The Villa was built at the beginning of the last century by the owner’s father and it has been the family home since then. Recently renovated and lavishly furnished with antiques, the ideal get away for a discerning traveller. The property has been kept to its original setting and structure, this will give guests a real sense of what it is really like to live in Tuscany. The house is surrounded by a garden in keeping with traditional Italian design and a shady pine and linden wood for relaxing afternoon naps. A kitchen garden is also at guests disposal. Very close to many cultural artistic and culinary delights which attract visitors from all over the world to Italy. An ideal place to explore many of Tuscany and Umbria's prime tourist locations, but if you are looking for something more relaxing, simply bask by the pool in the Italian sunshine and admire the countryside.

Changeover day
The changeover day is Saturday. Guests are requested to arrive after 4pm and to depart by 10.00am.

| Bedrooms: | Master Bedroom with double bed; it opens to a large terrace. Bedroom 2, 3 with 2 single beds, can be made as doubles. Bedroom 4 with double bed. Cot also available. All Bedrooms are located on the first floor. |
| Bathrooms: | Bathroom with bath/shower over, basin, wc, bidet (can be used as en-suite to Bedroom 1 or with general access from corridor). En suite shower and wc to bedroom 2. Separate bathroom with shower, wc, bidet. Downstairs wc. |
| Kitchen: | Fully equipped very large kitchen with gas hob and two ovens (gas + electric), microwave, dishwasher, large fridge/freezer, kettle and liquidiser. Cook also available upon request. |
| Utility Room: | Washing machine, iron and ironing board, cleaning equipment. |
| Living Rooms: | Large dining room, decorated in typical 1920`s style featuring original fireplace, with patio door to ground floor terrace. Large living room with 2 sofas and 2 armchairs, Sky TV, DVD player, CD player. Wooden staircase brings you to the first floor. |
| Other: | Large covered and furnished terrace for “al fresco” dining, with a table seating 10 plus. Outside stone built BBQ. Private pool and garden lighting. |
| Cleaning/towels/ linen/maid service: |
Linen and towels included, with cleaning once a week. Guests are required to take their own swimming towels as the bath towels are not to be taken from the house. Extra cleaning can be arranged at 14 euros an hour. Daily pool and garden maintenance. |
Notes on accommodation
The property is non-smoking. Children are welcome, a cot is available. Pets are not allowed.
All guests will be provided with a gourmet welcome basket on arrival, and some little extras depending on the time of year and composition of the party.
Accessibility
All bedrooms are on the first floor accessed by a wooden staircase. The house and gardens are accessed via a set of stone steps. Not suitable for elderly or disabled persons.
Outside
Private Swimming pool: 6m x 12m, pool depth – 1.5m at the deep end and 1.2m at the shallow end, access by both ladder and steps.

Coast/Beach
40 minutes drive to the beaches and water sports of Lake Trasimeno and 2 hours drive to either the Mediterranean or Adriatic in opposite directions.

Cooking lessons are also available and are conducted by the owner of the property.

Use of car is essential.
Only 20 minutes drive from A1 motorway.
Arezzo is the nearest train station, 15 minutes, with frequent trains to/from Florence and Rome.

Nearest shop selling basics about 1 mile drive, nearest large town Arezzo (10 minutes drive) with a variety of shops, bars, restaurants and services: hospital, post office, banks.
There are a number of high quality value for money restaurants within easy reach all offering their own unique atmosphere and typical Italian welcome.
Further details
Situated in the most ideal central location in Tuscany, the Villa is very close to the "must see" destinations in the region. Within an hour's drive you can reach many Tuscan jewels such as Florence, Cortona (30 minutes drive), Lake Trasimeno, Montepulciano, Pienza, Siena, Chianti, Perugia, Assisi and Arezzo’s renowned four valleys (Valdichiana, Valdarno, Valtiberina, Casentino) among others.
Not forgetting, of course, Arezzo which is only a 10 minute drive away, also famous for antiques and host of the largest monthly antique market in Italy.
Sansepolcro, birthplace of Piero della Francesca and proud keeper of some of his most famous paintings and Caprese, birthplace of the great Michelangelo, are only 40 minutes away.
Booking notes
Provisional bookings may be made by e-mail and these will be held for 7 days pending receipt of booking deposit.
A deposit of 30% is required to secure a booking (bank transfer).
The balance is expected six weeks before arrival date. A breakage deposit of €500 is also payable at this time. This is fully refundable should the house be left in good condition.
If a booking is made within six weeks of your arrival date, the entire amount is due with booking.
