Tranquil rural location where foothills of Alpe de la Luna meet Upper Tiber Valley. A 20 min stroll from restaurants, shops and bars, it is also the perfect base for visiting historic hill towns just 10-30 minutes drive, and for Urbino, Gubbio, Florence, Siena, Arezzo, Lake Trasimeno, Perugia and Adriatic Coast. Lovely outdoor heated pool in park, with bar, 10 mins drive in historic Sansepolcro (Piero della Francesca's home). Michelangelo's birthpace and Franciscan monestaries close by.

Price includes rental for one week, linen and towels, gas,electricity, wood for stove heating and final cleaning.
Changeover day
Bookings are staurday to saturday.
To allow for change overs, guests are requested to leave before 10am on day of departure and not to arrive before 5pm on day of arrival.

Heated by woodstoves in living rooms.
Additional heaters available for cooler seasons.
An adventurous and absorbing location for children, with stream, rockpools, hilly terrain, stream and abundant fauna and flora.
A tranquil rural location, sparsely populated
Smaller children will need supervision due to steep drops.
Quiet access road which leads up the hill to a handful of farm properties.
We have a phone line at the property by which we can access dial-up internet service on our laptops.
Accessibility
Both floors have original small level changes of 3 steps each between kitchen and living areas. The molino is set into a hillside. We have stayed with very small children and elderly grandparents, but assistance may be required for those with mobility problems, and small children will require supervision.
Outside
Upper (portico) level: portico with bread oven, table and chairs. Sundeck shaded by trees, parasol and supplied with loungers. Overlooks wooded trail, and path to rockpools.
Stream runs alongside, having rockpools suitable for bathing, and waterfall. Lower (pergola) level has paved pergola with table and chairs outside kitchen. 2 off-road parking spaces, additional parking on road.

Stream, rockpools and waterfall within 1 min walk.
Beautiful, large, heated outdoor swimmming pool in park, with bar, within 10 mins drive at Sansepolcro. Pools for all ages.
Small indoor pool 5 mins drive in San Giustino.
Beaches at Lake Trasimeno 1 hour drive - sailing, watersports.
Beaches at Adriatic coast approx 2 hours drive.
Travel
Bologna (Forli) 1.5 - 2.5 hrs
Florence 1 - 1.5 hrs
Pisa 2.5 -3 hrs.
Pisa has a main line train connection at the airport, with frequent trains to Arezzo (via Florence).
Rome, Ancona, Venice, Rimini all 2 -3.5 hrs
The nearest main line train station is Arezzo, which has connections to most airport cities. There is one car hire concession just opposite the station (Avis). Hertz is elsewhere in city.
Regular buses Arezzo -Sansepolcro, San Giustino, Citta di Castello.

Further details
San Giustino (20 mins walk) contains several lovely friendly bars and restaurants, plus a range of grocery shops, post office, banks, pizzerias and a health club. Weekly market in the piazza. It also has a station - rail connection with Sansepolcro and Perugia.
Historic Sansepolcro is a beautiful walled town with a rich variety of restaurants, delightful shopping, and the evening passagiata. It has several hotels, intriguing individual festivals, plus twice weekly market and a cinema.
Horse riding can be found nearby at Il Violino.
Cycling is a very popular local activity, and there is acycle shop in San Giustino.
Citta di Castello - another historic walled town -is also nearby, having a wonderful variety of restaurants, shops, theatre, markets.
The hills and the valley are all very fertile and the farming traditional - the aromas and flavours are everywhere, and produce is all grown and distributed locally. Truffles, olives, vineyards, fruit trees, local honey, cheeses. There are festivals of chestnuts (Caprese Michelangelo) truffles, wine, flowers, lacemaking, archery, music of all kinds - chamber music (Sansepolcro), jazz (Perugia), chocolate (Perugia)and
flag throwing and medieval crafts (Sansepolcro).
