Molin del Resco is an ideal place to relax and enjoy the beauty of the Tuscan countryside. It is secluded, but not isolated as the nearby town is only a 10 minute walk away and Florence can be reached in just over half an hour by car or train. The property is located on the slopes of the Pratomagno mountain, 350 meters above sea-level, so even in the height of summer, you can avoid the stifling heat of the Florentine valley below. Being centrally located in Tuscany it is a good base for discovering the wonderful cultural, artistic places of interest that this Italian region has to offer: Arezzo, Siena, Rapolano thermal baths, S.Gimignano, Lucca to name a few. The property itself is in a very unusual terraced valley with a mountain stream running though it. There is a spacious garden with various shared facilities: swimming pool, BBQ, hammocks on the banks of the stream and each accommodation has its own spacious private patio area with outdoor furniture.

Changeover day
From June to September the minimum rental period is 7 days with arrival and departures on Saturdays only. During the rest of the year 5-day rentals are also possible and arrival and departure can be on different days of the week.

Accommodation
The Stable (2 Bedroom, Sleeps 4)
The Stable is an independent apartment on the ground floor of the main mill building (52 sqm). It has been tastefully renovated to provide modern comforts while retaining its traditional Tuscan character. There are two bedrooms: the master bedroom has a king-size bed, the second bedroom has a double sofa-bed. The open plan kitchen, dining and sitting area includes: fully fitted kitchen with electric oven, 4 gas rings, fridge-freezer, all plates, pots, pans cutlery etc. included, dining table and 4 chairs, 2 seater sofa, TV, DVD and video players, stereo system. The bathroom has a bath with shower attachment, bidet, WC, sink and washing machine. The kitchen and both bedrooms have French window-doors leading onto the main courtyard of the property and the private patio which is exclusively for the use of this accommodation with a nice view of the garden, gazebo, table and chairs and 2 sun loungers.

The Granary (1 Bedroom, Sleeps 2)
The Granary is a lovely little cottage, ideal for a couple which has been renovated to preserve the original architectural features: wooden beams, cotto flooring arched doorways and the characteristic brick-lattice windows (35 sqm). The arched front entrance leads into the dining area with small table and chairs, armchair and fully fitted kitchen. At the back is a shower room with basis, wc and shower cubicle. An open-rung wooden staircase leads up to the bright open-plan double bedroom. The spacious veranda to the side of The Granary has a table, chairs, wood-burning stove and sofa, this leads into the low-walled private patio furnished with deck chairs.

Notes on accommodation
Both holiday homes have their own gas boilers for hot water and central heating. There is no air-conditioning as this is not usually necessary as it cools down to a pleasant temperature in the evenings in our area. In the event of a heatwave we can provide electric fans.

Accessibility
Unfortunately our property is not really suitable for people with mobility problems. There are many slopes and steps around the property. The Stable has a raised bath which could be difficult to get in and out of and although it is a ground floor apartment it is not all on one level; there are small steps from one room to the other. The Granary has an open-rung narrow, wooden staircase to the first floor bedroom.

Outside
The Stable and Granary both have their own private patio areas with garden furniture. Guests are welcome to explore and use the rest of the 3 acre grounds and gardens where the following shared facilities can be found:
- the 8 meter x 4.5 meter swimming pool on a raised terrace with wooden decking for sunbathing - 7 sunbeds are provided.
- swings - barbeque - ping-pong table - badminton - private car park with allocated parking space for each accommodation.

Travel
A car is essential for a holiday at Molin del Resco. Cars can be hired at the airport; it is advisable to book a car before your arrival. The closest airport is Florence airport (45 km), but most of our guests prefer to fly into Pisa airport (under 2 hours by car) because there are many low-cost flights available (RyanAir, EasyJet BasiqAir etc).
We provide a detailed map with easy-to-follow directions to our property after booking.

Distances
Pian di Scò is our nearest town and it is a 10 minute walk away along a footpath by the stream (1km on the road by car).
Florence (36 km) is just over half an hour away by car. There is also a very good train service from a nearby town (10km away) which takes you to Florence in 20 minutes and if you want to go further afield this is an excellent way to get to Venice, Assisi, Rome, Orvieto, Cortona etc.

Further details
Our property is located on the slopes of the Pratomagno mountain range which is a famous national park, ideal for those who like walking and hiking in unspoilt and breathtaking natural scenery. On the surrounding hills there are charming towns and villages which are still unspoilt by mass tourism. Nearby there are also horse-riding stables, tennis courts and a bowling alley.
There are many excellent restaurants and pizzerie that we can recommend in our local area and the nearby town has shops, banks, petrol station post office, chemist etc.

Booking notes
A 30% deposit is required at the moment of booking. This can also be paid in GB pounds sterling. Payment details are provided on the booking confirmation.
The balance of the rent has to be paid on arrival in cash in Euros.
