Canalicchio is a gem - a spacious traditional stone house with exposed beams and tiled floors, set in a spectacular situation several minutes' walk from the village and 10km from Todi. It stands in its own large garden with orchard and olive grove. Pick your own fruit! All windows have wonderful views - west to Tuscany and north to Perugia. Relax in the shade, sunbathe in the garden or dine on the terrace while enjoying a memorable sunset. Half way between Rome and Florence, Canalicchio is ideally placed to enjoy both for day trips. Accommodation is very comfortable with a high standard of furniture and fittings and there is a well-equipped dining kitchen. Gas central heating and log fire are available for the cooler months. There are three comfortable bedrooms (double with en-suite, twin and single) and a separate bathroom that some have described as having the best view in Umbria! Both bathrooms are modern. There are terraces to the south and west to enjoy meals alfresco.

Prices are for the property per week in UK Pounds.
Rental rates include a food welcome pack, all utility costs and logs for the stove. Also inclusive of cleaning and service charges.
Other dates may be available for rent by arrangement.
Changeover day
Changeover day is Saturday after 4pm with departure before 10am.
Accommodation
| Bedrooms: | 1 double, 1 twin, 1 single. The double bedroom has an en-suite. Twin and single bedrooms share a large bathroom. All beds have very comfortable firm mattresses and good quality bedlinen. Each bedroom and bathroom has a wonderful view. Insect screens. |
| Bathrooms: | En-suite bathroom off master bedroom. The large main bathroom (which almost certainly has one of the best views in Umbria!) is shared by the twin and single bedrooms. Each bathroom has modern fittings with shower enclosure, toilet, wash-hand basin, bidet. |
| Kitchen: | The kitchen has fridge, freezer, hob, oven, iron and ironing board and a good range of cooking utensils, dishes and glasses. A washing machine and clothes dryer are in the store room. |
| Living Rooms: | The living room has comfortable seating for 8 people, a log fire, radio and music player with classical and jazz CDs and books of all description. There is wireless broadband throughout. The dining area has table and chairs for six. |

All bedlinen and fluffy towels are provided and are changed weekly with a weekly clean. |
Notes on accommodation
Because of its hillside situation there is often a welcome cooling breeze in the summer. Central heating is included for the cooler months and logs are provided so you can curl up in front of the fire with a glass of wine and a good book. All bedroom and bathroom windows have insect screens.

Accessibility
We are sorry but because all bedroom and bathroom accommodation is on the first floor, Canalicchio is not suitable for wheelchair users or the very infirm.
Outside
We are proud of our garden which has received many compliments. Enjoy the scents of roses, jasmine, wisteria, lavender and rosemary as you take a stroll, or sit by the orchard and enjoy the view over the olive grove to Tuscany. Pick fruit when in season and spice up your dishes with fresh rosemary, thyme, sage and bay. The middle terrace is a lovely grassy area, shaded by overhanging trees, where you can hide away with a book or test your painting skills. The terraces allow you to choose sun or shade at any time of the day and the sunsets that can be enjoyed from the covered dining area are stunning. Watch the fireflies as they put on a show!
Coast/Beach
The Adriatic and Tyrrhenian coasts are each about a 2 hour drive. There are beaches and boat trips available at Lake Trasimeno, about 45 minutes by car.
Golf
The nearest golf course is at Perugia, about 35 minutes by car.
Travel
The nearest airport is at Perugia (30k) and there are direct Ryanair flights from London Stansted. Rome Fiumicino and Ciampino airports are each about 125 km and there are rail links from Fiumicino to Rome and Orte and a handy coach service between Fiumicino and Pian di Porto (about 10 mins from the house)

Distances
Canalicchio is a 10 minute walk (uphill!) from the village of San Terenziano. A short distance away are many interesting towns and villages such as Todi, Montefalco, Bevagna, Spoleto, Orvieto and Assisi. Perugia, the ancient capital, is a 30 minute drive and is full of interest. Easily within a day's drive are Siena, Montepulciano, Arezzo and Cortona. Take the train to Florence from Perugia or have a shopping day in Rome with the comfortable direct coach service from nearby Pian di Porto.

Canalicchio is situated on a hillside just outside the charming old village of San Terenziano with its ancient borgo. The village can provide for every local need, with two bars, two supermarkets, chemist, bread shop, shoe shops, flower shops, banks etc. There is even a designer clothes shop. Several churches include one which has been built over an older one. There is a small weekly market and a choice of places for pizza or relaxed dining. Take a prosecco at one of the tables outside the bar and watch village life. The village boasts a grass airstrip. For those who seek some exercise there is a riding stable and Monte Martana provides opportunities for hillwalking with wonderful views. Further afield a huge antique market is held every month in Arezzo. Designer label shopping is available locally at Val di Chiana, near Orte or on the outskirts of Florence.
