All are newly furnished with high quality pieces and some antiques.

Prices are for the property per week in euros. Central heating in winter months is extra and charged by usage.
Changeover day
Changeover day is a Saturday. To enable us to clean between lettings your arrival time should not be before 4:00pm and your departure should be no later than 10:00am. If you plan to arrive after 10:00pm please let us know.
Villa Nova Alta Upper House (Sleeps 6. 3 Bedrooms)

The upper floor house entrance is at the rear with its own private terrace and 'cotto' tiled paved area, bordered by extensive planting and overlooking the rear olive groves and banks.
It has views from all of the rooms to the rolling hills and medieval villages at the front of the house and the lounge is particularly attractive with a wonderful vaulted viewing gallery with easel and art materials for budding artists.
The lounge is very comfortably furnished with an 8 seater dining table, 3 seater sofa, 2 armchairs, flat screen TV, DVD and CD player.
The kitchen has a 6 ring gas hob, oven, microwave, fridge, freezer, dishwasher and all usual facilities.
The master bedroom is a double leading from a dressing room.
Two other bedrooms are twin bedded.

Villa Nova Alta Apartment (Sleeps 4. 2 Bedrooms)

The apartment is entered from a broad garden terrace at ground level. Facing west this terrace affords outstanding views of the hilltop villages, valleys and mountain ranges stretching to the Apennines.
On entry, there is a spacious open plan living area for relaxing, cooking, dining, where restoration has exposed original stone walls, beams and ceiling tiles.
The remaining rooms comprise a bathroom and two bedrooms, one of which is particularly charming with full-length doors opening directly on to the terrace.
Unusually for an old Tuscan country house, it is all on one level with easy access and would be suitable for people with mobility problems.

Notes on accommodation
The house and apartment are centrally heated and have timber burning real flame fires in addition for cosy evenings in the early spring and winter months. Both properties are suitable for children with cot and high chair supplied. Gardens are terraced so young children will need to be supervised outside.
Accessibility
The apartment has been adapted for people with mobility problems.
Outside
The gardens are extensive, perfect for sunlit strolls. The pool is approximately 11x4m set in the terraces in the olive grove. Barbeque and garden furniture provided.
Coast/Beach
The Meditarranean coast is withi n 1 hour's drive.
Skiing
The ski resort of Abetone is under 1 hour away.

Travel
Pisa airport is 45km away, less than an hour's drive. Car hire is essential.
Distances
The village of Vellano is a kilometre by winding asphalted road and 12 minutes on foot up the hillside paths. Because of the location, gentle breezes arrive during the day and at night, in the very hot months of July and August. Vellano is also a well-known panoramic viewing point for the whole of the ‘Svizzera Pesciatina' and is quite lively with 2 local bars, a restaurant, a pizzeria, a bakery and small mixed store, paper shop, Post Office, and an active community centre.
Further details
Pescia is the local market town, 15 minutes drive and has supermarkets, retail, banks, superb restaurants and the usual facilties.
Booking notes
A 30% deposit is payable on confirmation of booking. The balance is due 6 weeks before the commencement of your stay. In the case of bookings made less than 6 weeks before commencement of your stay the full amount is payable with the booking. On arrival we shall require a breakage deposit of 500 euros, cash only please, which will be returned to you, in full, subject to deductions for breakages or exceptional cleaning, on the day you depart.
