Notes on accommodation
This stunning villa provides first class accommodation and has been fully furnished to include antique pine furniture throughout, Italian paintaings/pictures and not only welcomes children but we the owners have tried to think of everything a family on holiday would need and more to ensure their precious vacation is everything it could and should be. We have provided a separate baby section of the pool, 2 highchairs, 2 cots, books, outside toys and can even provide fun bed linen for the children if we know in advance. The separate seating area off the lounge has a childrens' bookshelf full of old favourites, a video machine & videos, toys & so much more. Having travelled with children myself I know how important it is that the children are happy. Each bedroom has a fantastically silent fan as does the lounge. It is a strictly no smoking villa but there are plenty of outside spaces i.e. under the veranda. Pets not allowed - this is to ensure the villa is a low-allergy environment.
Accessibility
With the annex being at ground level this villa does provide access for wheelchair users. You can gain access to the lounge of the main house from the gardens thus enabling you to avoid any steps. If you have any queries please get in touch.
Outside
The villa comes with your own 1.5 acres with fruit trees and lawned gardens. You are framed by rolling countryside completely unoverlooked with 360 degree views. The private swimming pool (10x5m) with roman steps, children’s section (3x 1.5m 0.45m deep) and diving board is where you'll spend most of the day - children will love the large expanse of lawn playing cricket, badminton etc. The covered veranda, off the living room, overlooks the pool furnished with a large table for al fresco dining. While away the days on one of the solid teak sun loungers provided with cushions - there are even a couple of child sized loungers or try the unusual double sunlounger definitely the perfect spot for a martini! There is a custom built brick BBQ, outside shower, orchard and herb garden - all provided for your use to make the most of your holiday. The large lawned area is the ideal spot for a game of cricket, bowls or the constant basketball competitions keep everyone happy.
Coast/Beach
All the locals spend their time at the beach/bars/restaurants at Civitanova - only a 25 min drive from the villa. But you must take a visit to the beautiful beaches of nearby Porto Sant'Elpidio with 8km of beaches and fantastic fish restaurants (only 45 mins drive away) or a little further away (approx. 1 hour) take a walk, cycle, rollerblade along the wonderful promenade alongside the 10kms of sandy beach at San Benedetto. It has been awarded the European Blue Flag many times.
Golf
I've been told this is an amazing course - only approx 45 mins drive from your villa. It is an 18 hole 5629m championship golf course Par 71. It features an extensive range of holes ranging from a number of dog leg holes, island greens and annoyingly placed bunkers! Whether you are a beginner, intermediate or a low handicap accomplished player you will find the course immensely enjoyable, challenging and above all rewarding. The golf course is located along the beautiful coast of Conero. The staff speak good English, buggies are available as is private tuition. Other facilities at the club include a bar, full restaurant, pro shop and large outdoor pool. Please remember to bring your handicap certificate & the contact details of the club are listed in the welcome book. Should any members of the party not wish to play you are within a 10min drive of the coastal area of Sirolo. Also within 20min drive of the villa you will find a driving range/practice/putting area with tuition available.
Skiing
Although not vast the ski-ing area is very popular with the locals and holidaymakes & is more than suitable for long-weekend ski-ing. Multiple runs from green to black, multiple lifts from drag to chair makes this ideal for beginners & intermediates. A fully refurbished restaurant & bar on the slopes is the perfect spot for watching if you don't actually ski. There is ample parking adjacent to the slopes. Day lift passes, ski/boot/snow board hire, ski lessons with English speaking instructors are all available at reasonable cost. This beautiful ski range is in the Sibillini mountains (Sassotetto, Bolognola) & is within 40 minute drive of the villa. Web cam facility to check ski-ing conditions.
Travel
Le Marche is served well by several UK airports. The nearest being Ancona only 50 mins drive from the villa. Fly from Stanstead with Ryanair. The villa is also within easy reach of Bologna flying from Dublin and Stansted (approx 2.5 hrs drive), Perugia, Pescara from Stanstead (approx 2 hrs drive), Rome (approx. 3 hrs drive) Rimini from East Midlands (approx. 1.5hrs drive). Driving - Ancona is approx 950 miles from Calais. It is a very straightforward journey with stunning scenery along the way.
Distances
Your holiday home is within a 10 min drive of the historical town of Tolentino where you will find the famous 12th century Basilica of St. Nicola people from all over the world come to visit it. Why not spend a day at the Terme Spa where the locals go to 'take the water' or try one of their treatments (a full list of which you will find at the villa). There are many varied restaurants, shops and bars - being the second largest town in the region you will find everything you need in Tolentino.

The wonderful Italian markets are a hive of activity for the locals where they buy all their fresh produce. Tuesdays is the day for Tolentino where you can buy everything from fish to shoes. There really is so much to see and do here in Le Marche but as has been very obvious from our previous clients' comments don't be surprised if you spend your time lounging by the pool and enjoying the villa as one client who has been coming to the villa has said in the comment book ‘would have liked to have gone out a bit more but with a villa like this why bother’. If you wish to see more of the clients' comments you can find full details on our dedicated website. The local restaurants in Tolentino are superb from intimate dinners serving lobster to pizza & pasta restaurants. They are all child friendly and should you have a special occasion you are celebrating we can of course help you book a table and arrange something a little special. If you fancy going a little further afield Rome is a straightforward drive away approx. 2.5 hrs as is Florence at approx. 3 hours. Definitely take time out to drive to the famous hill-top town of Assisi or in winter our annual outing is ice-skating after a cocktail in the romantic town of Ascoli Piceno.

Guest comments
‘The place has been equipped with thoughtfulness and attention to details and we honestly cannot think of anything that would have made our stay more comfortable - the girls loved swimming in the mornings and chilling in the afternoon in front of their favourite DVDs What made our holiday really special was the care and attention to details - the soft Egyptian cotton towels and fragrant bedding.’‘The villa, the layout and design really capitalises on the panoramic views. We particularly enjoyed having breakfast under the large covered/shady portico, overlooking the pool and hazy mist filled valley; watching as the farmland gradually revealed its landscape of sun flowers, corn and tree lined hilltops. I write this with a heavy heart as this is our last day of the most amazing 2 week holiday. The place captures the very essence of a villa holiday in Italy. Cheers, salute and thank you for a lovely holiday - we'll be back for more of the same next year and for many years to come.
