Il Tramonto (the sunset), a spacious and recently refurbished villa, set in its own private garden and olive grove in peaceful wooded surroundings with magnificent views, is the perfect choice for those who enjoy the countryside. It is situated in the Chianti area on the protected hills of the Montagnola, with distant views of San Gimignano. In the holm oak and chestnut woods of the Montagnola with its abundance of wild flowers, birds and animals, the expression “away from it all” says it all. It is within easy reach of Siena and Florence and many other places of historic interest such as the abbey of San Galgano. Only a few kilometres away there is a superb choice of restaurants, shops and bars. A special feature of this property is the beautiful interior decoration by the artist owner. Although generously accommodating up to 7, the villa is equally suitable for fewer and is frequently booked by two or four people. Discover ancient pathways, hamlets, chapels, castles and villas.

Changeover day
Preferred changeover day is Friday but we try to be flexible. Time of arrival after 4.30 pm. Departure by 10 am.

| Bedrooms: |
All 3 bedrooms are spacious with lovely views. Two bedrooms have large double beds. The third bedroom has twin beds and a single bed. All three rooms have ample wardrobes and chests of drawers, bedside lights and chairs. |

The bathrooms are tiled and have good quality fittings. They all have windows. Bathroom 1 has bath, bidet, wc, and washbasin. Bathroom 2 has shower, wc, and basin. Bathroom 3 (downstairs) has shower, wc, and washbasin. |
| Kitchen: |
Traditional tiled worktops with double sink, cooker with fan oven and four gas rings. Large fridge/freezer, table and 4 chairs. The kitchen is well equipped with cutlery, crockery and glassware, cooking pans and utensils. Door to garden and terrace. |
| Utility Room: |
There is a washing machine adjacent to the kitchen. There is a large cupboard with ironing board, iron, etc. and unobtrusive clothes lines in the garden. |
| Living Rooms: |
The spacious living areas are interlinked. The large welcoming hall, leads down three steps to the dining area and main sitting room, with its open fire, sofas, coffee tables, TV, video player, full bookshelves and beautiful views. |
| Other: |
The whole living area is light and airy. Glass doors open on to the upper terrace, which is a popular eating and relaxing area, and for watching the sun go down with a glass of wine. There is a kitchen terrace which is often used for breakfast and BBQs. |

Towels and linen are included in the rental price. These are replenished once a week. We hope you will be pleased with the way the villa has been cleaned for you on arrival. |

Regrettably, the property is unsuitable for wheelchair users.
Outside
The property has an extensive private garden with olive trees and other trees which provide ideal shade for lazy afternoons (or mornings as well!) 7 garden loungers and a sun umbrella complete the picture. Two terraces are ideally situated for eating, one for breakfast and the other for the rest of the day, especially for the evening to watch the sunset with a glass of wine (or two). BBQ on kitchen terrace.
Coast/Beach
The property is about 75 minutes drive from the coast.
Travel
The nearest airport is Pisa which is about 90 minutes drive. Rome is about 3.5 hours away. Some flights go into Florence. A car is essential.
Distances
The villa is up in the hills near the village of Pievescola about ten minutes drive away. Siena and San Gimignano are 30 mins drive. Florence is about an hour's drive, but we recommend public transport- to avoid parking there! Volterra, San Galgano, Monteriggioni, Hot Springs and the Chianti vineyards are all easily accessible by car.
Further details
The owner, Jackie, lives close to the villa and is very happy to suggest nearby places of interest depending on guests' preferences and deal with queries. She speaks English and Italian. In addition to the bar and 2 restaurants in Pievescola, there is a village shop where basic provisions can be purchased. There is also a good value family run restaurant ten minutes away and many others in the vicinity. There are two good supermarkets and other shops and banks in Colle Val d'Elsa the nearby town, about 15 minutes away. A great way to discover the Montagnola is on horseback, with local stables 20 minutes away. The hot springs (50 mins.) are a must for their healing qualities. There is lovely river swimming just 25 mins away and a day trip to the coast is definitely worthwhile. The owner, Jackie, designs and makes objects from metal and has a show room just five minutes away. She can also arrange visits to studios of other artists and crafts people. The whole area is very beautiful and great for walking and cycling. There is so much to see and explore.
Booking notes
50% of the rent is payable on booking. The balance is payable in cash on arrival or earlier by arrangement. Minimum length of stay one week.
