Upstairs is the luxury master bedroom with a superkingsize bed, a huge wardrobe and stunning views. Across the landing there is the second bedroom with 2 single beds and bunk beds. |

Upstairs, in between the bedrooms, at the top of the marble stairs, there is a white modern bathroom with enclosed shower. |
| Kitchen: |
The accommodation has a fully equipped kitchen with dishwasher, washing machine and microwave. |

Washing machine and tumble dryer are in a separate room in the rear garden in front of the kitchen. |

An open plan living room with log burning stove, Satellite television, DVD player and French doors that lead to the garden and terrace where you can enjoy eating. |

In the gardens there are two tables for dining al fresco and having breakfast under the sun. You can find a paddling pool for kids and an umbrella. |

There is a large privately enclosed rear garden that faces the town of Volterra where you can have breakfast in the morning under the sun.

Accessibility
Unfortunately the villa is developed over two floors, all the rooms are large and comfortable but wheelchair users won't be able to use the toilet.
Outside
There are two private gardens, with barbecue, outdoor furniture, and private puddle pool.
Coast/Beach
Short drive to the coast.
A lot of beaches are easy to reach, the nearest are Cecina and Vada, ideal for family with kids, with bars and shallow water.
Golf
There is a golf course about 20 minutes by car from the house
Castelfalfi resort.
Special interest holidays
Painting courses are offered.
We can arrange guided visits in town.
Cooking and wine test are possible for small group of people.
Travel
Ideally situated for visits to other hilltop towns and important Italian cities.
Distances
Volterra is within a walking distance from the house.
From Volterra you could easly visit the entire region, Florence is 1 hour, Siena and Pisa about 50 minutes

There are numbers of fashion outlet within 1 hour drive
the biggest one is the Mcarthur Glen designer outlet in Barberino, 10 minutes North of Florence.
