This traditional luxurious Umbrian villa of 200m2 (8 sleeps, 4 bedrooms, 2 bathrooms) was built in 2008 using authentic materials like stone exposed outside walls and wooden beams. The interior is done in a light modern, but cosy style and can be described as very luxury. The fenced villa is dominantly positioned on top of a important hillside near Lake Trasimeno. Enjoying spectacular vast views to Tusany (Montepulciano) only 20 minutes away from the A1 (Rome-Florence). The old medieval town of Piegaro is only 2km away. The villa is not isolated, but will offer enough privacy. The beautiful pool is positioned within an olive grove and is surrounded by modern garden furniture. The garden is made out of roses, oleanders, lavender, cipresses and rosmaryn. In the basement the internal parking garage is positioned as well as the beautiful traditional wine-cellar, filled for the guests.

Notes on prices
Cleaning will be EUR 125 each week. This includes a mid week cleaning and a saturday cleaning for a more weeks stay. Towels and linen included in the price.
Changeover day
Changeover day is normally on saturday, depends on other bookings. Arrival after 4pm and departure before 10am.

| Bedrooms: | All rooms have a double bed and one bedroom has 2 single beds. There are 2 folding beds. We suggest this only for young children sleeping at their parent’s room. In main bedroom a large flat screen satellite TV is positioned build in the cupboard. |
| Bathrooms: | 2 bathrooms of which 1 is en-suite. Modern style (toilet, shower, bidet). There is a separate guest toilet on the ground floor. |
| Kitchen: | Open, well equipped, kitchen with separate scullery where the washing machine, dryer and a second large fridge are located. JURA espresso machine. |
| Utility Room: | 3 utility rooms, including laundry, in the basement. |
| Living Rooms: | Very spacious living room attached to the large veranda which is overlooking the countryside. Traditional Umbrian fireplace. Large dining table. Loewe HIFI system and satellite TV. Tuned Piano. |

Weekly fresh bed linen and towels are including the rental price. There is permanent maintenance of the house, garden and pool in all aspects during your stay. The maid will clean the house once a week. |

Accessibility
The house is not specifically accessible for people with mobility problems.
Outside
Pool is 10x5m, well preserved and maintained garden (automatic daily watering). Around 50 big olive trees around the house and luxurious garden furniture.
Coast/Beach
The Lake Trasimeno is 15 minutes away (beach and water sport facilities).
Golf
15km to 9 holes golf course of Lamborghini, Panicale.
25km to 18 holes golf course S. Sabina, Perugia.
Special interest holidays
Our young Italian chef is available to cook for our guest in the villa. Also cooking courses can be organized as well as trips to the umbrian and Tuscan towns.
Travel
Nearest airports are Perugia 1 hour (Ryanair from London Stansted), Florence Peretola (1.5 hours), Rome Fiumicino or Ciampino 2 hours / 150km, Ancona 3 hours, Pisa 2.5 hours. A1 Autostrada exit Fabro is 10km. Car recommended. Train station of Chiusi (International station) is 20 minutes away by car. From there quick access to Rome 1.5 hours and Florence 45 minutes.

2km to Piegaro. 10km to Città della Pieve. 12km Paciano. 10km Panicale. 30km Perugia. 90km Siena. 40km Orvieto. 12km Chiusi (railway station with fast and international trains to Rome and Florence).
Further details
Piegaro is a sleepy medieval town with some shops (butcher, bakery, small grocery) and a good restaurant. Better equipped shops one can find in Tavernelle di Panicale on the way to Perugia 10 minutes drive. In Piegaro and around there are some local restaurants. In Citta della Pieve there are some fine restaurants.

30% deposit on booking and final payment 30 days before arrival.
Christmas Special 2011 rates:
Villa rent: EUR 2.100 per week + EUR 125 cleaning per week (includes short midweek and full final cleaning after departure).
Package (total price for full number of guests mentioned): 2 guests: EUR 350; 4 guests: EUR 550; 6 guests: EUR 750; 8 guests: EUR 950. The package is mandatory along with the rent of the villa in this period.
