Christmas and New Year villa is decorated with 6ft Christmas tree and Christmas hamper supplied free of charge.

4. A non refundable 50% deposit is required on booking.
5. 2013 bookings taken before Oct 2012 can be booked with a £200 non refundable deposit.
Changeover day
Saturday to Saturday. Arrival time after 4pm. Departure from the property no later than 9am. Short breaks and 10 day breaks can be accommodated out of peak season or as a late booking.

The property is great for family groups with both children and older people as there are no steps leading to the property entrances. The ground floor, is a self contained apartment accessed from the private parking space via the Villa gardens. We supply a free complimentary wine rack full of Italian wines for all our clients to enjoy during their stay & for special occasion breaks sparkling wine on arrival. For families with young children the garden is safe, being flat and completely enclosed. The pool is gated and above ground so there is no chance of them falling in unnoticed.
Accessibility
There is a private parking area for 2 small cars outside the villa or 1 medium car. For large vehicles or more than 2 cars free parking can be arranged within 150 metres of the Villa.
The last 100 metres of the road is a single track asphalt road & can seem quite tight at first however, if you drive slowly you will be fine with any size vehicle.
Outside
Gazebo, BBQ, Pizza oven and cooking utensils. Garden table & seating for 10. 10 reclining sun loungers. Garden is gated & secure ideal for families with young children. Private swimming pool 5 x 3m open April to October. Children's play area full of outdoor toys.
Coast/Beach
The Versilian Coast is fantastic all year round. Wide sandy beaches & warm shallow waters make it ideal for families. Here you will also find children's play areas every 150 metres along the beach, which are great fun for the younger kids. Wonderful outdoor swimming pools are also available along the beach front. It has miles of bars, shops & restaurants as well as stunning piers & small coves where you will find traditonal fishing villages with trattorias selling fresh fish on their menus.

3. Montecatini Terme - 18 hole par 72, 1 hours drive.

Things to see & do:
1. The famous historic Tuscan cities of Florence, Pisa, & Siena are close by. You can reach them directly via public transport from the Villa or alternatively drive.
2. Worth a visit are the beautiful towns of Barga & Castlenuovo di Garfagnana. Set amongst stunning
scenery, enjoy walking, cycling or visiting the many castles & monastries as well as their great weekly markets.
3. Wine tasting & olive oil tasting is available all year round in Tuscany. In our area we recommend the Strada Del Vino (Road of Wine) which runs from Montecarlo to Lucca. Here you will find lots of vineyards along the road to visit, as well as large historic Tuscan villas offering guided tours of the estates in many languages.
4. Carnival time! - Make your Spring break one to remember by bring your dressing up outfits & join in the party atmosphere at the 3rd largest carnival in the world. There is good public transport direct to the carnival & back during the Carnivale season.
6. Music and Opera - Our location is the birthplace of Puccini. Visit the house where he was born, see where he wrote the last arias of the Turandot right here in Bagni di Lucca. Experience one of the many operas, music festivals in and around Bagni di Lucca as well as perhaps taking an evenings opera on the lake of "Torre del Lago"
5. Nearby Lucca is a stunning walled mediaeval city. With it's music festivals in the Piazzas all summer long & cobbled streets, full of everything from Italian designer shops to restaurants. It oozes real Tuscan charm!. You can be there in only 20 mins by car or, simply catch a bus from Bagni to the historic centre. We recommend renting bikes available for all the family to cycle the famous walls around the city from where you will see great panoramic views of the surrounding area.
6. Children's fun parks - Get 'Wet n Wild' at the "Aqua Village Water Park" or have great family fun at the amusement park "Cavallino Matto"

About the owner
We are Antonio & Joanna Nobile who live here in Bagni di Lucca on our organic farm with our son Massimiliano. We have family all over Italy & have been visiting Antonios brothers & family in Tuscany for over 15 years now, so we have a good knowledge of most of Italy & in particular Tuscany. We first bought a holiday home in Bagni di Lucca over 6 years ago & relocated here over 5 years ago. We live in the stunning village of Guzzano one of the closest villages to the centre of Bagni di Lucca. For clients choosing to stay with us in either of our properties, with an extensive knowledge of the area & being fluent in both English & Italian we are able to offer our clients peace of mind that if they need us for help & advise we are never far away!

Why the owner chose a home in this location
We love this area simply because it is stunning and still relatively untouched by lots of tourism, here you will feel like you are really in Italy! The locals are so friendly & keen to help you get around. However for us it was Bagni di Lucca's location that appealed to us most, 1 hour from Pisa airport, 1 hour to the beach & 30 mins to skiing in the winter just perfect! We love to ski & go to the seaside yet hate long airport transfer times. We also don't like to be in remote places preferring to be in villages where even without a car you can get about and see things with ease. So both our properties were bought with this in mind for ourselves & our future clients.
