The house is a beautiful small restored traditional Tuscan farm house with 2 double bedrooms and 1 twin bedroom (all with original beams and floors) and 2 bathrooms. The tower (optional with price on request) is on two floors with its own bathroom, kitchenette and terrace with tables and chairs and sun-beds. This 60 acre woodland property has spectacular views of the whole Val di Chiana. The famous town of Cortona with its summer festivals, concerts and excellent restaurants is 15 minutes away. Supermarkets and a petrol station are available within a 15 minute radius. Camucia’s railway station (Rome-Florence-Milan) is 20 minutes away allowing for easy day trips to the area’s most famous towns - Montepulciano, Siena, Montalcino, Pienza, Florence, Perugia, Assisi. The access road is extremely well maintained and gravelled. This is the perfect location for privacy, peace and quiet and wonderful views, while not at all far from the many spectacular medieval towns in the area.

Changeover day
Guests are expected to leave on the Saturday before 10 a.m. and arrivals are scheduled for after 4pm.

Notes on accommodation
The house has wireless internet broadband. It has been known at times to mysteriously act up and its availability, when this happens, depends on the goodwill shown by Telecom Italia.
Accessibility
Not suitable for people with mobility issues.
Outside
The house and pool are set in 60 acres of woodland with a one kilometre-long private driveway that starts 1 km from the main road and is at times a little steep, although very well-kept at all times. The terraced areas surrounding the house, tower and pool are filled with roses, honeysuckle, lavender, dog-rose, Spanish broom and oak trees while the rest of the property is wild. There are beautiful old wrought iron tables and chairs for meals. There is also a barbecue. The pool is large, surrounded by a terrace built in local stone and equipped with six sun-beds and a sun-heated shower.
Golf
Golf Club Val di Chiana (9 holes) half an hour away. Manzano golf resort will open its driving range and the first 9 holes of a Gary Player design championship course before the end of 2011 and is about 30 minutes away.

Travel
Pisa Airport has a rail service to Florence. Perugia Airport is the closest at one hour driving time. Florence and Rome airports are over two hours driving time. A car is essential to reach the property. Camucia's main line train station (Rome-Florence-Milan) is 20 minutes away allowing for easy day trips to the area’s most famous towns, Montepulciano, Siena, Montalcino, Pienza, Florence, Perugia, Assisi.
Distances
The famous hill town of Cortona with its summer festivals, concerts and excellent restaurants is 15-20 minutes away. Services including restaurants, supermarkets and petrol stations are available within a 15 minute drive.
Further details
With advance notice, security can be provided. Car hire is essential. The owners reserve the right to use the tower when it is nor rented with the main house which has its own garden, parking facilities and terrace. The property is available as a whole for 8 guests with prices and availability only on request.
The owners reserve the right to use a cottage that is on the property.
The pool and garden are taken care of twice a week.
Booking notes
Refundable damage deposit on arrival 300 euros. Charges for cancellations are 90% with 90 days notice or more, 50% refunded with between 90 and 60 days notice prior to date of arrival and no refund 60 days or less notice prior to date of arrival.

About the owner
The house has been in the family for decades and is a greatly loved family home. We live there when the property is not rented and continue to make improvements as the years go by.
Unique benefits of the property
We love the amazing and ever-changing views and the wildlife, sometimes we are even lucky enough to see the deer and foxes that visit at night! In winter there is snow at times and with the heating full the house is warm and comforting even in a gale. The privacy is wonderful thanks to the private road in spite of Cortona being so close. We are very happy living here, slowly working on always improving the gardens and landscaping other areas while working from home.
