The house forms part of a small Borgo which has just been restored in its entirety to a very high standard using original materials. With commanding views over the surrounding countryside, Ginestre has its own private gardens (appx 1/4 acre) and the use of a beautifully positioned swimming pool and AstroTurf tennis court set in 11 acres of shared grounds. There is a secluded outside dining area with pergola and stunning views across uninterrupted countryside. The irrigated lawns are stocked with fruit and olive trees. The house is on 1 level and has been lovingly finished using cotto tiled floors, waxed beams, traditional paint techniques and handmade furniture. The 3 bedrooms have traditional cast iron beds, good quality mattresses and white linen. There are 2 bathrooms with showers, glass screens and heated towel rails. The living space has a stone fireplace and kitchen with dishwasher. There is also a washing machine, flat screen satellite TV, DVD and iPod docking station/speakers.

Notes on prices
Prices per week include linen, towels, swimming pool towels, use of tennis court, electricity, central heating and resident Caretaker. Final clean / laundry will be charged at cost, currently £75 per rental period. 30% deposit payable at time of booking with the balance 6 weeks prior to stay (+ returnable breakages deposit cheque of £250). Please ask about off-peak long weekends/mid-week breaks and longer term lets.
Changeover day
Our usual changeover day is Sunday (Ryanair fly to Perugia on Sundays). Please arrive after 4pm and depart before 10am to allow cleaning. Please contact us if an alternative changeover day is required and we will do our best to accommodate your plans.

The rental includes all linen, towels and swimming pool towels, electricity, central heating and Caretaker who is resident at the Borgo. Cleaning and laundry on changeover day is charged at cost (currently £75 per rental period). |
Notes on accommodation
The house totals approx 110sq.m and is all on one level, making it suitable for families, the disabled and elderly. Central heating radiators are provided to all rooms. The property has several sets of glazed, wood framed double doors providing excellent natural light throughout the house. All doors and windows have internal wooden shutters. Whilst children are welcome, please note that the swimming pool is not alarmed or fenced. We are sorry but no pets are allowed.

Accessibility
A pathway leads directly from the car parking area through the front garden to the house. All rooms are on the ground floor with no change in levels, suitable for wheelchair users.
Outside
Garden furniture, consisting of a white painted iron dining table with 6 chairs, 4 sun loungers, 4 sun beds (by the pool) and a Weber barbecue, is provided for guests. The private, well stocked garden extends to approx one quarter of an acre and has a pathway leading to the large, shared swimming pool which, together with the AstroTurf tennis court, has recently been completed to a very high standard. The grounds are tended and maintained by a Caretaker who is on hand for any assistance that may be required. At the heart of the Borgo lies the original, grand villa and cobbled square. There is also a vegetable and herb garden stocked with a variety of seasonal produce for guests to enjoy.

Distances
The house is located 9km south west of Todi, just off the road to Orvieto, another beautiful Umbrian town which is well worth a visit. The historic town of Assisi is only 1 hour's drive and another lovely day out.
Further details
The majestic hill top, walled town of Todi is approximately 15 minutes drive from the Borgo. A study by Richard Levine, Professor at the University of Kentucky, concluded that Todi is one of the best places in the world to live on the basis of its environment, housing and lifestyle. Cars can be parked at the foot of the town from where a funicular lift ascends to the centre in couple of minutes. The views are breathtaking and an extensive range of restaurants, shops, historical and cultural attractions are on hand.
Booking notes
The house has recently been completed and is now available to rent. All equipment and finishes are new and of the highest quality. Most of the furniture has been handmade and painted to order by specialist carpenters in Florence and Citta Di Castello.
