Casa Poiana is a two bedroom stone house in the hills above the northern shore of Lake Bolsena. The house is set among the olive and fruit trees on the property which borders onto the woodland behind. Each room in the house has an independent access to the terraces and garden, which form the front of the property and all share the same magnificent view over lake Bolsena and the surrounding countryside. 5 mins by car brings you to the main swimming beaches on the lake but invest another 10 minutes and enjoy the uninhabited side with small, secluded sandy beaches dotted along the Shore. The town of Bolsena is 3km from the house and has all the amenities you will need for your stay. All water sports are readily available as well as horse-trekking, and pony riding. The entire area is full of Roman and Etruscan archaeological sites as well as medieval towns, beautifully preserved. Rome, Florence and Siena are all within 1 1/2 and 2 hours by car. Orvieto is only 25-30 mins by car.

Changeover day
Changeover is on Saturday. For longer bookings, this can be negotiated. Departure by 10:30, arrival not before 16:00.

Bedroom 1 with double bed is comfortably furnished and has a walk-in wardrobe and en-suite bathroom. A door gives onto a small covered terrace at the side of the house. Bedroom 2 has 2 single beds and is across the hall from the main bathroom. |

Bathroom 1 en-suite bathroom to bedroom 1 with shower, wc, bidet and washbasin. Bathroom 2 is the main bathroom with bath, shower head, wc, bidet and washbasin. The washing machine is in bathroom 2. |
| Kitchen: |
The spacious live-in kitchen/dining room is fully equipped, with quality cooking utensils, a 5-ring gas stove, electric fan oven, electric kettle, food processor, toaster and a large walk-in pantry for food storage. |
| Living Rooms: |
The living room is a comfortable glassed area with a large fireplace. This room contains a sofa bed, chairs and a wide-screen TV with Satellite programmes in English. The dining room is open to the kitchen and has an antique pine dining table and a sofa. |
| Other: |
The main terrace is the centre of the house in the summer and enjoys a cooling breeze off the lake for much of the day. It is an alternative outdoor dining and cooking area with the built-in stone grill forming the central feature. |
Cleaning/towels/
linen/maid service: |
Towels and linen are included in the price. Cleaning and linen change every Saturday. Garden work is carried out once a week. For reasons of ecological responsibility, we also provide phosphate-free washing up liquid and washing powder free of charge.

Notes on accommodation
The house is built in stone with hand-made terracotta tiling throughout. The ceilings are also made of terracotta with large chestnut beams. All the rooms have separate exits onto the terraces and the garden surrounding the house and the use of glass is maximised to take full advantage of the truly superb views. The property is on a 1.5 hectare plot, planted with vines, olives and fruit trees. The lawn area in front of the house is fully fenced in, making it ideal for children and is built on a single story so there are no stairs to worry about. The house is also perfect for the winter months as we have installed under-floor heating and thermostats throughout (an extra cost for heating is levied when the system is in operation) and the lake views can be even more impressive in winter.

Accessibility
The house is built on a single level and has very wide access doors into the house. Specific features such as bath and wc handrails have not been incorporated into the house. There are no stairs whatsoever in the house or the garden.
Outside
The house is surrounded by three patios, all of which are covered by roofing or pergolas. The gardens and grounds are ample and include open grass areas, tree-shaded areas, olive grove and the property gives out onto extensive open woodland.
Coast/Beach
Lake Bolsena is surrounded by good swimming beaches. The closest of these are 5 mins by car. There are both wild areas and swimming beaches equipped with deckchairs, restaurants, bars, etc. Should you prefer the sea-side, you are only an hour from the Tuscan coast, close to such places as Porto Santo Stefano, Orbetello and Capalbio.
Travel
Leonardo Da Vinci airport, Rome: 132 km / 82 mi (budget 2 hours). Ciampino airport, Rome: 145km / 90mi (budget 2 hours 15 mins). Florence airport: 205km / 127mi (budget 2 hours 15 mins). Use of car is essential as the house in on a country road, 3km from town.
Distances
Points of archaeological and cultural interest are all around, starting with Bolsena town itself at 3km. Bolsena Lake: 4km. Civita di Bagnoreggio: 15 mins by car. Orvieto: 30 mins by car. Tuscan coastal towns (Capalbio, Porto S. Stefano, Orbetello) 1 - 1 hour 30 mins. Perugia: 1 hour 20 mins by car. Central Rome: 2 hours by car or 30 mins to Orvieto and 1 hour by train. Central Florence: 2 hours 15 mins by car or 30 mins to Orvieto and 1 hour 30 mins by train. Siena: 2 hours by car.
Booking notes
A non-refundable 25% advance payment is required on booking, the balance must be paid no later than 6 weeks in advance of the rental date. In the case of cancellation within 6 weeks of the rental date, a 20% refund will be transferred back to you. Upon arrival a cash or cheque damages deposit of €250 must be handed to the property manager. This sum will be returned on departure should there be no damage. The value of any damage will be assessed by us and the remainder returned by bank transfer.
