The house sits on the side of a hill within 5 minutes of Sarteano with beautiful views across to the opposite hill and up to the castle in Sarteano. The property includes about 3,000 sq.m. of terraced garden including mature shrubs, olives and fruit trees with ample provision for dining out and little nooks to take your book and soak up the sun. Within the spectacular countryside lies the market town Sarteano, itself a thriving little agricultural town with an enchanting medieval section topped by the castle and fortress walls and host to the renowned Medieval Joust (Giostra del Saracino) and accompanying festivals in August. Additionally there is a large park with an open air swimming pool filled with curative spa water which provides excellent facilities for families. With the A1 only 6km distant, the Val d'Orcia over the hill and all the magnificent medieval towns fanned out around Sarteano it makes an ideal holiday location.

Notes on accommodation
Our garden is fenced in so small pets are very welcome but at owners' risk. Internet access is available but just on dial up. In summer the house is very cool so air conditioning is not necessary, between October and April central heating may be necessary, it is not included in the cost but is charged on consumption.

Accessibility
Our house is situated on the side of a hill so is on various levels. There is an external staircase leading to the loggia and bedroom 1 as well as the internal one. The studio has a large French door to the garden but is situated off a landing between the ground and upper floor. The garden is terraced and on three levels we therefore would not recommend our house for wheelchair users.
Outside
The two favoured eating places are on the patio outside the kitchen or below under the pergola in the garden we provide a table and chairs for 8 and deck chairs. We do not have a swimming pool but are delighted to help with booking for the pool in Sarteano, if you find time between exploring our beautiful countryside and all the local towns.
Coast/Beach
The Tuscan coast, Orbetello is about 114 km. and Castiglione della Pescaia which has a pretty medieval centre about 123 kms. Don't forget Lake Bolseno which is worth a visit for the surrounding towns as well and is about 40 mins, from the house by car. Lake Trasimeno is bigger and more touristy but is fun for children as is the ferry to the little islands on it.
Golf
There is a nine hole golf course run by the Lamborghini family close to Lake Trasimeno about 25 kms. from the house or, for the really serious, Antognolla, situated amongst the dramatic mountainous countryside between Perugia and Umbertide and crowned by its Castle, is reopening with the state of the art course now completed and the Castle transformed to a luxury Hotel.
Travel
Our nearest airport is Perugia about 1 hour by car but only served by Ryanair otherwise Florence airport is served by Meridiana, about 90 mins by car. Rome or Pisa about 2 hours. As we are in the country and there is not a very good public service to other local towns a hired car is essential.
Distances
Sarteano 4 kms (there is a shortcut by a rather steep lane which cuts off 2 kms) Montepulciano, Pienza, San Quirico d'Orcia, Montalcino, Radicofani and Cittą della Pieve are all within a radius of 45 mins. Lake Chiusi, 15 minutes by car, offers the opportunity for sailing while Lake Trasimeno, just half an hour by car offers a vast range of nautical sports as well as swimming. The A1 at 6 kms. makes access to Florence and Rome easy though the direct train from Chiusi is excellent.
Further details
Sarteano has a very good small Despar supermarket where you will also find many freshly cooked local specialities. There is also a Co-op and at 6 kms., opposite the entry to the A1, a big shopping centre, Centro Etrusco, with large supermarket. However for lovely fresh produce stick to the market on Friday in Sarteano or some of our specialist small shops. Best food at the Santa Chara or the moe intimate Osteria da Gagliano whereas the best Pizza is undoubtedly made by Mario at La Giara. There are 2 Banks and a Post office. More importantly during July and August the town has numerous events to enjoy from an open air Jazz festival, medieval dinners
Booking notes
A non-returnable deposit of 30% is payable at the time of booking; the balance is required no later than 9 weeks before departure. Receipts, directions to the property and any other information will be sent immediately upon receipt of the balance. Properties are let fully furnished and equipped, including crockery, cutlery bed linen and towels. Fuel for lighting, cooking, refrigeration and hot water is included in the rent.

About the owner
Bill and Diana Kilpatrick moved to Sarteano in 1989. Our first plan had been that this would be a holiday home and we might move later. We couldn't wait - we loved it here too much so we put our two children in school here, left our house in Clapham and began to settle in to Tuscan country life. The experience of purchasing and restoring our house taught Diana a lot and I soon found myself running an estate agency that sold houses - mostly to foreigners - and offered a follow up service overseeing the restoration of the houses we had sold. Bill is an artist so could not be in a better place though he is also kept busy looking after the land and harvesting our olives. After twenty years here we love it as much as ever and would never consider leaving!

Why the owner chose a home in this location
First we fell in love with the house and the views and would have bought it anyway but we also realized that, at the time, it was an undiscovered part of Tuscany yet it was close to an unspoilt medieval town, 6 kms. from the A1 and surrounded by some of the most spectacular medieval towns, Montepulciano, Pienza, Montalcino, Cortona - all within 40 minutes. We could drive to Chiusi, leave the car, hop on a train and be in Rome or Florence within an hour! But it was the magic of a crystalline autumn day in Siena, as the sun burst through and lit up the Duomo that clinched the decision that this was for life.
Unique benefits of the property
When we restored La Foce we were creating our home here, not simply a holiday home where the bare necessities would suffice. We had true craftsmen throughout, I still work with all of them and it is one of the greatest pleasures here that there are such skilled craftsmen who take such pride in their work. To our delight Sarteano has not changed much in the time we have been here, it has a series of wonderful festas in July and August leading to the 'Giostra del Saracino' - a medieval pageant and Joust not to be missed. A park with 3 swimming pools filled with thermal water provides lots of activities for kids yet the town itself has not succumbed to mass tourism and remains unspoilt. We love to share its secrets with our guests.
