The Magnolia Tree is ideal for a single night stop, if you are just passing through, or for a longer stay to allow time to explore the magnificent medieval and fortified towns of Foligno, Spello, Assisi, Perugia (Umbria's capital), Gubbio, Trevi (home of Olive oil), Spoleto and Norcia (famous for Black Truffles and wild board). Not forgetting visiting the local and international wine regions of Bevagna, Montefalco, Orvieto and a visit to Lake Trasimeno.

We have 2 bedrooms, one with an ensuite bathroom and the other with a shared bathroom. Both bedrooms have a double bed, English pine furniture. Hairdryer per room, and a dressing robe for your comfort. Radio alarmed clock.
The Living room is communal.
We have a terrace outside the house, and a meadow (only 2 mins walking distance away) where you can relax.

Notes on accommodation
Check out is by noon on weekends / bank holidays and 11am during the week.
For the comfort of all our guests we do not accept pets, children under 14 years.
We also operate a no smoking policy within the house.
If you have any allergies we will try to cater to your needs.
Accessibility
Sorry not suitable to wheelchair users, but if you do have a disability, but still can walk up 19 stairs to the bedrooms, it would still be nice to meet you.
Outside
We have an outside terrace with a water display.
Also we have a meadow that is 2 mins walk away, where you can relax, fish, or even paint the local scenery.

For those who love to ski, our B&B is located just over one hour a way from the main Umbrian ski runs :

Travel
By Air:
Regional airport Umbria S. Egidio to Perugia (only 25 km). Flights direct from Stansted with Ryanair.
From here you can also hire cars for your visit.
Foligno is easily accessible by train from Roma, Firenze e Ancona airports.
Distances
Most local tourist destinations, ie Assisi, Montefalco, Bevagna, Perugia, Spello, are all within 30 mins by car. However Lake Trasimeno is about 45-55 mins depending on traffic.
Roma and Firenze are about 2 hours both by car and by train.
Booking notes
For online reservations - at the time of booking we take an initial deposit of 50% of the total cost, should you cancel the booking within 15 days prior to arrival, you will receive only 25% of the initial deposit. If a reservation is cancelled within 72 hours of arrival, the total deposit of the stay will be taken.
You are recommended to take out appropriate travel insurance. Payment can be made by cash or credit card using the Paypal system. We will endeavour to respond within 24 hours.
