Notes on prices
All prices are in UK pounds weekly / nightly. Extra days after the 1st week's holiday will be significantly discounted! Please enquire. Long lets welcome and will be massively discounted, especially during winter. Please enquire. Short let stays are welcome, depending upon availability. Officially the minimum stay is 3 weekend-rate nights or 4 week-rate nights but slightly shorter stays are possible, depending upon availability, but they are surcharged significantly. Please enquire.
Changeover day
Flexible. Apartments must be vacated by 10am. Arrivals not before 4pm, please.
Holy Scriptorium (1 Bedroom, Sleeps 2)

The snug 'Scriptorium', once part of an ancient convent within the palace, is perfect for 2. A double bedroom has en-suite shower room, with bidet, wc and stone table-top sink. The kitchen/diner has a stone surface kitchen worktop and is well fitted with electric oven, gas hob, washing machine, dishwasher, microwave, etc. It has new, clean pots and pans, clean cutlery, and all of the other clean objects of need. The main living area, with GB satellite TV, comfortable chairs, etc. opens, via glazed french windows, onto a covered terrace (which can seat 6 at table) with magnificent views. This is a 'Fair Trade Triora' let - there are no under-hand, hidden extras, e.g. there are no fees for cleaning; there are no hidden extras that you cannot get out of, only optional extras that you can choose to pay for if you wish.

Palace Penthouse (1 Bedroom, Sleeps 2)

Above-it-all & above everyone, the Penthouse studio apartment for 2 has a very large bedroom/studio living space, which has been re-developed in a loft-style, atop our medieval palace. The studio hosts both living and sleeping, with Q-size bed, comfortable chairs and GB satellite TV. Two large, arched French windows open to allow the outside in. Seating within these window apertures is safe due to railings. A third window leads to an outdoor suntrap for 2. A shower-room has bidet, wc and a stone table-top sink. The light kitchen/diner has table/chairs, stone work surfaces and all the usual appliances: electric oven, gas hob, washing machine, dishwasher, microwave (all are new in 2008) as are the clean pots & pans, clean cutlery etc. This is a 'Fair Trade Triora' let - there are no under-hand, hidden extras, e.g. there are no fees for cleaning; there are no hidden extras that you cannot get out of, only optional extras that you can chose to have nor not to have.

Cloisters of Misericordia (1 Bedroom, Sleeps 2)

Quite simply the most stunning, antique, vaulted, covered terrace in Triora! It has a beautiful table and chairs for 6 diners. 180 degree views over mountains and valley. South-facing, as are all the apartments in the palace. Large, light living room with comfortable chairs and GB satellite TV. Dining room with antique slate flagstone floor. Marble kitchen with all the usual appliances: oven, hob, washing machine, dishwasher, microwave, etc. All new, clean pots and pans, clean cutlery, and other clean objects of need. A stunning marble and rare stone shower room, with huge, open, walk-in shower, bidet, wc and slate table-top sink is located next to the huge, vaulted bedroom, which has a queen size bed and views to stay in bed all day for! This is a 'Fair Trade Triora' let - there are no under-hand, hidden extras, e.g. there are no fees for cleaning; there are no hidden extras that you cannot get out of, only optional extras that you can chose to have or not.

General Masena's Chambers

You will stay where General Massena, Napoleon's vanguard officer in the wars of the 1790s, lived. His too was this renaissance portion of the palace. You will love the vaulted, beautiful kitchen, with antique flooring; & 3 stately, high-ceiling salons with antique floors & a sunny, south-facing balcony. A dining room and a diner in the kitchen allow flexibility when dining; a large, light living room with comfortable chairs and GB satellite TV. One large bedroom has a queen size bed & amazing views through a palace-size window. The other is a double. A new kitchen includes stone surfaces & oven, hob, washing machine, dishwasher, microwave, etc. All new, clean pots and pans, clean cutlery & other clean objects of need. The stylish shower room has a large shower, bidet, wc and slate table-top sink. This is a 'Fair Trade Triora' let - there are no under-hand, hidden extras; there are no add-on fees for cleaning; there are not hidden extras that you cannot get out of paying for.

Notes on accommodation
Remember - no hidden extras like cleaning or winter fuel. During winter months, proper, high quality central heating is included in the price (so too for the 'Cloisters', the 'Penthouse' & the 'Scriptorium'). Hence, this and all of the apartments will be fully heated in winter but during high season, heating, if required, e.g. for the occasional and rare cooler night or day, is available for a nominal extra fee. For this temporary paraffin heaters are supplied. Heating oil for them is available and can be topped-up if required, at a nominal fee of €10 per canister, per heater. As well as central heating in winter, bathrooms have additional heating that can be used all-year-round, based upon this service, if required. The Cloisters terrace is the most beautiful imaginable but not suitable for young children due to its height. The Scriptorium covered terrace is safer. No pets please. No smoking please.
Accessibility
The palace is located in a very old part of an ancient town. The streets are cobbled and there are at least some steps en route, no matter which way you descend or ascend, towards the palazzo. Sadly the local council have not seen the light so there is no access for wheelchairs, to this part of Triora. Prams and pushchairs will present their owners with difficulties too! People with walking difficulties, eg hip problems, should think twice also. Sorry.
Outside
There is sunny, south-facing outside space with each of the Palace apartments. All are private an free of overlookers. The views from each have varying open and panoramic vistas. The 'Cloisters' loggia has a 180 degree East-South-West view of mountains and valleys, with usually beautiful sunsets in summer and autumn. 'Penthouse' balcony has an East-South axis of view, over about 120 degrees, allowing views of converging valleys to the south-east and the skies over Imperia, and also the Argentina Valley and the sea skies over San Remo. The 'Scriptorium' covered terrace has a southeast-south direct view of the mountains and the sea skies above them. 'Penthouse' loft-style apartment also has 2 huge, glass French windows with awesome views out across the skies, the mountains and also down into the valley. These allow window-seating within/outside the window apertures, affording a bird's-eye, ledge-perching vista of the valley, the luscious peaks and the often superlative sunsets.
Coast/Beach
The nearest beaches, both sandy and stony, are located only 35 minutes drive south, where the choice, east or west, Italian or French, is amazing! There are private (you pay a little something for a chair and a spot) and public beaches (free) available in both directions.
Golf
The excellent, Italian Riviera golf course in San Remo is just 1 our away.
Skiing
Monesi di Triora is our local ski resort though easier skiing is to be found 90 minutes away in Limone.
Special interest holidays
Argentine Tango! Triora is a centre of this re-discovered, provocative dance, with regular classes and dances happening in riviera towns in France and Italy and summertime tango holidays in Triora. Learn tango on holiday here and enjoy dancing (crash course for beginners is available) locally. There are regular Medieval and Renaissance music holidays, hosted by Deborah Roberts, ex-of The Tallis Scholars and erstwhile organizer of the Brighton Festival. Walking, MTB mountain biking, mycology (fungi/mushroom study) and holidays taken for historical and ethnographic reasons are always popular but so too is the study of historical witchcraft and the inquisition. The terrors of the late 16th Century have bestowed upon Triora a modern day gift. Triora is about to open the International Museum of Witchcraft! Triora is great for painting, writing, ornithology, wartime architecture, culinary delights, film star spotting - 3 Oscar nominated celebrities have homes here!
Travel
Nice airport and Genoa airport are budget airline centres, and are only 90 minutes and 110 minutes away, respectively. Booking in advance with Easyjet or Ryanair can provide you with a very low cost ticket! If you prefer, take the train. The TGV from London is a comfortable way to get here, via Nice. A rental car is highly recommended though it is not a necessity. We can send a MINI-CAB to collect you - please enquire. Alternatively, local trains and buses do run but they are hit and miss.
Distances
Nice airport - 90 minutes by car. Genoa airport less than 120 minutes by car. Coast, 35 minutes. Monaco, via motorways, 1 hour. San Remo 50 minutes. Turin and Milan, about 3 hours each. The French border, via the mountain roads 30 minutes; and by non-motorway routes = about 1 hour. Remember we offer a special mini-cab service to clients - please ask.
Further details
Remember, the palace sleeps between 1 and 8 (and we can do more, using other properties locally - please enquire). Use one, two, three or all four apartments. They are priced on a scale, thus, the more apartments you use and/or the longer you stay, the lower the rates you pay. Please enquire for further cost breakdowns. There are very significant reductions available! Rates are available for very short lets, for as few as two days!
Extras: we offer lots of optional extras, from Argentine Tango dance lessons; to mini-cab services; mid-week extra cleaning and linen changes; porter services to help you with your bags, to and from your car; special food and drink treats to your door (you will miss something from home and we probably have it!) and... [more to be listed in April]. This is one of the few "Fair Trade Triora" lets. It offers better value for money than the others. NOTE - there are NO hidden charges, NO end of stay cleaning fees! Also, key/security deposits are only retained for your stay. We do not hold your deposits aftewards; we do not make interest on your money after you have gone.
Booking notes
Pay a £100 sterling deposit via our secure credit card link to the internet payments processor, Paypal, via our website (see below), or to our bank, details via Email. Balances to be paid 6 weeks before holiday starts. Late bookings are welcome but costs need to be paid in full asap. A typical, returnable/refundable deposit must also be made. This will be given back on the day you leave, minus any costs for extras purchased during your stay. Enquire for further details.
Guest comments
Our first guest was an Oscar-nominated film star (The star of a film nominated in the Best Foreign Film category, in 2003). He has been back since and sends his friends and family to stay with us also! We were the first to rent holiday homes in Triora, with "The Mansion of The Medieval noble family Velli", in 2000. We still do it better than the others. We don't divulge guests identities or comments. All guests are welcomed and treated very well and all of their information is treated in the strictest confidence by us, including their kind words, to us. Since the first, in 2000, we have welcomed THREE Oscar-nominee celebrities into our homes.
