With 4 bedrooms and 3 bathrooms, this sunny south facing villa has spectacular views of the lake and is a short walk to shops and restaurants. Great swimming and water sports in the lake.

Outside
The house faces southwards towards the lake and is fronted by a fully landscaped garden featuring a lawn and a stand of fruit trees on a lower level. There is a full covered terrace, a patio outside the kitchen and a second large patio outside the second bedroom. All areas feature 180 degree views of Trevignano town and the lake.
Coast/Beach
The house is about a 40 minute drive to the nearest beaches and once on the coast there are many resorts heading north towards the beautiful beaches of Argentario and Porto Ercole about 2 hours drive away.
Travel
Leonardo da Vinci International Airport at Fiumicino is about a 45 minute drive away on a route that avoids the centre of Rome.
Distances
A car rental is recommended, although the house is nestled in the town of Trevignano. Car hire is good for day trips, but a car isn't essential when staying in town. The house is a few minutes walk from the town's central piazza. It is also a short walk to about 20 restaurants and numerous coffee bars. It's close to shops and the sandy beaches on the lake. The centre of Rome is about 1 hour away by car but is also accessible by bus from Trevignano and by train from nearby towns.
Further details
The house is perfectly positioned just north of Rome. The popular tourist areas of Florence, Umbria, and Tuscany are also all within easy reach. The lake at Bracciano is the high point of the area. It is large and deep and clean. There are sailboats, windsurfers and pedal boats, all available to rent on the sandy beaches that ring the lake. 3 towns are on the lake and all have lakeside restaurants and bars. A spectacular road runs around the lake and is perfect for biking and walking. The whole area is dotted with historical sites - Etruscan, Roman and medieval. Buses connect the 3 towns as does a ferryboat - the only motorised boat on the lake.
