It boasts a luxury Italian designer kitchen and furnishings. The flat is only 6 minutes drive from the bustling medieval market town of Cagli. There is a terrace where you can relax and take in the spectacular views. You can take a walk into the mountains directly from the doorstep, but it is only a short drive to the ancient cities of Urbino and Gubbio and only half an hour from the Adriatic coast and its beaches. The apartment is a perfect base for exploring this unspoiled beautiful region. This is the real Italy. There is no shortage of restaurants and bars within easy reach. Easy drive to beautiful beaches on the Adriatic, eg: Fano 30 mins, Senegallia 45 mins, Gabbice Mare 50 mins, Monte Conero - Sirolo and Numana 1.25 hours, Rimini 1 hour. Senegallia, Gabbice Mare and Fano have the best organised beaches with full facilities (Senegallia is also famed for its restaurants), Sirolo and the Monte Conero national park have the most spectacular coastline and little coves and beaches (well worth the trip).

Nearest airports Ancona 1 hour, Perugia 1hour 10 mins, Bologna 2 hours; Pescara 2.5 hours, Rome 3 hours, Florence 3 hours. Car hire essential.

Nearest bar in Acquaviva (less than a mile) with internet. The nearest shop is a mini-supermarket in Frontone, but the best and most convenient shops are as you enter Cagli - butcher, greengrocer/wine shop, small supermarket which also sells bread, ironmongers/household shop and various others including bank and cashpoint. Further into Cagli there is a large supermarket, various bakers, butchers, banks, bars, restaurants, post office etc.
Booking notes
25% non-refundable deposit on booking; the 75% balance, £50 security/insurance deposit and any heating supplement is due 8 weeks before arrival. Thereafter, if clients cancel we can refund only the security deposit and any heating supplement.

About the owner
We are a couple in our fifties living in north London. Simon is a civil servant in Westminster and Nikki a dental nurse in Muswell Hill.

Why the owner chose an apartment in this location
We looked in France and Spain, but nothing ticked all our boxes. We had not considered buying in Italy until, on the recommendation of a friend, we went to the Marche. There, we were bowled over by the staggering beauty of the countryside, the overwhelming friendliness of the people, the historical and artistic treasures and, of course, the food and wine! We love the feeling of seclusion, peace and quiet, yet the apartment has the convenience of being only an hour away on good roads from Ancona or Perugia airports.
Unique benefits of the property
The property is in a peaceful location in a tiny and pretty hamlet, surrounded by fields and woods, with beautiful views directly from the apartment, which has a terrace and its own land stretching down the hill in front. Yet we are only a 5-6 minute drive from the medieval market town of Cagli. There are plenty of excellent restaurants, bars, shops and markets - within easy reach. The mountains are literally on the doorstep (great for keen walkers). For sightseeing you are perfectly positioned for Urbino and Gubbio and many other historic hilltop towns and villages; for the coast, you are 30 mins away from the ancient Roman port of Fano and not far from other beaches. One can swim in the rivers nearby. We also like doing absolutely nothing and enjoying the peace and quiet!
