A newly renovated large farmhouse surrounded by wonderful green views with views towards the Monti Sibillini. The house is roomy and is ideal for large families. It's made up of three independent apartments to rent separately or as a whole for families who want to share their holidays but still maintain some independence. The gardens are spacious with mature trees for shade and a swimming pool which gets the sun all day. Nestled in a tranquil setting but close to the main road that runs to the old hilltop towns of Gualdo and San Ginesio. Don't be put off by the proximity to the main road, there is so little traffic, virtually no noise other than the odd tractor and although it is not necessary, the garden is screened for your privacy.

Notes on prices
Prices are for the property per week in euros. During the month of August, apartments are not available individually, only Le Rondini (the whole house) is available for let. The house or apartments can be booked for Christmas, Easter and for any other notable events. Please contact us for prices.
Changeover day
Changeover day is Saturday. Arrival time after 4pm. Departure time 10am.
Notes on accommodation
Whilst the house is let in its entirety during July and August and upon request, please be aware that the house is designed as three independent apartments and there are no inter-connecting internal doors. As such there is not the facility for a large family to dine together indoors only al fresco but the garden really lends itself to outside living. All apartments are self contained, centrally heated and simply furnished, Italian style and all windows are double glazed. Like most old stone Italian farmhouses the walls are extra thick helping the interiors stay cool during the summer. All towels are provided including beach towels and bedlinen is changed once a week. There is a washing machine available for guests which is housed outside the main house making it accessible to all three apartments. There are two bicycles available for guests use.
Accessibility
The 'Primavera' apartment which is on the ground floor has a large shower room suitable for wheelchair users and a dedicated shower for the disabled but please contact us before booking to be sure of suitability. All other doorways are extra wide. The car parking area, the ground floor of the house and the garden are all on the same level.
Outside
The gardens are lovely leading down to the pool. The mature trees provide comfortable shade and screening giving it a feeling of seclusion but it is large and spacious. Fenced all round (apart from the car parking area at the front of the house) and with screening roadside for safety and privacy. The swimming pool (8m x 4m) which is private to the house but shared by three apartments benefits from all day sun. There is an outdoor shower and a new pool house/changing room with a toilet and hand basin. There is a barbecue available for guests use and a pizza/bread oven. Gazebo and outdoor furniture provided.
Coast/Beach
There are beaches at Civitanova Marche, Lido di Fermo, Porto San Giorgio all within 45 minutes drive. Plenty of others line the coast line, some more suited to the young and other typical family beaches. The thing to do is try them all until you find the one that suits you best. Usually busy during July and August but great for the kids with play parks and games areas. The sand here is wonderful. Food available all along the coast.
Golf
There is a golf course at Ancona which is 1 hour 30 minutes away by car. Please ask us for details.
Skiing
Sassotetto is the nearest ski resort only 25 minutes by car. It's not one of the big resorts but suits all levels and is perfect for families and beginners. You can book lessons the day before, and you can hire everything you need on site, at the resort. It has a coffee bar selling snacks and a good restaurant.
Travel
Ancona Airport 1 hr 20 mins by car. Pescara Airport 1 hr 50 mins by car. Rome Airport 3 hrs 30 mins by car. Bologna Airport 3 hrs 30 mins by car. Car hire (or use of car) is essential.
Distances
Gualdo, San Ginesio and Sarnano only 10-15 minutes away by car, are all beautiful medieval hilltop towns. Sarnano is the most popular, bustling with shops and coffee bars - a great meeting place. All have a market day (mornings only) with something different to offer. Macerata, famous for its opera festival is 30 minutes away by car.
Further details
Gualdo and San Ginesio have a bank, bakery, greengrocers and mini supermarkets. Da Cicco' in Gualdo is a restaurant open for lunches and dinner and serves wonderful, typical Italian food - limited menu but inexpensive. San Ginesio has much the same but Sarnano offers a greater choice of restaurants and shops. Marche Voyager is the best website for discovering where to go and what to see in Le Marche.
Booking notes
A 25% deposit is payable at the time of booking with the balance due 8 weeks prior to arrival. If you are booking a date prior to 8 weeks then the whole amount is payable at the time of booking. There is an additional 100 euros damages bond payable with the balance which is fully refundable after the property has been inspected. Please be aware that deposits are non refundable in the case of cancellation,so please make sure that you take out all the necessary insurances.

The apartments were absolutely clean, of good size, had good facilities for showering etc and fairly well appointed - we were very satisfied. The grounds were great, lovely tranquil garden with shade and tables/chairs to eat alfresco. The owners, Luigi and Anna are the most hospitable, kind and generous people. Nothing was too much trouble for them and they made us feel like family. John and Maureen, England.
It really is a beautiful place with every facility imaginable and all the equipment one should ever need. It was comfortable, warm, well-equipped and our hosts were delightful people. The immediate garden surroundings of Le Rondini are perfect - pool, garden, sitting out area, views, peace and quiet. Luigi and Anna did everything to make our stay really enjoyable. About the owner
Hi, I'm Anna and my husband is Luigi. We are Italian, retired and live in Gualdo. I used to be a school teacher and taught Italian in schools locally and Luigi used to work for Telecom. We were both born in the locality. I was born in this house, 'Le Rondini' and Luigi was born in Gualdo. We love living here. During the 2nd World War, a number of prisoners escaped from a camp in Sforzacosta, and our family sheltered one of them. His name is Laurence and he has remained a good friend, returning to visit us occasionally. We both have a passion for biological cultivation and grow all our own fruit and vegetables all of which are made available to our guests who stay at the house. Luigi has a tractor and specialises in childrens' rides. Please come and visit us; you will love it here.
Why the owner chose an apartment in this location
Our house has been in the family all of my life and my fathers before me but it was restructured in 1975. What makes the house really special is the locality and the magnificent garden. It sits on the main route from San Ginesio to Gualdo but in no way suffers from any traffic noise and from the garden there are only fields and mountains in one direction and the view towards Gualdo from the other. It's a truly heavenly spot.
