A delightful and traditional stone villa with an infinity pool that sweeps into the surrounding hills. Not another structure in sight in this beautiful tranquil setting. Olives,figs,persimmons and other fruit trees abound.Plenty of bird and animal wildlife. Not far are connections to famous Apennine walks and bike trails. Deer can be seen from the garden. A crunchy gravel drive leads up to the house from the main road between the two historic centres of Arezzo and Anghiari. Its a short drive to Michelangelo's birthplace, also to visit some of the finest paintings of Piero della Francesco, including his fresco "The Resurrection" in nearby Sansepolcro (30 mins) described by Huxley as the finest painting in the world. Arezzo has a famous monthly antique market and if you miss that there are still impressive antique stores around the main square. Anghiari is a beautiful walled city (20 mins). The train station at Arezzo is 25 mins away - great for a hassle free train ride to Florence.

Saturday is preferred changeover day especially during high season. But all requests considered. Departure by 10 am please. Extensions depend on arrival times new guests. Arrival after 1500.

Notes on accommodation
The house has magnificent solid stone walls so is cool in summer. Even if the dining room warms up in the late afternoon where sun streams in, it soon cools down for the evening. This is the favourite gathering space because of its large windows looking onto the forest and its comfortable sitting area near the table. Solid antique wooden banquet table seats 10. Bookshelf stereo. The downstairs living room with 42" TV stereo/DVD and blue ray player has some free sat TV channels including BBC World. Many DVDs to choose. Up the magnificent stone staircase is the second living room with 8 x 4 foot billiard table and fine stereo (Cyrus amp sonus faber speakers). The main bedroom area is almost an apartment alone with its dressing room and lovely bathroom. There is a high chair, and a cot can be fashioned from a tiny bed but toddlers would have to be watched carefully. While the first bedroom is almost within its own apartment with dressing room etc the second bedroom is intensely romantic.
Accessibility
One of the bedrooms on the ground floor is ideal for people with mobility problems.With two simple ramps we have created a large area for wheel chair users which includes the bedroom with its ensuite bathroom, the downstairs living room with tv and stereo, the kitchen (all on one level) then down the ramp two steps to dining area, and down another ramp one step to garden area.
Outside
The lower floor leads out onto charming garden with view of hills. There are two round tables one marble one wood. Also barbecue and other garden furniture including umbrella. There are two good mountain bikes. You can wander up dirt tracks immediately behind the house through rich forests where deer are raised. Deer can be seen from the garden in the evening. All-weather table tennis table is almost new. From the front garden stone steps lead to the annex then down to the infinity pool which is 12 x 6 metres. We don't use chlorine as the pool is very slightly salted. Total privacy - you'll have trouble spotting any other structure, but occasionally a tractor might lumber up a side road to tend to the olive groves up behind the house. Owners will leave behind their favoured games including chess, backgammon, dominoes, cards, scrabble, monopoly, and mah jong. A large number of DVDs and CDs are also left out on trust.If you run out of charcoal there is plenty of wood for the barbecue.
Golf
Beautiful golf course at Poppi - lovely historic town 40 minutes away in the Casentino valley.
Skiing
There is good skiing in the hills around Florence.
Travel
Use of car is essential for Campicci. At least once or twice each winter heavy snow might make last part of road difficult (meaning a twenty minute walk uphill).It is situated twenty minutes from two historic centres of Arezzo and Anghiari. Sansepolcro is half an hour. Rome is a two and a half hour drive taking the A1 highway to Florence, getting off at the Arezzo exit, but turning towards Bibbiena and Anghiari before arriving at Arezzo. Florence is less than an hour away - Pisa around two hours
Distances
Campicci is located behind the village of Chiaveretto midway between Arezzo (17 mins) and Anghiari (15 mins). This road presents an unspoilt view of the Tuscan countryside, full of villages and hamlets of historical and cultural interest.Caprese Michelangelo (birthplace of the genius) 35 mins. Sansepolcro (home of Pier della Francesca) 30 mis. Monterchi 40 mins. Sienna 1hr 30.Florence 1hr.Montepulciano 1hr Pisa 2hrs.Citta del Castello (furniture shops) 41 mins. Chiantishire is about 45 mins west
Further details
Excellent restaurants and trattorias within 15 mins drive of the house.
Local shopping is done in Ponte alla Chiassa about 10 mins from the house. Excellent butcher for Florentine steaks for the barbecue, delightfully presented deli and fruit shop/supermarket etc. Arezzo centre is only a 17 min drive for major banking/bars and "passegiando". Its famous antique market is held over the weekend of the first Sunday of each month, but there are many antique stores around the main Piazza. Pier della Francesca's works are spread between Arezzo and Sansepolcro, but one of his most intriguing works (the pregnant Madonna) is beautiully presented in a small museum at Monterchi (40 mins) where you can also see a video of his life and works. The drive along the Casentino valley also takes you a massive National Park (and many other medieval towns) and a bit further West is the Chiantishire region. There are plans for a pool but probably won't make it for this summer. Check with owner in April/May.

Secure booking of house with deposit of 25% of total. Full amount must be received one month before arrival. Cancellation within reason - negotiate with owner. Damages deposit of £400 payable before entry and returned within five days of departure. Cleaning fee of £120.

About the owner
Anne is a UN development communications manager while John is a former tv journalist ad documentary maker now concentrating mainly on writing. Both are keen travellers and enjoy experiencing other cultures.
They live in Rome and have two children - a daughter studying at SOAS in London and a son at school in Rome.
Why the owner chose a home in this location
We used to have a house much further afield in Le Marche but we finally switched to Tuscany after visiting this magical property two years ago. We have spent lots of time planting new trees and are watching our olive grove mature. The house has done much to make us realise just how much we didn't know about plant as well as animal and bird life. It feels very remote - especially in winter when you only hear owls calling at night, yet it is only 20 minutes from the centre of Arezzo, and even closer to a host of local villages.
