The house is about 200 years old and on two floors with traditional paved floors and chestnut beamed ceilings. Upstairs there are four double bedrooms, two of which can easily take three or even four beds. There are two bathrooms. Downstairs there are four large rooms all interconnected by steps and archways. There are two large tables for eating outside: one under the pergola alongside the kitchen, one under a pergola in a walled garden (with a barbecue) adjoining the swimming pool which is about 20 metres from the house, set in terracotta paving, surrounded by grass. The rest of the garden consists of a lawn, an orchard and a so-called 'football pitch' as well as a kitchen garden and a vineyard. The house has views over hills and valleys covered in chestnut and oak and is 8 miles (20 minutes) from Cortona, which is a walled city of medieval buildings and Etruscan origin. Its steep and narrow winding streets make it bliss for pedestrians.

Changeover day
In normal circumstances all bookings are from and to Saturday. Exceptions are occasionally possible. Arrivals should normally be after 4pm and departures before 12pm.

Outside
There are 2 large tables for eating outside: one under the pergola alongside the kitchen, one under a pergola in a walled garden (with a barbecue) adjoining the (obviously private) swimming pool about 20 metres from the house. The pool is 10m x 6m (2.4m deep at the deep end and 1m at the shallow end) It is ideal for small children in that it has wide stone steps into the shallow end and an electrically operated cover which, at the turn of a key, makes the water completely inaccessible - and also conserves warmth. It is set in terracotta paving, surrounded by grass, with a swing on the walnut tree at one end and the shade of a weeping willow at the other. There is a robot cleaner which functions at night. There is also a functioning bread and pizza oven. The rest of the garden consists of a lawn, an orchard and a so-called 'football pitch' as well as a kitchen garden. There is also a vineyard, fields, paths etc. all belonging to us.
Coast/Beach
It is a good 2 hrs drive to the sea, but Lake Trasimeno (the largest lake in peninsula Italy and where Hannibal defeated the Romans) is 40 minutes away; bathing, windsurfing and sailing are available, as are boat trips across the lake.
Travel
The nearest airport is Perugia (1 hour); Ryanair fly there times a week. Then there are Meridian flights to Florence(about 1.5 hours' drive). There is a wide choice of Easyjet and Ryanair flights to Rome Ciampino or Ryanair, Easyjet and Thompson to Pisa. BA, to Rome Fiumicino (officially Leonardo da Vinci), can also be quite cheap now. It is a 2-3 hour drive from both Rome and Pisa.
Distances
There is a well-stocked shop/bar/restaurant about 3 miles away) on the way to Cortona (8 miles or 20 minutes by car) and two further restaurants before reaching the city. There is also another restaurant about the same distance in the opposite direction from the house. It is about 30 miles from Cortona to Siena and 50 miles to Florence, while Arezzo and Perugia are both about 20 miles away. We are 40 mins from the A1 Rome/Florence autostrada.
Further details
There is a large supermarket in Camucia, below Cortona on the plain. There are 3 banks in Cortona and 5 in Camucia. Cortona has plenty of restaurants, but in the evening it is wise to book the previous day. There is now an English doctor in Cortona.
Booking notes
Provisional bookings may be made by telephone or email and these will be held for 7 days pending receipt of deposit. A deposit of 50% is required to secure a booking. The remainder of the payment is expected eight weeks before arrival date. A breakages deposit of £250 is also payable at this time. If a booking is made within eight weeks of your arrival date, the entire amount is due with booking.
