Casa Carlo is a charming cottage farmhouse commanding magnificent uninterrupted views of rolling hills and the distant Sybillini mountains. A short distance from a quiet road connecting the two medieval hilltop towns of Penna san Giovanni and Monte san Martino, it is almost hidden from view providing a tranquil, secluded rural setting with its own young olive grove and spacious gardens. The large sun terrace overlooks the pool which has Roman steps and in-built jacuzzi. Penna is a 2 minute drive away and provides all facilities including bars, restaurant, pharmacy, butcher, baker, newsagent, bank and small supermarket. The property comprises the main house which comfortably accommodates 6 people (with room for a further 2 in the garden room if required), and in addition, a self contained studio for two situated below the sun terrace, with large patio doors opening directly to the pool.

Accessibility
The property has been restored for ease of modern living while retaining many of its original features. It is not suitable for very young children. Elderly people will find all areas accessible with either wide steps or a sloping path leading down to the pool and studio apartment. The ground floor rooms of the main house have some low doorways in keeping with the cottage character of the property

Outside
A short private drive leads to the house with ample parking for 2-3 cars with an adjacent grassy bank shaded by mature olive and mulberry trees. Outside the front door is an enclosed patio which is shaded until midday. The large sun terrace facing south-west offers splendid views of Monte san Martino and the mountains beyond. It is the perfect spot for outdoor dining at the large wooden table and has ample room for sun loungers. In front of the house is a large garden area with afternoon shade provided by a large oak. Wide steps lead down past the fragrant herb garden (help yourself) to the
studio apartment and attractively shaped pool. The pool is entered by Roman steps with jacuzzi, has a solar heated shower and is surrounded by lavender and a grassy area for sun bathing. A gazebo sheltered by the walls of the old pig sty offers an opportunity for alfresco dining. Below the pool is a shaded woodland area with hammock. Further tables, chairs, sun loungers and umbrellas are provided.

Coast/Beach
The nearest beach of Porto san Giorgio is a 45 minute drive away offering sandy beaches and a wide choice of fish restaurants. The chic resorts of Grottamare and San Benedetto are a further 30 minutes to the south. Monte Conero National Park is about an hours drive to the north with well marked walks, mountain biking and excellent beaches and restaurants at Sirolo, Numana and Portonovo.

Special interest holidays
Excellent views of the night sky can be seen from the terrace. The 'Milky Way' is clearly visible making this a 'Dark Sky' area.

Travel
The nearest airports are Ancona and Pescara with direct flights from London Stanstead. Car hire is essential. Ancona is 1 hour 20 mins drive from the house. Pescara 1 hour 45 mins. Rimin, 2 hours. Perugia, 2 hours, Bologna 3 hours. Rome 3 hours approx.

Distances
Servigliano and Piane di Falerone are 15 mins away providing larger supermarkets and a wider variety of shops including fishmonger. Market at Servigliano alternate Mondays. Sanarno, an attractive medieval town is 25 mins drive away. Market every Thursday. Urbs Salvia is a large Roman town currently being excavated and open to visitors about 20 mins away. Amandola (30 min) is a good base for exploring the Sybillinis, the main square great for people watching and ice-cream at Cafe Belli.

Further details
Fermo (30 mins) has an attractive town square and hosts an antiques and bric-a-brac market on Thursday evenings in the summer months. Guided tours are available of the Roman cisterns and aqueducts. Lago di Fiastra (40 min) in the foothills of the Sybillini mountains is an excellent spot for fresh water swimming and picnicking. Further afield the towns of Macerata (summer open-air opera season), Ascoli Piceno, Urbino and Assisi are well worth a day trip. The Grottes di Frassisi, about two hours drive away contain some spectacular geological formations and can be combined with a visit to the wine Verdicchio wine growing regios of Jesi and Matelica. It may be possible to arrange local cookery courses on request.

25% deposit required at booking. Balance payable 6 weeks before start of holiday. £350 refundable security deposit required. Outside July and August it is possible to book either the main house or the studio alone by arrangement with the owners for a reduced rental.

Andrew is a full time GP in Newark and Elaine a biology teacher in Nottingham. We have two children, a boy and a girl, one married and one about to be.

Why the owner chose a home in this location
We discovered Le Marche (descibed as 'The New Tuscany') in a magazine article. We took several stories about Le Marche in The Times Travel to be a sign that we should visit, but weren't prepared for the sheer beauty of the place and instantly fell in love with it. It has so much to offer with beaches, mountains, opera, good wine, excellent cuisine all at reasonable prices and remains relatively undiscovered. The wonderful Marchiaganians are friendly and helpful and have made us feel so welcomed. When Carlo Bellabarba needed to sell to move in with his daughter it provided us with the perfect opportunity to buy the house with one of the best views in Italy. The moment we walk through the gate instant relaxation sets in and lifes worries disappear into the blue Italian skies.
