The apartment is on the second floor of a listed 18th-century building, in front of the Church of Santa Margherita. There are traditional Venetian terrazzo floors and wood-beamed ceilings throughout. The apartment was renovated to a very high standard in 2009, and is beautifully furnished with antiques. Venice is a medieval high rise city, and most apartments look onto a narrow street. This apartment is gloriously sunny, since all the rooms except for the bathrooms look south across the campo. This long courtyard is the social heart of the Dorsoduro district of Venice. The buildings encircling the campo, some dating back to the 14th century, are a mix of private residences, restaurants, bars, a weekday market with flowers and produce, and off-beat shops that provide interest throughout the day. The nearby university adds vitality. A spot for locals rather than for tourists, the Campo Santa Margherita feels a long way from the souvenir shops and trinket vendors around Piazza San Marco.

The apartment is a no smoking zone, but the campo is not.
Accessibility
Unsuitable for wheelchair users, because the building does not have a lift.
Coast/Beach
The Lido, with its splendid 19th century hotels and sandy beaches, is a 30 minutes vaporetto (water bus) ride away. There is a public beach and daily rates for use of the private hotel beaches.
Travel
Venice Marco Polo Airport (BA, Easyjet) is 20 minutes from Venice by bus, coach, taxi or water-taxi. Treviso airport (Ryanair) is 40 minutes from Venice by coach or taxi. The flat is ten minutes on foot or twenty minutes by vaporetto (water bus) from Piazzale Roma, where the buses and taxis stop.
Distances
2 mins walk to San Pantalon, San Barnaba, Ca Rezzonico vaporetto stop. 5 mins walk to the Frari, the Accademia, the Zattere, San Sebastiano. 15 mins walk to the Rialto, pescheria, S.M. della Salute.
Further details
The campo is in a relaxed Bohemian part of Venice, so there are plenty of delightful and inexpensive cafes, restaurants and gelaterie, including Grom, best gelateria in Venice - and probably anywhere else - on Campo San Barnaba. There is also a cluster of small quality restaurants, some of the best in Venice, on the Calle Lunga San Barnaba, a few minutes walk away, including La Furatola, the best fish restaurant of all.
Booking notes
25% deposit payable on booking, the balance two months in advance, or payment in full if the booking is made two months or less in advance. All payments promptly and efficiently acknowledged. Bookings that straddle high and low seasons will be charged pro-rata. Security deposit of 500 euros.

'I rented this apartment half a dozen times, over several years, before the previous owner offered it for sale. I bought it in 2008 and spend as much time there as I can.'
