The property comprises the ground floor of a Villa in its own gardens, near the medieval city of Porto Maurizio, less than 1 hour from Nice and Monaco. The Villa has it's own private entrance and parking. The gardens are on 2 levels and have spectacular sea views, sitting on a hilltop a few hundred metres, as the crow flies, from the sea. The Villa is on the edge of a small village, 600 metres from the centre, where there is a local bar/restaurant and a village shop. At the base of the hill, 2km by road, is the old town of Porto Maurizio where you will find sandy beaches, a range of restaurants selling locally caught fish and other delicacies plus a range of bars.

Notes on prices
Prices shown are for the property per week in UK Pounds, there are no extras to pay; includes turnover clean, fresh towels and linen plus all electricity and gas.
A non refundable deposit of £200 per week is needed. The balance is payable 60 days prior to arrival. A refundable security deposit is also needed.
Changeover day
Bookings are from Tuesday to Tuesday, this means you can get flights for under £50 return at any time of year.

Notes on accommodation
The property in set in its own gardens on 2 levels and has its own access. The top half of the villa is completely separate and has access from another road on the other side of the hill so you are completely private. The upstairs is owned by an aged German lady who only stays there only 2 or 3 weeks in the early summer. The house is directly above the Autostrada (motorway). The road is a long way beneath you, although you can see it from some parts of the garden. A few previous guests have suggested I mention it, although it is not intrusive. I can provide a photograph if you want, just email me.

Accessibility
There are 2 sets of stone steps up to the house, 12 and 14 steps, they are not steep but could be a problem for anyone who is elderly or infirm.
Outside
Own small pool which is above ground to maximise views of the sea, 2.5m x 4.5m. There is garden and patio area around 2 sides of the house with panoramic views of the sea and the mountains behind the house, with table and 6 chairs, pizza oven, barbecue, 4 sun loungers and a bench. Second terrace with pool and large sun area, shade from the Oleander trees if you want it with more seating and more wonderful views of the Med. Pick as many lemons as you want from the garden. Just for information - there are some cats in the area; some guests do like to feed them, this is not a problem but please note that if you do so they will be regular visitors.
Coast/Beach
This coast has a mixture of wonderful sandy beaches and secluded coves. The sea is only 500 metres as the crow flies, 5 minutes in the car, you can walk down if you feel fit enough, in about 15 minutes, the walk back may take 30!
Golf
About 30 minutes away.
Skiing
Skiing at Limone about 90 minutes drive, good range of runs.
Special interest holidays
Monaco Grand Prix. The villa is only 70 minutes on the train from Monaco (18 euros) and is a perfect place to stay if you want to combine a week in the sun and still go to the race, your wife/husband can even stay at the villa while the petrol heads enjoy themselves!
Travel
Easy to reach from either; Nice airport (most airlines fly there) 60 minutes drive or; Genoa (Cheap flights from Stantead) 80 minutes drive.
Distances
The village of Poggi is only a 5 minute walk away, one of the real pleasures is walking down to buy your fresh bread every morning. The beautiful medieval city of Porto Maurizio is a 10 minute drive away.
Further details
There are 2 shops in the village and a local restaurant, booking recommended. There are 10+ restaurants along the seafront, which is 5 minutes by car. All serve a range of Italian dishes, including locally caught fish dishes and other specialities. Liguria is where Pesto was invented!
Banks and supermarkets are 10 minutes by car.
