Tranquil & regal vacation rentals, not far from the sea, nestled betwixt maritime mountains, in a magical spot, surrounded by picturesque hamlets, and 3 luscious river valleys. Our Medieval palace offers you not just greater space than other lets; it is a higher quality type of holiday home; one of the finest for miles around! It is very quiet, unlike some local alternatives. We are not located in the noisy main streets. In our palace you can enjoy peace & quiet; you will not be disturbed by noisy neighbours. The palazzo has 1000 years of character yet has a high quality contemporary finish due to recent renovations (2009). Choose between three palace homes, each totally different, in size, in price & in style. Sleeps 1 to 2 people per apartment. Day or week rates. All have living rooms, kitchens, secluded terraces, large beds in stylish bedrooms, often en-suite. Heated for cooler times. No huge deposits needed. Small key deposits refunded on departure.

Changeover day
Flexible. IMPORTANT NOTE above - lower tariffs are for 2 guests, higher tariffs are for 4 guests. Apartments must be vacated by 10am unless advised that later is fine. Arrivals not before 4.30pm, unless otherwise advised.
Notes on accommodation
We can sleep 6 in all, between the 3 apartments, i.e. that means up to 3 bedrooms in all (queen-sized doubles); 3 bathrooms, multiple kitchens and many living areas, outside & indoors. The Cloisters terrace is the most beautiful imaginable but not suitable for young children as it is a tower, with scalable edge-walls. The Penthouse has a private, free-from-view, sun terrace. The Sanctuary has an outdoor patio AND a covered terrace, ideal for overly-hot sun or the odd spot of rain. We can rent for a long weekend (3 nights minimum), a week, a fortnight, a month or for an entire season. All bills are inclusive. All linens are provided. No high deposits either.
No pets please. No smoking indoors please (but all apartments have outdoor areas, ideal for smokers).
Accessibility
The palace is located in a very old part of an ancient town. The streets are cobbled and there are at least some steps en route. Sadly the local council have not seen the light so there is no access for wheelchairs. People with severe walking difficulties should think twice also. Sorry.
Outside
The Palace Penthouse has a sun-open terrace with stunning views; & French windows with an awesome vista: skies & mountains, & down into the valleys. It offers a bird's-eye view of the peaks from a position that's higher than the birds themselves! The luscious mountains & the superlative sunsets are best enjoyed from The Palace Cloisters' terrace, the number 1 in this citadel. Its columned & vaulted terrace has an amazing panoramic vista of peaks & valleys; it enjoys the beauty of outdoors in all weathers. The Palace Sanctuary has a private patio-nook, at its front door, & also a large & beautiful old stone loggia-terrace, with views over the mountains to the south. Serenity & tranquility are rare treats these days but you will usually enjoy both here, however, we cannot guarantee that a local will not spring a party nor start a lawn-mower; that a TV or conversation won't be heard; that a cock will not crow nor a donkey bray. Silence is not guaranteed but it's usually very quiet
Coast/Beach
The nearest beaches, both sandy and stony, are located only 35 minutes drive south, where the choice, east or west, Italian or French, is amazing! There are private (you pay a little something for a chair and a spot) and public beaches (free) available in both directions; quiet or busy, with bars and restaurants or without the frills and far away from it all.
Golf
The excellent, Italian Riviera golf course in Castellaro is less than 1 hour away.
Skiing
Monesi di Triora is our local ski resort though easier skiing is to be found in Limone, on the border with Piedmont, about 90 minutes away.
Special interest holidays
Argentine Tango for beginners to intermediates : intensive or relaxed, as much or as little as needed. Also, Medieval & Renaissance music holidays, hosted by a musicology professor & singer. Hiking & walking. High profile leadership development courses (owner is a former HR director and public company Vice-President). This location is not only great for walking, cycling & rambling but for river swimming & bathing in pools; or in cascading torrents, issuing from the surrounding mountains. Seaside beaches of all kinds are available nearby too. Port towns, historical medieval centres & chic cities in all directions! Historical & ethnographic reasons are always popular but so too is the study of historical witchcraft and the inquisition. Triora is about to open it's second museum, The International Museum of Witchcraft! Triora is great for painting, writing, ornithology, wartime architecture, culinary delights.
Travel
Nice airport and Genoa airport are budget airline centres, and are only 90 minutes and 110 minutes away, respectively. Booking in advance with Easyjet or Ryanair can provide you with a very low cost ticket! If you prefer, take the train. The TGV from London is a comfortable way to get here, via Nice. A rental car is highly recommended though it is not a necessity. We can send a MINI-CAB to collect you - please enquire. Alternatively, local trains and buses do run too.
Distances
Nice airport - 90 minutes by car. Genoa airport a little longer. Coast: 35 minutes. Monaco, via motorways, 1 hour. San Remo 50 minutes. Genoa city and medieval centre 120 minutes, by car or train (only 20 euros by train, 1st class!) Turin and Milan, about 3 hours each, car or train. The French border, via the mountain roads 30 minutes; and by non-motorway routes = about 1 hour. Remember we offer a special mini-cab service to clients - please ask.

INTERNET / WIFI available in some apartments. REMEMBER, the palace sleeps between 1 and 8. Use one or all of the apartments. They are priced on a scale, thus, the more apartments you use and/or the longer you stay, the lower the rates you pay. Please enquire for further cost breakdowns. There are very significant reductions available! Rates are available for very short lets, for as few as three days! Extras: we offer lots of optional extras, from Argentine Tango dance lessons; to mini-cab services, e.g. Nice 85 Euros, Genoa 95 Euros;bag porter services to help you with your luggage, to and from your car, for between 5 and 20 Euros a trip, depending upon whether you hire a boy, or a mini-tractor. The palace is the very best you will find in Triora. Some other houses, which are let for holidays, claim to be historic houses, when they are not; others are located on the shade-only side of Triora, with no sun; and others are in very noisy, central village areas, from which we are far enough to ensure quiet. We offer you the most historic and beautful holiday home in sunny Triora. Cancelled holidays result in lost down-payments or advance balance payments but key/security deposits will be returned, either refunded in cash, when you leave; or by transfer, if you prefer. Our 1st guest was an Oscar-nominated film star (the star of "Elling", a film nominated in the Best Foreign Film category, in 2003. He has been back since and sends his friends and family to stay with us also. We have also welcomed an Oscar-nominated film producer (2004 from the Academy Award nominated fi"Evil"). House swap considered. However, it must be at least equal to a medieval palace apartment. Our properties are very fine indeed! So far we have seen none that compare. It is the equivalent of many a 5-star hotel!

A medieval palace, in a Middle Ages citadel, close to the sea, yet a little away from it all; in a twin-village that still enjoys old-fashioned values: there's no crime here and things like politeness and courtesy are experienced everyday. Who could disagree that that's not a good reason for buying a home here? Guests will enjoy the same pleasures, staying here. Likewise, our Belle Epoque palais in Menton, formerly the home of The British Ambassador, with sea views and warm winters: wonderful.
