Restored with year round comfort in mind. 3km from Sant' Angleo in Pontano and Le Marche. 20 mins from the fascinating towns of Marcerata and Sarnano. 30 mins from beaches. Traditional architectural features with heavy wooden beams, terracotta floors and exposed stone walls have been retained in a house that has been completely restored with central heating and continuous hot water.

| Bedrooms: | Bedroom 1 with double bed and en-suite. Bedroom 2 with twin beds can be made up as double. Bedroom 3 with twin beds can be made up as double. All bedrooms are comfortably furnished with bedside lights, fans, external louvered shutters. |
| Bathrooms: | Family bathroom has over bath shower, WC, bidet and sink. En-suite shower room has WC, shower and Belfast style sink. |
| Kitchen: | Country kitchen is well equipped with microwave, dishwasher, hand blender, toaster, stove top coffee maker, washing machine, good sized fridge with small freezer, gas hob with electric over and a good selection of utensils and crockery. |
| Living Rooms: | Large picture windows overlooking pool with the valley and sheep pasture beyond the living room is comfortable and stylish. Two leather sofas flank the picture windows with winter interest focussed on the wood burning stove set into the opposite wall. |
| Other: | There is an optional fourth double bedroom available at extra charge, but when let as a three bedroom house provides library space and downstairs loo. |
| Cleaning/towels/ linen/maid service: |
All towels included including beach towels. Weekly cleaning is included in middle of two week stays. Extra cleaning can be arranged as required for extra charge (euro12 per hour) Reliable English speaking baby sitter also available. |
Notes on accommodation
Travelling with small children. For young families we can offer all the equipment you might need (upon request) eg steriliser, step ups, cots and bed guard, booster seat, toys, DVD’s and optional baby pack.
We have organised the house in such a way that parents with small children can relax as much as is possible with small children in tow. While nothing replaces parental vigilance the pool and garden are fenced, the upstairs shutters are lockable and there are stair-gates at all the potential change of level 'hot spots' in the house. Reliable, experienced English speaking babysitter available.

Accessibility
There is an optional fourth bedroom which is is located on the half landing with an en-suite shower room. While there are some steps, and a step in the bathroom, it may be suitable for older guests who would prefer not to deal with a full flight of stairs.
Outside
Directly off the living room is a lovely terracotta tiled terrace with a large dining table. Surrounded by lavender and wisteria this terrace had offers a fantastic al fresco spot to take in the views while benefiting from the permanent shade of the pergola and walnut tree. Wide steps lead down to the sun bathing area directly in front of the house. Furnished with loungers and umbrellas this area looks over the pool and the valley. Through gates and down a further flight of 8 wide steps lies the 8x5m swimming pool. The pool has Roman style steps and is a constant 1.4m in depth. There is a further terrace by the pool furnished with loungers and umbrellas.

30 mins from beaches.

30 minutes from charming ski resorts.
Travel
Ancona airport 1 hour, Rimini 90 minutes, Perugia 2 hours, Pescara airport 2 hours, Bologna 2.5 hrs, and Rome 3 hours. Irish guests can fly Ryanair to Rome or Bologna. Car essential.
