Notes on accommodation
Elegant, detached house, beautifully furnished in Umbrian rustic style that gracefully blends maximum comfort with respect for traditional architectural charm. Stones walls, rustic fireplace, handmade tiles, high ceilings with chestnut beams. Inside and outside staircases. Magnificent lounge (50 sq. m) with plenty of sitting and dining space. Two sets of double doors open on to very large terrace (with BBQ) for al fresco dining and enchanting views to the West. Fully private gardens. Pool and tennis court shared with seven neighbours, each with own private garden, well spaced across the estate. Daily maintenance by caretaker. Deck chairs at pool and adjacent outdoor shower. Enchanting woods for exploration. Children's play area. Stunning views across the hills of Umbria. Picturesque stone-flagged piazzetta at heart of the borgo, flanked by lavender, roses, vines and jasmine. All lawns with automatic sprinkler system. Log fires and central heating for shoulder season.
Accessibility
All modern comforts sufficient for short or long stay. House is split-level, with both external and internal stairs. So there is access from garden level to each floor, enabling wheelchair entry to the house and to the terrace via external doors. No wheelchair access between floors internally. Baby cot and car seat available.
Outside
Set in 40 acres of parkland, centuries-old woods, farm tracks and olive groves. Easy access from Todi. Electronic gates and short avenue. Large shared pool (20m x 10m) and floodlit tennis court (racquets and balls provided), as well as two private gardens front and back of the house. On a large estate shared by small number of neighbours, each with own private space. These include one other detached house, plus six apartments created in beautifully restored old farm buildings. Year-round resident caretaker to manage arrivals and departures. 1km to village bakery, bar and church. 2km to restaurant and supermarket. 15 minute trip to Todi's stunning mediaeval centre and fine range of shops, restaurants, antiques, art galleries, churches and cafes. All of Tuscany and Umbria within easy reach. 45 minutes to regional capital Perugia, and to Orvieto or Terni. Adjacent to Spoleto, Assissi, Montepulciano and Siena. Easy access to the placid waters of Lake Trasimeno and Lake Corbara.
Coast/Beach
Todi is in the heart of Central Italy, so visits to the sea will take over 2 hours. But local lakes provide good access to beaches, fishing and water sports: Lake Corbara (20 mins), Trasimeno (1 hour) and Bolsena (1 hour). Good set of maps and guide books in the house.
Golf
Nearest golf facility is the Lamborghini Golf Centre near Panicale at Lake Trasimeno, one hour journey.
Skiing
Nearest skiing is a 2-3 hour drive, in the Sibillini and Gran Sasso National Parks.
Travel
Best access: Ryanair direct from Stansted to Perugia-San Egidio (45 mins). Easy 90 mins drive from both Rome airports. Regular and budget airlines: BA, Aer Lingus, Ryanair, Easyjet etc,. Florence (2 hours), Pisa (2.5 hours) and Ancona (2 hours) are also options. Car essential. Online rental (Hertz, Avis, AutoEurope). Good road access to Todi by A1 and E 45. Advise guests to take train Rome to Orvieto or Terni (both 45 mns drive from Todi). Todi train station is 9km ( not mainline service).
Distances
Umbria is particularly proud of its food and wines. The fine character of its DOC and DOCG varieties, especially Sagrantino di Montefalco and Torgiano wines, have until recently been well-kept secrets. The wine museum in Torgiano (30 mins drive) provides a good starting point. Nearby Deruta (25 minutes) is a famous pottery centre. Perugia (45 mins) Orvieto (45 mins) are each worth a day's visit, as is Isola Maggiore on Lake Trasimeno (60 mins).

Courses in Italian, cooking and wine-tasting available in Todi and surrounding area. Todi is a founder member of the Slow-Food movement and has many fine restaurants. Our favourite is Hosteria de la Valle, which produces exquisite food at everyday prices.

About the owner
We were first attracted to this area because we wanted to get away from crowded tourist sites and yet enjoy the wonderful blue skies and clear light that is an essential part of the Italian experience. Good food and wine is also important to us; there is a deep respect for both in this region. We love the artistic tradition of Tuscany and Umbria, the Renaissance splendor of its architecture and the enduring appeal of its painters. For us, coming from the damp northwest of Europe, the area around Todi has everything we want. And a short drive in any direction brings us to other superb hilltop towns. The cool, airy stone house is a haven of peace, with the day winding down: a dip in the pool,a glass of wine, a BBQ on the veranda as the sun sets... Bellissimo!
