Ranzola, is a small semi-detached cottage. Available for a Winter Let, 2 weeks minimum letting. Ranzola is outside Pietro Monte on a white road with views over the Calzalaro Valley and Petrelle within a Hamlet of ruins. The other part of the house is owned by Italians who live in France. Ranzola has 2 double rooms, 1 single room on the ground floor with a shower room. The 2 double rooms are on the first floor next to the sitting room and other shower room. There is a small attic room with twin beds at the top of the house. The pool will be closed. The Kitchen is on the Ground Floor and you can walk from here onto the Patio Terrace. There are stunning views from the terrace. There is about a quarter of an acre of land and garden and there is a small barn which is used for storage. You can park next to the house which would be on the road but there is a large car parking area next to the barn. The next farm house is just down the road.

Changeover day is usually Sunday. But there can be greater flexibility due to how long you may be staying.

Notes on accommodation
Ranzola is in a very rural location which gives it stunning views. However, is it on a white road which is about 2 miles from the main road and on the side of the valley. San Pietro Monte and San Leo Bastia are not far away which have a shop cafe and Post Office but they are not in walking distance. There are also Hunters around through from September to May they mainly hunt at the weekend and in the holidays. Ranzola is in a truly beautiful spot and an idyllic retreat where you get the true feel Italy! It is ideal for someone who is looking for a long term rent.

It is not accessible for wheelchair users.
Outside
There is a large open garden with outside terrace/patio. The property is open and not fenced off. There is a pool which is closed in the winter, but it is fenced in. There is a separate barn and large car parking area.
Coast/Beach
Umbria is inland the nearest beaches would be at Ancona about 2 hours away.
Travel
Perugia is just over an hour away. Which is now serviced by Ryanair on Friday, Sunday and Wednesdays.
Arezzo Station is about an hour where trains from Rome, Florence and Milan come into.
Rome is about 2.5 hours with Bologna Forli about 1.5 hours and Bologna about just over 2 hours.
Distances
San Pietro Monte and San Leo Basia are about 10 minute drive. Calzalaro is about 15 minutes, Trestina about 20 minutes. Citta di Castello and Umbertide about 35 minutes.
Further details
There are banks in Verna, Trestina, Citta di Castello and Umbertide. There is a Spar Supermarket in Trestina with other small shops and a bar type cafe and Post Office. San Leo Bastia has a small shop and post office and small bar. There is a Co-Op in Umbertide with other small shops and cafe and train station for trains that go to Perugia. Citta Castello is probably the nearest largest town which has Banks, Bars, Restaurants, Shops, Large supermarket at Cross and Cinema.
Booking notes
A 20% Deposit is required when making a booking with the balance being paid 4 weeks before arrival together with a breakages deposit of £175. Any booking over the period of 2 weeks gets a 10% discount. The breakages deposit is returned subject to no breakages 4 weeks after your stay. Electricity and Gas and Fire wood will need to be paid for. Gas and Oil is extremely expensive in Italy, so you may need to be careful on how much fuel you use, but there is a wood burning stove in the kitchen.
