The house itself sits on hill on the border between Tuscany and Umbria, overlooking the pretty village of San Giovanni Del Pantano and with incredible views towards Assisi, Magione and Perugia. It is divided into three independent self-catering apartments, each with high-beamed wooden ceilings, terracotta tiled flooring and windows staring dreamily out over the valley below. Each apartment has a living area with a comfortable sofa and lounging chairs, Tv/DVD, a CD/radio system, free WiFi, and central heating for out-of-season visitors. Kitchens have all mod-cons - fridge freezer, microwave, kettle, toaster, hob and oven with grill but a warm traditional colour palette and hand-made wooden surfaces give the whole place a wonderful warm Italian rustic feel. No need to worry about privacy either. Once you've had enough socialising with your chilled-out fellow trippers around the pool, you can retire to your secluded private patio, complete with BBQ, chairs and loungers.

Notes on prices
Bookings can be made by email and telephone. Prices are based on 4 persons sharing and include taxes and include all linen, towels and final cleaning. Additional occupancy at 100/week. On reservation a 40% non refundable deposit is requested with the balance paid 10 weeks before arrival. A refundable breakage deposit of 200 euros is required on arrival which will be refunded on departure less the cost of any damages or breakages. Heating in the cooler months is used at an additional charge.
Changeover day
Changeover day is flexible during April, May and September onwards. In June, July and August it is normally Saturday but we will accept other days by agreement. Departure should be by 10 am and arrival after 4pm. This is flexible with prior arrangement.
Notes on accommodation
Each apartment with own central heating system and towel rails. Hairdryers, TV/DVD. Stereo CD and radio are provided. A complimentary welcome pack of essential provisions is provided on arrival. Washing machine, iron and ironing board are available. Holidays, as all parents know, can be a logistical nightmare as they struggle to pack everything the younger members of the family are likely to need for a week or two away. Alsagra owners Stephen and Helen have gone a long way to removing most of the worry surrounding pre-trip preparation. Apartments come with safety gates, high chairs, baby monitors, children's steps, bottle sterilisers, even prams and buggies. There are toys, books and DVDs for all ages, and play areas stuffed with swings, slides, climbing frames and balls. Arrival meals, shopping and baby packs are available on request and a baby-sitting service is on tap too. Along with a weekly Pizza making evening (weather and numbers permitting).
Outside
The surrounding area of the apartments is terraced with olive groves and an enclosed heated swimming pool built on the side of the hill giving the infinity effect. The views from the pool are far reaching and on a wonderful sunset makes for amazing photographs. Each apartment is South facing and has its own leisure area with seating provided for eating or relaxation. Large areas outside make socialising easy along but secluded and include a barbecue and comfortable furniture. There are two play areas for children, with swings, slides, climbing frames and a wooden train.
Coast/Beach
There are several guarded beaches on Lake Trasimeno which is a 20 minute drive from Alsagra. At Fano on the Adriatic there are sandy seaside beaches (90 minutes drive).
Golf
There is a nearby 18 hole golf course at Perugia and Antognolla golf course is less than 1 km away.
Special interest holidays
Walking: Within 30 minutes walk there is a historical Etruscan Tomb. There are excellant marked trails in the Monte Tezio National Park which is only a 10 minute drive away. Alternatively there are many walks for your apartment which can provide 360 degree views of the valleys and nearby silent monastery.
Olive Picking - November. Enjoy the olive parties and help us harvest our olives during November. Truffle and Porcini season as well.
Cycling: There are numerous trials and white roads to explore for both the adventurous and novice mountain bikers.
Sailing: Lago Trasimeno (30 minutes drive).
Beaches are 20 minutes away at Lake Trasimeno or 1 1/2 hours to the beaches at Fano, Ancona.
Travel
Ideally situated on a quiet rural hillside but easily accessible by good local roads, Alsagra is only 20 minutes drive away from the ancient hillside city of Perugia, Provincial capital of Umbria which hosts a major international Jazz Festival in July. The historical centres of Assisi and Gubbio are less than an hours drive away and a further hour away are the major attractions of Florence, Pisa and Rome. Hire car is recommended as Alsagra is accessed by a short (1km) white road.
Distances
Serviced by the international airports of Perugia (25 minutes) Ancona (1 1/2 hours), Bologna Forli (1 1/2 hours) Pisa (2 1/4 hours) and Rome (2 1/2 hours), Alsagra is an ideal centre for exploring Italy.
Excellent and economical train services are available with a major station only 25 minutes away.

Local facilities include Antognolla golf course,cycling, boat rides on Lake Trasimeno, Horseback riding. The local area is ideal for walking and mountain-biking, evening picnics, sketching and painting, or just relaxing with a book. Ancient Etruscan Tomb only 30 mins walk away.

We had a fantastic time out there with you, and it was made even better because there were so many things for Alfie to do which as you know makes it easier for the parents.
Play areas were superb and allowed us to entertain Alfie with the minimum of effort, Pool was fantastic (many of our friends have seen our photos and are very jealous of the pool's setting), Babysitting was great, and so easy, Home-cooked meals were fantastic and a really nice touch as we could forget about the cooking for a couple of nights. Pizza-making evenings were great fun, really entertaining, good food, and got us out of cooking again. Apartment was lovely - nice big bedrooms, good bathroom, and all clean and tidy. Toys and books also a great help. Alison, Alfie and Alistair.
Loved the area and tons to do with families. Everything was thought about.

About the owner
We left England over 10 years ago and have enjoyed living in Canada and now Italy. Having worked for a multinational companies we have put this knowledge into developing our own business. We have two wonderful young children that were born in Italy, who attend the local school and have the learnt Italian (and the local dialect) from their friends.
Why the owner chose an apartment in this location
We bought our wonderful farmhouse and have developed it to allow us to share it with others. The views from the house are wonderful and a joy to wake up to. We love being in the countryside with views over the local village, towards Lake Trasimeno and Antognolla golf course whilst still having easy access to the main E45 / A1 north and south routes. There are stunning undiscovered villages nearby where the locals are so friendly and willing to help out in any eventuality.
Unique benefits of the property
From just outside the farmhouse you can stroll through the woods and take a leisurely walk to our local Etruscan Tomb (Tomba del Faggeto).
The Antognolla golf course is less than 1km away great for those who like an early 9 or 18 holes.
As part of our love of children we have built two play areas for all ages to enjoy. Along with the slides and swings, there is a train and carriage to ride in, small climbing wall and rope ladder. All apartments are children friendly with availability of sterilisers, baby baths, catches on cupboards, changing mats, baby listeners, stair gates and bed-guards to name a few facilities.
