Notes on accommodation
The farmhouse has been recently restored by local craftmen with great attention to details, maintaining the traditional ambience of a typical Tuscan country house.

The house has exposed beams, is furnished in elegant country style including antique pieces and offers stunning views from each window.

From the large covered loggia (balco) for outside dining in the summer, you can enter the house.

Another entrance is from the kitchen door, in a covered open area where the ancient wodden bread oven is placed.

A stone staircase leads upstairs where there are two large double bedrooms with their own private bathroom.

A corridor, with access to two bathrooms, leads to another double bedroom, to one twin bedroom and to the attic.

Property has its own spring.

Outside
Il Poggio is surrounded by cypress and oak trees wood and set in a large fenced olive grove with beautiful views on the surrounding countryside. A wisteria-pergola offers its shadow for cool and refreshing afternoons.

The private large swimming pool nearby (7x14-meter/21 x 42 feet) is secluded from the house by age old trees. A large eating gazebo is located near the pool.

The well-kept gardens are planted with herbs and scented flowers, lavender, broom, iris and climbing roses
and are provided with comfortable garden furniture and outside cooking facilities (barbecue and oven for pizza).

The area beyond is planted with a variety of ancient fruit trees, olive plants and nut trees.

A kitchen garden offers genuine product and aromatic herbs, ( rosemary, oregano, mint, sage, fenol, thyme, parsley, marjoram, balm-mint), our guests can gather and use them for cooking.

Panoramic views and a large south-east facing sun terrace and outside dining areas.

Coast/Beach
From Il Poggio you can easily reach the nearest Adriatic beaches (Rimini, Riccione)in 1 hour by E45 motorway.

The beaches are well organised with parasols and sun-beds for hire, together with entertainment for children. An abundance of lovely beach-front restaurants serve fabulous fish.

Golf
The nearest golf courses are The Golf & Country Club Caldese ( 9 holes )in Città di Castello ( 15 mins.) or Antognola, ( 18 holes )near Umbertide (about 45 mins. drive).

You can join as day members and use all the facilities for reasonable price.

Travel
The airports of Florence, Bologna, Ancona, Rimini, Forli, Perugia and Rome are all convenient access points for vacations at Il Poggio. Flights from Pisa and Milan are also possible. Car rental can be arranged for convenient pick up and drop off at any of these airports.

The lucky visitors of the Valtiberina will find themselves plunged into incredibly variegated nature, in some instances spectacular and immaculate, here and there dotted with hermitages, ancient farm-houses witnessing its rural life, country parishes,and castles. Sansepolcro, the nearest village, is only 10 minutes away driving on the E45, there you will find supermarkets, general stores, post office, baker shops, butchers, bars, chemist and internet access. It is best known for having given birth to Piero della Francesca, the most important painter of the Renaissance, he depicted the Tiber Valley landscape in his paintings, some of his best known frescoes may be seen in the Civic Museum: the Renaissance, the San Giuliano, the Virgin Mary of Mercy. In the town: the Lace Museum (dedicated to the art of Lace that made Sansepolcro famous in the world), the Herb Museum of Aboca, the Museum of Leaded Glass. Festivals and local events are constant during the year in all the small towns in Umbria and Tuscany. September is the month in which Sansepolcro explodes in its most ancient colours and sounds. This is the town of the Arbalest Palio and the Flag Games. Visitors coming here in the half of the month will find themselves plunged in the Middle Ages, with the many parades and historical processions. The show closing the Renaissance Festival is the Arbalest Palio, place on the second Sunday of September, Sansepolcro versus Gubbio dust arms that were lethal centuries ago, and challenge each other's aim and precision in the main square.
Anghiari, sitting on the hill dominating the valley with a breathtaking landscape, is considered one of the most beautiful medioeval village of Italy. Anghiari lives on ancient arts and traditional crafts and founds its prestigious position on the antiquarian activity and hand weaving. Its renowned 'trade fair of arts and crafts' takes place in May along the narrow alleyways of the ancient center and in the old workshops.

Booking notes
40% of the total amount is required to secure booking, the balance is payable upon arrival. A security deposit of Euro 260 is also required and payable upon arrival. This deposit will be repaid to you, less any costs incurred for breakages or damages.
Cancellation policy:
If you cancel more than 8 weeks before your arrival, and we manage to find another tenant, you will receive a full refund of all monies paid, less any transfer charges.
