Formerly the old village school house, more recently the house was used by farmers. The house has recently been restored with all new facilities. Offering the holiday maker 5 well designed and furnished bedrooms, large lounge and kitchen, 3 bathrooms and lots of space. Beautiful views of the Sibillini mountains which are only 30 mins away by car. The fresh water lake at Fiastra is a must. The Seaside resorts of Porto San Giorgio and Porto San Elpidio are about 40 mins away. Local swimming pool in the next village. Good local restaurants, trattorias and pizza restaurants are a speciality of the region. Good local shopping. Factory shops in the vicinity offering shoes, handbags and clothes at factory prices. Visit the local wineries and olive oil factories. Close to the Roman sites of Urbisaglia and Faleroni, where you will be amazed at the way these remains have survived. There are water parks and adventure parks within an hours drive. Excellent walking/cycling country.

Longer lets during the winter attract a 10% discount for 3 weeks or more.
Changeover day
No special arrangements for arrival times are necessary as we live close by and are always on hand to welcome you to the house. However we do ask that you vacate the property before 12 noon on day of departure.

Notes on accommodation
This is a lovely family house, offering safe family environment for children with lots of space to play. For the adults the views are breathtaking all day long, early in the morning you can watch the sun rise and see it set in the evening over the amazing Sibillini mountains. The rolling countryside around lets your eyes wander always seeing something new. A truly quiet location yet easy access to roads and services. Local bars and restaurants make you welcome and offer the local fare with excellent friendly service.

Accessibility
The house is on three floors, kitchen/dining room, large reception hall and large sitting room on the ground floor.
3 bedrooms and bathroom on 1st floor and 2 bedrooms and bathroom on the 2nd floor.
There is a step up to the utility room on the ground floor.
Outside
Large garden with barbeque area and pizza oven, patio area, outdoor table and chairs and sun loungers. A 10 x 5 metre pool will be in by the middle of May 2008.
Coast/Beach
The local sea side resorts of Porto San Giorgio and Porto San Elpidio are about 45 mins away on good roads. There are good sandy beaches with shallow waters for the children and at nearby Largo Fiastra fresh water swimming and boating is especially enjoyable, 30 mins by car.
Golf
There is a golf course at Abbadia di Fiastra about 5 miles away.
Skiing
Skiing when we get good snow falls, is available at Sanarno. There are a number of ski runs with chair lifts and ski and kit hire available. Travel time is about 45 mins and the roads are kept well free of any snow.
Travel
Ancona is the nearest airport, approximately one hour away, you can fly in from Stansted, Liverpool with Ryanair. Ryanair also fly from Castle Donnington to Rimini which is a little further about 1.5hrs. Pescara is another option again about 1.5hrs.
It is highly recommended that you hire a comfortable car.
Distances
Montappone is your nearest village at 1 mile up the road, easily walkable. Sant Angelo in Pontano is in the opposite direction and by car ride 10 mins away. The largest town in the area is Macerata 30 mins and Fermo 30 mins Sanarno a very popular town is also about 30 mins away.
Ascoli Piceno an ancient city which once was the center of tax collections is well worth a visit about and hours drive.
Further details
The local shopping facilities are very good offering supermarkets, pharmacy, banks. Bars and restaurants are numerous and of high quality and friendly locals make you very welcome.
Urbisaglia and Falerone are good places to visit with well restored Roman ruins, digs are ongoing in both these areas, revealing new sights each year.
Largo Fiastra is very popular, a well maintained man made lake taking and reserving fresh clear water from the Sibillini mountains, offering fresh water swimming and recreation all summer, a lovely spot for picnics.
For the walkers the Sibillini mountains offer excellent mountain tracks.
Ascoli Piceno historically renowned for tax collections is a romantic city with many streets and buildings of marble stone. In August the great fiesta is a major must.
San Beneddeto del Tronto is a beautiful resort with a feel of the Riviera about an hours drive but well worth it.
