The Terzo di Danciano is a beautiful 18th century villa nestled amongst the Tuscan hills. The charm of centuries gone by had been left intact through a ‘conservationist’ restoration process. A perfect haven for rest and relaxation, this unique and historic Tuscan villa includes a private pool, olive-grove, spacious garden, renaissance courtyard, romantic gazebo and a ‘summer kitchen’ shaded by Mediterranean trees. The artistic treasures of Cortona, Perugia, Urbino are all close to hand. Florence, Siena and Rome are a daytrip away. The villa is divided into 3 beautiful apartments each one with its own very particular architectural features and all with stunning views over the Pierle Valley. The outdoor space is perfect for children to play safely. Fully functional bread/pizza oven and barbecue which can be used communally, allowing larger groups to enjoy time together for alfresco dining and yet still maintaining the privacy of their individual apartments.

Blue Apartment (Sleeps 2/3. 1 Bedroom)

50sqm light and charming apartment it’s split between the first and the second floor through an internal staircase. Accessing a double bedroom with bathroom and a gallery. Downstairs you’ll find a cooking area, a sitting/dining room with a double futon. A wood burning stove can also be used. The windows look out into the garden and the inspiring views of the Castel's Valley. Central heating during the winter months. Bed linen is provided.

Green Apartment (Sleeps 2/4. 1 Bedroom)

50sqm apartment on the 2nd floor. It is the oldest apartment of the house. The recently restored ceilings are decorated in middle 19th century style. The warm wall colours green, orange, gold and light blue are really a dream. This small apartment is ideal as a honeymoon suite, or for a couple with a young child. The apartment consists of a double bedroom with en-suite bathroom. Kitchen/diner with a sofa bed. Bed linen is provided. Central heating.

White Apartment (Sleeps 2/4. 1 Bedroom)

80sqm apartment is located on the 3rd floor. Open and light. Truly a nest.... with breathtaking views! The kitchen/ lounge has built-in work surfaces and old wood cupboard doors. A wood burning stove can also be used. There is a spacious and romantic bathroom with an old fashioned cast iron bathtub. A corridor leads into an expansive double bedroom. Bed linen is provided. Central heating during the winter months.

Notes on accommodation
Prices included: taxes, water consumption, gas, electricity, end-of-stay cleaning service, weekly change of linen and towels, use of washing-machine, iron, pool, common kitchen in the garden and stone oven.
All the apartments have independent entrances. Broadband included in the Green Apartment and in the White Apartment. They all have their own private heating, fridge, freezer and fully equipped kitchens. There is a large additional room for breakfasts and communal lunches and dinners. Catering can be provided on request. Thanks to the villa's thick stone walls, the interiors remain naturally fresh even during the hottest summer days. There is a laundry for guest use with washing machine, iron and ironing board.
Accessibility
There is a bathroom for the disabled on the ground floor but access to the apartments requires mounting some steps.
Outside
The garden occupies 2000sqm and comprises olive and fruit trees, maple trees, a large laurel hedge and a magnificent maritime pine. There is also a beautiful summer house with a stone patio ideal for BBQs and outdoor breakfasts with a wood burning pizza oven. The pool measures 10x4m and is unheated. There is a private parking area for guests. The grounds are well illuminated for safety and to add to the night-time beauty of the garden. On request we can organize for a local chef to come round and prepare authentic Tuscan cuisine for everyone. You can also buy organic chicken, vegetables and eggs from a local farmer.
Coast/Beach
The Tyrrhenian coast is 3 hours drive away. The Adriatic coast is 2 hours drive away.
Special interest holidays
Terzo di Danciano offers extremely spacious and atmospheric rooms to be used for painting courses, yoga, cookery courses, food and wine tasting and other cultural events. The villa can also be let to groups that need a large space to rehearse such as theatre and dance companies. Artists, musicians, dancers, art academies, all of them have at their disposal a true ‘theatrical stage’ suitable for working and creating without constraints. Thanks to the ample space and beauty of the halls this is the ideal location for weddings, ceremonies, parties.
Travel
The nearest airport for guests from the UK is Perugia (45 mins), served by Ryanair from London Stansted. Other suitable airports are Rome Fiumicino, Rome Ciampino, Florence, Pisa, Ancona and Forli, which are 2-3 hours away. Guests can also arrive by train to Terontola station (near Cortona) and pick up a rental car there, only 20 mins from the villa. The use of a car is recommended.
Distances
30 min from Cortona, 1 hour from Arezzo, 2 hours from Florence, 3 hours from Rome, 45 min from Perugia. 30 min from Città di Castello, 45 min from Gubbio, 1 hour from Pienza, Montepulciano and important SPA as San Casciano, Chianciano, Rapolano. 30 min from Lake Trasimento.
Further details
The nearest small town, Mercatale, is 5 minutes away by car and has 2 supermarkets, butchers, an excellent baker, chemist, banks, post office, bars, petrol station. Larger supermarkets are to be found in Umbertide and Camucia, about 25 minutes drive respectively.
Lake Trasimeno with its beaches and restaurants is about 25 minutes away. This large and beautiful lake has 2 islands which can be visited by ferry and offers ample opportunity for water sports.
During the summer there is a wide variety of entertainment in the area including classical and jazz music festivals, and open-air theatre and markets.
In the surrounding area there are many good restaurants and tratorias two of which serve organic food (one of these serves a weekend buffet style “brunch” which is much appreciated by international guests.)
The Owner's family lives in one of the apartments and can assist guests with any of their needs or give advice on what to see and where to eat. Soon after the guests’ arrival a lunch or dinner can be arranged on request. Hospitality flowers and wine are offered to guests on arrival.
Booking notes
A deposit of 50% with the booking form secures your booking and the balance should be paid 6 weeks before the holiday. We would like to have bookings made to us by email or by fax confirmation. We will provide banking details upon agreement between us as to your visit. 200 euros breakage deposit on arrival, given back on departure. Gas and electricity are included in the rental costs. The deposit is non-refundable on cancellation. Broadband is included.
