Casa Rosa is a large traditional farmhouse, surrounded by oak trees and a large private garden and set in the rolling hills of Le Marche, overlooking a quiet valley where the only sounds you hear are birdsong, church bells and rustling leaves. The house is restored to modern standards, but retains its original character and offers comfort and privacy. A large swimming pool is available for use in the summer months, and the local village with many shops and facilities is only 2kms away.

Notes on accommodation
Casa Rosa is available throughout the year and has central heating and log fires. Most of the accommodation is on the first floor (apart from the downstairs sitting room) and the high ceilings and elevated position ensure cooling breezes in the summer months. The pool graduates from the shallow end of 1m to 2.4m at the deep end, and may be unsuitable for toddlers. The pool is open during July, August and September, and may be opened, on request, in June. A Mothercare travel cot is available at the property.

Accessibility
Since most of the accommodation is situated on the first floor, it is unlikely to be suitable for those people with mobility problems.

Outside
Gardens of about an acre surround the house, laid mainly to lawn with some shrubs; mature oak trees around. The private pool is 12m x 6m, and is 2.4 metres at the deep end, with diving board, steps in and tiled surround. There is a hammock for quiet snoozes, 4 sunbeds, 2 parasols and a barbecue, together with outdoor dining table and chairs. A sunterrace is situated outside the downstairs sitting room, and leads, via 4 steps up, to the swimming pool. Parking for several cars is available at the front of the house.

Coast/Beach
Wide sandy beaches to the north of Ancona (Falconara, Palombina, Senigallia) approximately 45 minutes drive; pebbly beaches to the south of Ancona near the national park of Monte Conero in the pretty resorts of Numana & Sirolo approximately 40 minutes drive. Some public spaces available, otherwise parasols and sunbeds can be hired for about 20 euros per day.

Golf
Golf at Monte Conero, approximately 45 minutes drive away.

Skiing
Ski resort of Sassotetto, near Sarnano in the Sibillini mountains is about 2 hours drive to the south.

Travel
Use of car essential. Ancona airport 30 mins drive away, served by regular flights from Stansted with Ryanair (also regular Ryanair flights from Liverpool airport). From Bologna airport 2.5 hours drive, Rome airport 3.5 hours drive. Drive time from UK approximately 2 days.

Distances
The superstrada to Rome and the Appennines, and to the coast and Ancona (and airport), is about 8 kms away. Large port of Ancona with ferry crossings to Greece and Yugoslavia 25kms; Iesi, with ancient city walls and attractive architecture 10kms. Ravenna, Urbino, Perugia, Assisi, Spoleto, Ascoli Piceno all approx. 2 hrs drive. Rome 3 hrs train journey from Iesi.

Further details
Santa Maria Nuova offers all facilities, including bank, post office, doctor's surgery, pharmacy, supermarkets, bakers, grocers, butchers, a weekly market, 2 restaurants, bars and is 2 kms from Casa Rosa. Food in Le Marche is simple and delicious, prices in most restaurants cheap to reasonable. Local wines, Rosso Conero and Lacrima d'Alba (red) and Verdicchio (white) are excellent.

This part of Le Marche offers everything from the many beaches on the beautiful Adriatic Coast, through gently rolling hills, dotted with charming medieval towns and villages, to the rugged peaks of the Appenines. Notable landmarks include the fantastic caves at Frasassi (1 hr), the architectural splendours of Urbino and Ascoli Piceno (1-2 hrs), the baroque marvels of Loreto (where the Virgin Mary's house landed from Palestine)(40mins drive) and the wild beauty of the National Parks of the Sibilline Mountains and the Gran Sasso (1-2 hrs).

About the owner
This part of Italy has always been an intrinsic part of my life because my mother is Italian and I myself was born in Ancona, although I was brought up in England. As a child, we spent most of our summer holidays in Ancona with the Italian side of my family, and, fortunately for me, my (very English!) husband loves Italy and all things Italian. We even spent our honeymoon in a "casa colonica" nor far from Iesi. The opportunity to buy Casa Rosa came up in 2000, when we had 3 youngish children and although the house needed complete restoration, it seemed the right time for us to renew our relationship with a country we knew and loved.

Why the owner chose a home in this location
We were shown Casa Rosa one warm October day in 1999, and immediately fell in love with it. We had not intended buying a house in Italy, but the old farmhouse (left abandoned for many years) was not only structurally sound, but was located in such a serene and beautiful place that we could not resist the siren call to make it our own. It took us nearly 3 years to restore, and thereafter it became our holiday home to which we retreated every summer with our 3 children. The nearby village of Santa Maria Nuova became our second home, to which we have always been welcomed with warmth and hospitality. The children learnt about their Italian roots, and we all enjoyed the warm Italian summers - and delicious food and wine!
