Notes on accommodation
The accommodation is not suitable for toddlers and young children due to lack of fencing. Older children are welcomed. Pets are not allowed under any circumstances.

Accessibility
The property is on one level so is suitable for the handicapped but assistance would be required to negotiate the access steps.
Outside
The terrace really is the jewel of this property. It directly overlooks a small olive grove and then below that is the fishing village of Porto Sante Stefano. The terrace features a variety of high quality garden furniture. An adjacent area has a built in barbeque with lights and a separate sink. A 2nd lower terrace has a shaded area for reading and an outdoor shower.
Coast/Beach
The town of Porto Sante Stefano is 15 minutes walk or 4 minutes drive. Several local intimate beaches can be found in the village but larger beaches are located on the fringes of the town 6/7 minutes drive away.
Golf
A new 18 hole golf course is under 10 minutes drive from the apartment close to the beautiful town of Porto Ercole.
Travel
Porto Sante Stefano bisects the airports of Rome and Pisa. The drive is approximately 1 hour 45 minutes.
Distances
Sante Stefano is 15 minutes walk. The roads are steep but this should be no problem for the fit and healthy. A car is advised to visit the supermarket.
Further details
There are enough small shops and good restaurants to keep most people interested. It should be noted there are few foreign tourists in this resort - the majority of holiday makers being Italian. Three are several small supermarkets and a number of smaller speciality shops. There is one shop selling only pasta - fabulous! Visit the Moletto for superb seafood on the seafront.

Bingley, UK, Posted: 24/07/2007, Porto Santo Stefano has a wide selection of excellent shops and restaurants and a particularly friendly bar called 'Il Grottino' made us all very welcome. Views from the terrace of this luxury villa are breathtaking - like being on a movie set. This villa is ultra-modern, very comfortable and well appointed. Three bedrooms, each with en-suite were much appreciated by the family, as was the very large terrace - excellent for dining, relaxing, sunbathing and star-gazing at night!
