The farmhouse Rondini Blu is located in the heart of the Chianti region, in the open countryside, 20 km far from Florence. Guests are free to wander the estate, where there are over 20 acres of private land including a swimming pool perfectly equipped, overlooking the olive groves and it is placed in an ideal spot for relaxing and enjoying a cooling dip. On request, we may cook for you typical Tuscan dinners. The Villa was perfectly recently restored and divided into 3 independent large apartments called Uva (2+2 persons), Focolare (2+2 persons) and Margherite (4+2 persons). Delightfully furnished, these 3 apartments can be rented separately or all together for groups up to 10 persons. In this case, your group will be the only one at our place and you will then enjoy a wonderful relaxing holiday surrounded by the Chianti's sweet hills. At your arrival, we will be glad to suggest you the best itineraries to discover the most beautiful villages in the Chianti area.Cooking classes on req.

Notes on prices
included: water,gas,electricity,final cleanings on check-out,bed-linen,towels for the kitchen, towels for the bathroomo, cot or baby-bed,free use of swimmingpool and sun-beds, umbrellas. Free (safe) parking inside our property ,Tv-sat in each apartment. Wi-Fi Internet in the reception area.
Not Included: extra cleanings on request (40 euros per UVA or FOCOLARE; 60 euros per MARGHERITE),heating (pay per use), extra changes of bedlinen or towels (on requ.),woods for fireplace,meals & breakfasts.

Changeover day
Arrivals are expected on Saturday between 2:00pm and 7:00pm , but we are flexible. Departures must be on Saturday mornings, by and no later than 10:00am.

Margherite (2 Bedrooms)

Margherite apartment is made of 2 double bedrooms each one with one king-size double-bed (on request one double-bedroom may be changed into a triple bedroom), 2 bathrooms fully equipped (one with a Jacuzzi-type bath-tub, the other one with a shower), a large living room with a double sofa bed, a dining room, a kitchen fully equipped with fridge, oven, freezer, dishwasher, kettle, Italian coffee-maker. TV-Sat. Private heating. Swimming pool at disposal. Private outdoor space equipped with BBQ, table and chairs to relax or eat open air. The apartment is 100 squared metres large.

Uva (1 Bedroom)

Uva apartment is made of one double bedroom (with one doublebed "king-size"), 1 bathroom fully equipped (with shower), a large living-kitchen of 23 square metres with a double sofa bed. The kitchen is fully equipped with fridge, oven, freezer, dishwasher, kettle, Italian coffee-maker. TV-Sat. Private heating. Swimming pool at disposal. Private outdoor space equipped with BBQ, table and chairs to relax or eat open air. UVA is 45 square metres large.

Focolare (1 Bedroom)

Focolare apartment is made of one double bedroom (with one double bed "king-size"), 1 bathroom fully equipped (with shower), a large living-kitchen of 24 square metres with a double sofa bed and a wonderful old fireplace large more than 3 metres! The kitchen is fully equipped with fridge, oven, freezer, dishwasher, kettle, Italian coffee-maker. TV-Sat. Private heating. Swimming pool at disposal. Private outdoor space equipped with BBQ, table and chairs to relax or eat open air. Focolare is 50 squared metres large.

Notes on accommodation
The standard rental period is one week, from Saturday to Saturday, or periods multiple of a week. Arrivals are expected on Saturday between 2:00 pm and 7:00 pm, but we are flexible if you inform us on your estimated arrival hour . Departures must be on Saturday mornings, by and no later than 10:00 am.
On arrival, the client must pay the owner or his appointee a deposit of Euros 200,00 cash. The deposit will be returned at the time of departure, but for holding back sums owed for any damage caused or for expenses not included in the contract (heating, extra cleanings and so on).In the event the deposit is not paid by the client, the owner or his appointee reserves the right to refuse the keys. On arrival, clients should hand to the owner or his appointee the passports or ID cards of all the persons that will be guested in the apartment.

Accessibility
Our apartments are all at ground floor, but we have no special arrangements for people with very serious mobility problems.

Outside
Garden, barbecue, outdoor furniture, fitness equipment, swimming pool. Guests are free to wander the estate, where there are over 20 acres of private land, ideal for enjoyable walks in the country. Immersed in all this peace and tranquillity, well kept gardens surround the villa and the swimming pool (15m x 7,5m). The swimming pool, perfectly equipped, overlooks the olive groves and it is placed in an ideal spot for relaxing and enjoying a cooling dip. The swimming pool is used by our guests only and our guests have at their free disposal sun-beds, umbrellas, and so on in order to take sun-baths. The period of availability of swimming pool is from the 15th of May to the 15th of October. Dates may vary according to weather conditions. On your request, we may book for you the tickets to visit the Uffizi and Accademia museums in Florence, so you do not have to queue for hours outside them.Cooking classes and CHianti tours may be organized on request. We may cook dinners or breakfasts.

Cancellation Policy: Should the client decide to cancel his booking, the advanced-payment will not be refunded to the client, unrespectively of the date on which he should decide to cancel. The waiver must be made in writing (registered letter or fax or email), if not the client is subjected to a penalty of 100% of the amount due for the whole booking. We reserve ourselves the faculty to substitute the accommodations booked with an offer of equal value in the event of serious unexpected occurrence. In the event of force majeure (war, natural calamity, fire, etc.) we can cancel the contract and fully reimburse the sum paid.

Booking notes
1) Advanced-payment of 40% of the total amount due. This pre-payment can be made by means of bank transference or by credit card. The total balance is due on arrival to our place, before the start of rental and it can be paid only cash or by credit card.
2) On our receipt of pre-payment, we will send the client his booking confirmation, valid for the names and the period written thereon. It is prohibited to transfer the booking to others or to show up in a greater number of persons.

About the owner
My name is Stefano Guidi. I am 46 years old. My family has always owned this villa, formerly all our family lived here, actually I live in a small apartment at the villa's upper floor and I rent to tourists the other 3 apartments that are all at groundfloor, each one with private entrance, private garden and really full privacy. I will be very happy to show you the best of Chianti, since I am very proud of my region and I know it deeply, so that I may be really of help to you! I am renting the property from 2008 to tourists, and I am happy to say that all of them was very satisfied and are coming back to visit me! I am sure you will not be dissatisfied as well!

Why the owner chose an apartment in this location
The villa is belonging to my family from generations. I decided to restore it and make 3 apartments out of it, that I rent to tourists that really want to taste the Chianti culture and to know the Chianti people. I have also a lot of land and I produce my own wine - red wine, of course!
