'Casa San Giusto' is located on the first set of hills off the coastal plain between the towns of Montemassi and Roccatederighi. The beaches of Castiglione della Pescaia and Follonica are easily reched by car within half an hour, and the medieval towns of Siena and Massa Marittima can be easily reached by car. The villa is set in a large garden with a 12m swimming pool and a Jacuzzi.

The downstairs apartment consists of 2 bedrooms, 2 bathrooms, a large family room and kitchen. The main bedroom has a double bed with en suite bathroom. The bathroom has toilet, bidet and shower. The second bedroom has 2 single beds that can be put together to form a double. Both bedrooms have glass doors leading directly onto the garden. The second bathroom has been modified for wheelchair use, all of the facilities have been adapted for easy use. There is a large family room with wood burning fireplace, three seater couch, which converts into a fold out bed. TV, Sky satellite, DVD player and stereo. A dining table with seating for 6 people and a well equipped kitchen. The kitchen has a four burner gas hob, electric oven, microwave, fridge freezer and double sinks. All of the neccesary pots and pans plates and glasses are provided. There is also a small laundry room with washing machine ironing board and iron.

Notes on accommodation
Both of the apartments have separate heating systems, there are gas heated radiators in all the rooms and in every room there is an air conditioning unit. The air conditioning is on a seperate meter and is charged per kilowatt used. Although during the summer the house remains cool because of the thickness of the walls and fresh breezes off the coast. The apartments are very suitable for families with children, there is a large garden with nice lawns and lots of fruit trees.

Accessibility
The downstairs apartment has been rebuilt with wheelchair accessability in mind. There are large double opening doors into the lounge room from the garden, we have a ramp that goes under the door to create easy access into the house. The bathroom has a lowered toilet with fold out grab rails, there is also a bidet with rails. The shower has wall panels that fold against the walls so a chair can have access and there is a plastic chair to go in the shower if needed.

Outside
The garden has a large lawn area with dozens of trees fig, cherry, walnut, apricot, olive and a few oaks. There is a barbecue with a wood fired pizza oven. There are many sunloungers, chairs and tables spread around the garden. In the centre of the garden there is a large canvas fold out umbrella to provide shade during the middle of the day. There is a twelve metre long swimming pool, the pool is 1.2 mtrs deep so is very good for kids. The pool is surrounded by a wooden deck which accommodates the sunloungers. There is also a 5 seater jacuzzi in the garden.

Coast/Beach
The beaches of Castiglioine Della Pescia and Follonica can be easily reached within half an hour's drive. The national park of the Maremma is less than an hour's drive and has beautiful unspoilt beaches. And the dog friendly beaches of Marina Di Grosseto are about 40 minutes drive.

Travel
Pisa airport is 160 kilometers away and is serviced by many low cost airlines. Rome Fiumancino is about 170 kilometers away and is serviced by many international airlines.

Distances
The house is situated between the towns of Monti Massi and the medeival town of Roccatederihi, perched on top of a hillside with great views of the coast. Massa Marittima is about 15 minutes drive away and Siena can be reached by country roads in an hour or using dual carriageway in 40 minutes.
