Campicci is an ancient stone farmhouse on two floors in rolling hills between the historic Tuscan cities of Arezzo and Anghiari. Utterly tranquil apart from the birds in the surrounding forest. Bedrooms are well separate from each other and there are two living rooms. The dining space with massive glass windows looking onto the forest is also a favourite sitting area. Oak beams, chestnut doors and antique cotto tiles and furniture dominate the tasteful restoration. The views are either of hills or trees of the forest. Reached by a winding gravel road, there is plenty of walking, cycling and just breathing the fresh air. Animals abound including fox, boar, deer and recently a black wolf. The garden is totally private with a porch sheltered from the sun by grapevines. The water supply is from a delicious spring so good that villagers fill up at the source further down the road. An annex, sometimes available when not occupied by caretaker, has own entrance and does not impinge on privacy.

Changeover day
Saturday is preferred changeover day especially during high season. But all requests considered. Departure by 11 am please and arrival after 1400.

Clean sheets and towels are provided according to need at start of holiday on weekly basis. In case of need, extra sheets or towels can be taken from linen cupboard. Jun-Aug caretaker can handle any extraordinary requests. |
Notes on accommodation
The three bedrooms on the first floor are the main attraction, sleeping two to a room with ease. The ground floor level bedroom has restricted views even though it has its own ensuite bathroom, and is more suitable for a nanny and child or for two children in single beds.The main bedroom has a living room almost to itself (on the first floor) and is used as a quiter room for reading or music. The downstairs living room has the tv surround sound stereo. Apart from the long magnificent dining table there are easy chairs in the dining area to contemplate the forest through the huge glass windows. There is a large laundry room where we put the new table tennis table in winter. Heating in winter from a gas "bombola" outside, and gas used during winter is added to bill. There is no air conditioning as the breeze from the surrounding forests is more than adequate. You won't hear any traffic or neighbour noise - not a house to be seen. Just the birds by day and owls at night.
Accessibility
The house has not been adapted for wheel chair users but this can possibly be overcome in some cases. Ground floor area has plenty of living space ignoring stone staircase to second floor, but there are humps here and there that could prove challenging.
Outside
The lower floor leads out onto charming garden with view of hills. Two round tables one marble one wood each for up to 6 people. Also barbecue and other garden furniture including umbrella. In the garage are two or three mountain bikes. You can wander up dirt tracks immediately behind the house through rich forests where deer are raised. Or for the more ambitious, down the gravel track to the main road then off to the many historic towns in the area. Pool is planned and just might make it, but unlikely this year.
Travel
Use of car is essential for Campicci. At least once or twice each winter heavy snow might make last part of road difficult (meaning a twenty minute walk uphill).It is situated twenty minutes from two historic centres of Arezzo and Anghiari. Sansepolcro is half an hour. Rome is a two and a half hour drive taking the A1 highway to Florence, getting off at the Arezzo exit, but turning towards Bibbiena and Anghiari before arriving at Arezzo. Florence is less than an hour away - Pisa around two hours

Campicci is located behind the village of Chiaveretto midway between Arezzo (17 mins) and Anghiari (15 mins). This road presents an unspoilt view of the Tuscan countryside, full of villages and hamlets of historical and cultural interest.Caprese Michelangelo (birthplace of the genius) 35 mins. Sansepolcro (home of Pier della Francesca) 30 mis. Monterchi 40 mins. Sienna 1hr 30.Florence 1hr.Montepulciano 1hr Pisa 2hrs.Citta del Castello (furniture shops) 41 mins. Chiantishire is about 45 mins west
Further details
Excellent restaurants and trattorias within 15 mins drive of the house.
Local shopping is done in Ponte alla Chiassa about 10 mins from the house. Excellent butcher for Florentine steaks for the barbecue, delightfully presented deli and fruit shop/supermarket etc. Arezzo centre is only a 17 min drive for major banking/bars and "passegiando". Its famous antique market is held over the weekend of the first Sunday of each month, but there are many antique stores around the main Piazza. Pier della Francesca's works are spread between Arezzo and Sansepolcro, but one of his most intriguing works (the pregnant Madonna) is beautiully presented in a small museum at Monterchi (40 mins) where you can also see a video of his life and works. The drive along the Casentino valley also takes you a massive National Park (and many other medieval towns) and a bit further West is the Chiantishire region. There are plans for a pool but probably won't make it for this summer. Check with owner in April/May.
