San Gimignano, Pienza are within 1 hour drive, Florence 2 hours. Grosseto is the nearest city (20 min) and provides a 90 minute rail access to Rome and many other destinations. Piombino provides a daily ferry service to Elba Island and is 50 minutes away.

Further details
A full-size swimming pool with panoramic views is a short stroll away. The village is situated within wonderful walking and trekking country and there are numerous spectacular walks on the doorstep. The breathtaking Maremma National park is within an hour’s drive and a variety of activities are provided, such as Natural History treks and Night tours searching for wildlife. The capital town of wine-making, Montalcino, home of 'Brunello' wine, voted 'best wine in the world' is within easy reach. For more cultural activities, do not miss the Summer Opera in Massa Marittima's medieval piazza. In the immediate area there are many important Etruscan archeological sites and exhibits which pre-date the Roman empire.

A non refundable deposit of 25% is payable on booking and the balance is due by 8 weeks before departure, and there is no cancellation after this date. We do not provide holiday insurance, but it's advisable.

About the owner
I am an Italian national but have lived in Britain for 25 years. I work as a translator and interpreter and have many opportunities to travel abroad and to go back to my country. I am an art lover, and my house reflects my taste in the choice of objects and furniture. I have put my heart in this house and I consider it my real home, where perhaps I will go and live one day when I retire. I am happy to rent it out to nice people who appreciate what I have put into it.

Why the owner chose a home in this location
I decided to buy a house in Italy not so much as an investment, but to spend time there with my family and friends, and give my children a sense of history and roots. I never regretted the decision: both my children love going to Giuncarico and ask me to go back year after year with their friends. I chose Maremma Toscana because it's unspoilt and not too crowded in the Summer. The airport is about 1 hour 30 minutes away and it's a straight drive to Giuncarico. Being a seaside lover, I liked the idea of having the beach a 20 minutes drive away. Casa Aurora is centrally located, almost equidistant from the popular cities (Siena, Pisa, Florence and Rome), which allows convenient day trips.

Unique benefits of the property
The main benefit is the history of both house and village, as well as the space of the bedrooms and of the patio area for summer parties. Within the village you have shopping facilities, a gourmet restaurant, a swimming pool and horse riding. In the local area there is a holiday leisure centre with golf and pool facilities.
